Background:
Mr. Roy Roxas was appointed as the Project Manager of the Metropolitan Housing Project

Company (MHPC) in March 1987.On March 30, 1988, Mr Roy Roxas was preparing a three

year plan for the period (1989-1991) for presentation to the Board. The company was founded in

1982 to develop real estate properties for sale to the public. The first project undertaken by the

company is the development of a real estate property located in Laguna called Lagunaville. The

place is near the University of the Philippines campus in College, Laguna.

Main problem:

How will Mr. Roy Roxas utilize and develop some ways, strategies and plans for the residential

project in Lagunaville’s lots in his advantage in order to achieve the objectives of his three-year

housing project in Laguna?

Objectives:

1. To settle all the liabilities relative to the project.

2. To increase the cash balance to ₱2.38 M.

3. To complete site development.

4. To sell all residential lots.


Alternative courses of action:

1. Quicker development for Lagunaville

Advantages:

 Advertisement and promotion for Lagunaville stays longer

 Many people will be eager to buy at Lagunaville

 Fastens the increase of occupancy

 Project funds would be easily returned

Disadvantage:

 Additional cost for additional workers for faster development

 Workers are mandated to work overtime that causes complaints

 Obligations add up simultaneously

2. Large scale advertisement and promotion of Lagunaville

Advantages:

 Lagunaville will be known by many people

 Increases sales

 Higher standard of living

 Fights competition

Disadvantages:

 Poor promotion and advertising will leave the project undiscoverable and

unrecognizable

 Additional costs

 Undermines social values


 Confuses possible clients

3. Amelioration of Lagunaville

Advantages:

 Clean surroundings and aesthetically-pleasing structures encourage people to be

around this kind of environment

 People may find it more attractive than other residential developments

Disadvantages:

 Additional Expenses

 There is a possibility that the planned site development cost in the three-year plan

will not be sufficient

4. Faster development in the completion of the highway roads

Advantages:

 Travelling to Lagunaville will be more convenient

 Mr. Roxas can increase the price of the Lagunaville’s residential lots

 No additional expenses because it’s the government’s project

Disadvantages:

 Requests to the government by private firms are usually not entertained

immediately
Recommendation

I recommend that Mr. Roy Roxas request the government for faster completion of the highway

road so that people would find it fast, comfortable and convenient to travel going to Lagunaville.

If all his residential lots can be sold, he can now settle all his liabilities and increase the cash

balance to 2.348M. It can also be an advantage to him because there are no additional expenses.

The government is obliged to set a budget in that because the public highway road is a

government property.

Conclusion

Overall, therefore, Mr. Roy Roxas needs to meet his client’s expectations and deliver high

quality houses that will generate his sales from residential lots by first and foremost completing

the highway road leading to Lagunaville.
