This document is a deed of absolute sale between Danilo M. Sampaga as the vendor and Alex Bayhon as the vendee. The vendor agrees to sell to the vendee a parcel of land located in Forbes Park, Manila for 1 million pesos. The vendor warrants good title and ownership over the property. All expenses related to the transfer of title shall be shouldered by the vendee, while the capital gains tax will be paid by the vendor. Both parties signed the agreement to finalize the sale.

DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Absolute Deed of Sale is executed this 14th day of February 2016 by and
between:
DANILO M. SAMPAGA, of legal age,
married and a resident of NURSERY 1-B,
MASBATE CITY, hereinafter referred to as
the VENDOR;
- and
ALEX BAYHON of legal age, married and a
resident of QUEZON CITY, hereinafter
referred to as the VENDEE.
-WITNESSETHWhereas, the VENDOR is the registered owner of a parcel of land located at
Forbes Park, Manila City, containing an area of (state area of land), covered by
Transfer Certificate of Title No. (State number of land title) of the Registry of
Deeds of (state province where title is registered), and more particularly
described as follows:

Whereas, the VENDOR has offered to sell the subject property to the VENDEE
and the latter has agreed to purchase the same subject to the terms and
conditions herein.
NOW THEREFORE, the parties agree as follows:
1. The VENDOR sells, cedes, transfers and conveys to the VENDEE, his
heirs, successors and assigns, by way of absolute deed of sale, the
subject land and all improvements thereon for a consideration of Pesos:
ONE MILLION PESOS, (Php 1,000,000.000), receipt of which is hereby
acknowledged by the parties.
2. The VENDOR warrants good and valid title and ownership and rights and
interests are enforceable and may be conveyed or transferred; and that
this Deed of Sale can be registered with the Register of Deeds of
Masbate City. In the event of breach herein, this Deed of Sale shall
automatically be deemed as rescinded and of no force and effect.
3. All expenses for notarization, transfer tax and Documentary Stamp Tax
and other expenses incident to the transfer and issuance of a new title in
the name of the VENDEE shall be for the exclusive account of the
VENDEE. The capital gains tax shall be shouldered by the VENDOR.
4. This Agreement constitutes the entire understanding between the parties
and may only be modified, altered or amended only with the prior written

consent of the party of or parties against whom, such modification,


alteration, or amendment shall take effect.
IN WITNESS WHEREOF, the parties have executed this Agreement on the date
and place above specified.
