DESIGN PROBLEM:
THE INVESTOR WANTS TO DEVELOP A 2,000 SQM OF LAND IN METRO LIPA BATANGAS TO HOUSE A MIXED
USE DEVELOPMENT OF COMMERCIAL, OFFICE AND RESIDENTIAL SPACES. TO MAXIMIZE PROFIT IT WILL
ALSO HAVE RECREATIONAL ACTIVITIES FOR TENANTS ENJOYMENT OF LIVING IN A VERTICALUR

Protect crowds environment, assuring the needs of non-motorized travelers are well circulated.
Parkings with a secure and safe interaction between the vehicles and pedestrians.
Ensure an appropriate design of retail and commercial space to promote uses that serve the community living in
mixed-use development.
Ensure a high quality mixed-use development of residential, office, entertainment, and commercial uses.

SPATIAL IDENTIFICATION
I. OFFICES:
PRIVATE OFFICE An enclosed work space for one person, suitable for activities which are confidential, demand a lot
of concentration or include many small meetings
SEMI- PRIVATE OFFICE A semi-private space is basically a space thats not fully closed by a door. Depending on
the layout of the office, the space can be very private or more open to the rest of the coworkers.
Administrative Offices: May be private or semi-private acoustically and/or visually.
Conference Rooms: A room serving an office complex and used primarily for staff meetings and
departmental activities.
Lobby: Central location for building directory, schedules, and general information. It is an open or semi-open support
space where visitors can be received and can wait for their appointment
Atria or Common Space: Informal, multi-purpose recreation and social gathering space
KITCHENETTE: A kitchenette is a small cooking area, which usually has a fridge and a microwave, but may have
other appliances. In some motel and hotel rooms, small apartments, college dormitories, or office buildings, a
kitchenette usually consists of a small refrigerator, a microwave oven or hotplate, and, less frequently, a sink.
A toilet, in this sense, is a small room used for privately accessing the sanitation fixture (toilet)
for urination and defecation. Toilet rooms usually include a sink (basin) with soap for handwashing, as this is
important for personal hygiene.
Work lounge: A lounge-like work space for two to six people; suitable for short-term activities which demand
collaboration and/or allow impromptu interaction
Storage room: An open or enclosed support space for the storage of commonly used office supplies
Pantry: A pantry is a closet or cabinet in a kitchen used for storing food, dishes, linens, and provisions. The closet
may have shelves for putting food on.
Locker room: An open or semi-open support space where employees can store their personal belongings
MECHANICAL ROOM A boiler room is a room or space in a building dedicated to the mechanical equipment.
FIRE EXIT is a special exit for emergencies such as a fire: the combined use of regular and special exits allows for
faster evacuation, while it also provides an alternative if the route to the regular exit is blocked by fire, etc.

A retail kiosk (also referred to as a mall kiosk or retail merchandising unit (RMU)) is a store operated out of a
merchant-supplied kiosk of varying size and shape, which is typically enclosed with the operator located in the center
and customers approaching the vendor across a counter.
RESTROOM : is a room or small building containing one or more toilets (and possibly also urinals) which is available
for use by the general public, or by customers or employees of certain businesses. Restrooms are
commonly separated into male and female facilities, although some can be unisex, particularly the smaller or single-
occupancy types.
III. RESIDENTIAL
A STUDIO TYPE UNIT, also known as a studio flat , a self-contained apartment, efficiency apartment or bachelor
apartment, is a small apartment which combines living room, bedroom, and kitchenette into a single room.
TWO BEDROOM SUITE must have two separate bedrooms it also have a separate living room, a dining area,
kitchen, and at least one bathroom. Though the kitchen may be a separate room, in many two-bedroom suite, the
kitchen is within the living room area, often delineated by a counter-top island.
THREE BEDROOM SUITE features a Masters bedroom with a king-sized bed and its own toilet and bath. The
second room is furnished with a second queen-sized bed and the third, two single beds. It also have a separate living
room, a dining area, kitchen, and at least one bathroom.

relaxing and socializing. Such a room is sometimes called a front room when it is near the main entrance at the front
