DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

LUZ S. DAWATES, of legal age, married to ROMEO DAWATES, Filipino,


and with residence and postal address at Barangay Ligaya, Sablayan, Province
of Occidental Mindoro, hereinafter referred to as the SELLER

-AND-

ROSALINDA R. FELICIANO, of legal age, married, Filipino and with


residence and postal address at Barangay Ligaya, Sablayan, Province of
Occidental Mindoro, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a PORTION of a


parcel of land with improvements located at Barangay Ligaya, Municipality of
Sablayan, Province of Occidental Mindoro and covered by Transfer Certificate
of Title No. CLOA T-6554 containing a total area of Four Hundred Seventy
One (471) SQUARE METERS, more or less, and more particularly described as
follows:

A PARCEL OF LAND ( Lot 5, prt. being a portion of Lot 5, Psd-045109-


068287 (AR), under the TCT. NO. CLOA-T-6554, situated in the Barangay of
Ligaya, Sablayan, Occidental Mindoro, Island of Mindoro, Bounded on the NW
along line 1-2 by Lot 5, prt., on the NE along line 2-3 by Lot 5, prt., on the SE
along line 3-4 by Lot 4 (existing road) Psd-045109-068287 (AR) and on the SW
by Lot 5 prt.

Beginning at a point marked as “1”on plan being S.39 deg. 42’E., 1,
442.13m. from BLLM No. 1, Gss-348, Ligaya Group Settlement Survey to
corner 1, thence N.56 deg. 42’E ., 15.65 m. to point 2; thence S. 30 deg. 43’E.,
29.66m. to point 3; thence S.41deg. 37’W., 31.53 m. to point 4; thence N.85
deg. 51’W,. 1.22 m. to point 5; thence N.33 deg. 18’W ,. 68.26 to point of
beginning; containing an are of FOUR HUNDRED SEVENTY ONE
(471)SQUARE METERS. All points referred to are indicated on plan and are
marked on the by P.S. cyl. Conc. Mons. 15x40 cm,; bearing is true; date of
original survey, March 6-Sept. 21, 1959 and that of the subdivision survey,
July 14, 19-21, 1993 and approved on March 8, 1994.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed
to sell in consideration of the BUYER’s relinquishment by way of
RELINQUISHMENT OF RIGHTS all her claims, interests and participation
over Lot. No. F045109-566:F-045109-566-D.

NOW THEREFORE, for and in consideration of the BUYER’s


relinquishment by way of RELINQUISHMENT OF RIGHTS all her claims,
interests and participation over Lot. No. F045109-566:F-045109-566-D,
the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute
Sale unto the said BUYER, her heirs and assigns, the certain parcel of land
together with all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the date of
this sale.
