Know All Men By These Presents: That I, BERNARDITA L. CANILLAS (Donor), of legal age, Filipino, widow and a resident of Brgy. Gatid, Santa Cruz, Laguna, for and in contemplation of my love, care and affection to my daughter, MARIBEL CANILLAS PANGGAT (Donee), likewise of legal age, Filipino, single and a resident of Brgy. Gatid, Santa Cruz, Laguna, hereby BEQUEATH, TRANSFER, CONVEY and ASSIGN in a manner that is absolutely GRATUITOUS and FREE to my said daughter and donee, Maribel Canillas Panggat, the ownership and control of that certain real property covered by Transfer Certificate of Title (TCT) No. T-184615, hereunder more specifically described as follows TCT No. T-184615 A parcel of land (Lot 2 Block 5 of the subdivision plan Psd-043426-056214, being a portion of Lot 1929, Cad-278, Santa Cruz Cadastre, L.R.C. Rec. No. ), situated in the Brgy. Of Gatid, Mun. of Sta. Cruz, Province of Laguna. Bounded on the SE., along line 1-2 by Road 1 (10.00 m. wide); on the SW., along line 2-3 by Lot 1, Blk.5 of the subd. Plan; on the NW., along line 3-4 by Lot 1938, Cad-278, Sta. Cruz Cad., on the NE., along line 4-1 by Lot 3/, Blk. 5 of the subd. plan. Beginning at a point marked 1 on plan, being N. 32 deg. 51W., 675.95 m. from BBM No. 54, Cad-278, Sta. Cruz Cad., thence S. 55 deg. 58W., 10.00 m. to point 2; N. 34 deg. 00W., 12.54 m. to point 3; N. 58 deg. 21E., 10.00 m. to point 4; S. 34 deg. 04E., 12.09 m. to point of beginning; containing an area of ONE HUNDRED TWENTY TWO SQUARE METERS AND FORTY SQUARE DECIMETERS (122.40). All points referred to are indicated on the plan and are marked on the ground by P.S. cyl. conc. mons. 15 x 60 cm., bearings true; date of original survey, May 1936-May 1937 and that of the subd. survey, April 1-4, 1992 and was approved on July 22, 1992, registered in the name of BERNARDITA L. CANILLAS, married to Alfredo Panggat (deceased). I warrant that the above-described real property is free from any lien or encumbrance; and that I am the absolute and exclusive registered owner thereof at the time of execution of this Deed of Donation. I further undertake to defend the donee, Maribel Canillas Panggat, against any and all claims from third parties whatsoever.
