RENOVATION
Latin re- for "again" and novare which means, "make new.”

 Renovation is the process of renewing a building or structure by fixing what's already


present and in some cases adding new components.
 Renovations can be subtle, improving on the existing building ambience. Or, they can
be drastic or intense, much like a remodel. Renovation often refers to "restoring" or
"repairing" an existing structure.

WHAT IS RENOVATION OF BUILDINGS?

 Renovation of a building means to resurrect that structure from a state of disrepair.


This is to say that dilapidated buildings or poorly maintained houses are sometimes
considered to be in a state of disrepair. Renovation means "restore to a good state
of repair "
 Renovation projects can help customize a structure to better fit people’s individual
culture while helping to improve its resale value, too, according to the National
Association of the Remodeling Industry (NARI)

WHAT IS THE ROLE OF THE ARCHITECT?

 IN RENOVATION - The architect has the opportunity to specify or re-specify materials


to give the desired new look to the building.
 A schedule of dilapidation which he prepares becomes an important tool in giving
direction to the renovation. His role is very similar to that of maintaining the building
but on a larger scale and could sometimes come with some remodeling.

RENOVATION PROCESS AND PRELIMINARY INVESTIGATION

 In general, a renovation process has more or less the same phases as the process of
new construction (pre-design/preliminary investigation or programming, design,
construction, commissioning, and occupancy or use). However, in renovation more
emphasis should be laid on the preliminary investigation phase in terms of time and
resources to achieve good results

PRELIMINARY INVESTIGATION

 Thorough preliminary investigation is a broad term that includes the collection of


various types of information, an inventory of the status of the building, and the
establishment of a documentation of the building prior to an alteration.
 Preliminary investigation should include surveys of the building and its environment
(the local context, general impressions, technical status, maintenance status),
documentation of user requirements, documentation of property data, contracts that
concern the building, history (building year, previous renovations/alterations, users,
previous color schemes), and drawings and pictures (construction drawings, historical
drawings, sketches, photographs). Also, a preliminary investigation should be
objective and not include subjective evaluations.

NATIONAL MUSEUM OF NATURAL HISTORY

It is located along the Agrifina Circle in Rizal Park, Manila


Renovation of the neoclassical building, originally built by Architect Antonio Toledo as the
Agriculture and Commerce building in 1939, commenced in 2013.

It was the design pitch of architectural firm Dominic Galicia Architects and interior
designer Periquet Galicia that won the bid after they proposed the overarching concept of
the Tree of Life metaphor. The dome and supporting structure was dubbed as the "Tree of
Life" and will cover the courtyard of the six-storey building. Galicia's design involved the
maintenance of the building's facade except for the addition of a glass domed supported by a
double helix structure which was inspired from DNA. The project estimated to cost around ₱1
billion.

The National Museum of Natural History was officially inaugurated on September 30, 2017.
The museum opened on May 18, 2018.

ARMY AND NAVY CLUB

It was designed by architect and urban planner William Parsons.

The Army and Navy Club was established to serve as a social hall for the American Army in
the Philippines to relax, play sports, and sometimes stay for the night.

By the ‘90s and late 2000s, the building was declared a National Historic Landmark with hopes
of a renovation.
2014, Palafox Associates headed the renovation.

After 3 years of renovating, the Army and Navy Club reopened as The Rizal Park Hotel

FOREIGN STRUCTURES

VALPEY BUILDING
located at 1247 Woodward Avenue, USA

The Valpey Building just completed a $10 million renovation, turning the building into what is
now known as The Lofts of Merchants Row, reported Daily Detroit. This Downtown building
features retail space and 42 pre-leased residential units. These units range from 630 square
feet to 1,000 square feet and from studios to one-bedrooms and two-bedrooms.

The building first opened in 1896 and was designed by Donaldson and Meier. Valpey Building,
named for the shoe store that built it around 1896.
CARNEGIE HALL
located at Midtown Manhattan in New York City

It is designed by architect William Burnet Tuthill and built by philanthropist Andrew Carnegie.

Carnegie Hall has 3,671 seats, divided among its three auditoriums.

The building was extensively renovated in 1986 and 2003, by James Polshek they are involved
since 1978 in four phases of the Hall's renovation and expansion including the creation of a
Master Plan in 1980

The renovation was not without controversy. Following completion of work on the main
auditorium in 1986, there were complaints that the famous acoustics of the hall had been
diminished
