6. Notices

TheTenantagreestoforwardanynotices,providedtohimbytheLandlord,totheSubtenant.TheSubtenantagreesto
forwardanynotices,providedtohimbytheLandlord,totheTenant.

7. Tenant'sRemedies

A. IftheSubtenantdefaultsinthepaymentofrent,orviolatesanyleaseterm,theTenantorLandlordmaygivethe
Subtenant15daysnoticethataviolationhasoccurred.IftheSubtenantdoesnotcorrecttheviolationormake
paymentofrentinthisamountoftime,theTenantorLandlordmaythengivetheSubtenantfivedayswrittennoticeof
theterminationoftheagreement.Attheendofthatperiod,iftheSubtenanthasnotvacatedthepremises,the
TenantortheLandlordmaybeginevictionproceduresinMunicipalCourt.

B. TheSubtenantisresponsibleforthebehaviorofhisfriends,invitedguestsoranyotherpeopleonthepremiseswithhis
permission.

C. EachSubtenantwhosignsthisleasemaybeheldindividuallyresponsibleforanyandallSubtenantliabilities,orall
Subtenantsmaybeheldcollectivelyresponsible,attheoptionoftheTenant.

D. Intheapplicationofremedies,theTenanthasanobligationtomitigatedamages.

11. ConfiscationofProperty

Neitherpartywilleverhavetherighttosecurecompensationforanyliabilityownedbytheotherthroughconfiscationof
propertybelongingtotheother.Suchdisputesaretobesettledthroughnegotiation,arbitration,orthecourts.

12. PropertyofTenant

Thefollowingfurniture,appliances,orotheritemsbelongingtotheTenantarepermittedforusebytheSubtenant.
Subtenantisexpectedtoreturntheseattheendofthesubleaseterminessentiallythesameconditionastheywereinthe
beginning,takingintoaccountnormalwearandtear.IftheSubtenantorhisguestsareresponsiblefordamagestoanyof
these,oriftheyarenotreturned,theTenanthastherighttotakecompensationforsuchdamages,andtotakeanyfurther
legalactionsnecessary.

AccordingtotheAct:

Withtheconsentofthelandlord,atenantmaysubletarentaltoanotherperson,thusgivingtheotherpersontherightto
occupytherentalunitforatermendingonaspecifieddatebeforetheendofthetenantstermorperiodandgivingthe
tenanttherighttoresumeoccupancyonthatdate.
Alandlordshallnotarbitrarilyorunreasonablywithholdconsenttothesubletofarentalunittoapotentialsubtenant.
Alandlordmaychargeatenantonlyforthelandlordsreasonableoutofpocketexpensesincurredingivingconsenttoa
subletting.
Ifatenanthassubletarentalunittoanotherperson,(a)thetenantremainsentitledtothebenefits,andisliabletothe
landlordforthebreaches,ofthetenantsobligationsunderthetenancyagreementorthisActduringthesubtenancy;and
(b)thesubtenantisentitledtothebenefits,andisliabletothetenantforthebreaches,ofthesubtenantsobligations
underthesublettingagreementorthisActduringthesubtenancy.
