ELECTRICAL SYSTEM
Scope is only to design warm shell facility, same has been considered. The
following information outlines the salient features of the electrical works.

 Main Grid Power Supply is envisaged at 11KV/33kV.

 11KV/33kV HT Power Distribution by Ring main loops.

 The transformer and DG sizing is made considering the office and utility
loads.
 33kV/433V outdoor Distribution Transformer, outdoor, oil type, with ON-
Load Tap Changer (OLTC) with range of +5 to -15% @ 2.5% steps & RTCC
Panel.

 Stand-by DG Sets are of Indoor with Room acoustic enclosures, 415V, LT, DG
Sets.

 Change over from EB to DG & Vice versa through Electrical & Mechanical
wired interlock.

 Downstream Distributions to Main LT Switchboards / Sub-Distribution Boards


at 415V, 3Phase, 4 Wire System.

 During normal conditions all Transformers shall be charged feeding loads


independently.

 Internal Power distribution for floors through Raising Mains at 415V, 4 Wire
System. Further distribution to individual units is not considered in scope of
work which will be part of the tenant’s.

 Lighting design with Energy efficient management system.

 Power factor correction is considered only for base building equipments.

 Building Management System (BMS) to monitor only base building


equipment.

1. DESIGN STANDARDS AND ASSUMPTIONS

2.1 Design Assumptions

 Light Pollution Density for all the areas including office are considered as
per latest ECBC norms.

33KV /433V 2000KVA OILT TYPE DISTRIBUTION TRANSFORMERS

Equipment Configuration:

1. TRANSFORMERS oil type distribution Transformers are considered.


Transformers of the proper ratings and design shall be selected to safety
the minimum efficiency at 50% and full rating as mentioned in the below
table. In addition the Transformer shall be selected such that it minimizes
the total cost of its initial cost in addition to the present value of the cost
its total lost energy while serving its estimated loads during its respective
life span.

Load Estimate:

 5VA/ Sqft which includes Lighting, Raw power, Ups and AHU Loads.
 Required one HT Source supply for entire Project.
2.0 DIESEL GENERATOR SYSTEM

2.1 LT DG SETS

Diesel generators shall be provided comprising 100% standby power. PLC


control system will be provided for automatic start, auto-load sharing,
synchronizing & Load dependent start & stop operations are performed
during EB mains failure condition.

 Generator operation would be functioned through PLC / SCADA.

LT POWER DISTRIBUTION:

 Main LT panel shall be located in Utility building (Ground floor). This shall
be in a cubicle, compartmentalized, air insulated, indoor type with draw
out type ACBs & fixed type MCCBs. The bus bars rated above 100A shall be
of electrolytic grade aluminium. The lower ratings shall be with copper
cables.
 Bus bars shall be designed for a current density of 0.8Amps/sq.mm for
Aluminium bus bars and current density of 1.2Amps/sq.mm for Copper bus

bars.
 A continuous earth bus of Aluminium bus shall be provided.
 The entire system shall be fuse less.
 Metering shall be with electronic digital type which is capable of displaying
all electrical parameters and shall have communication capability.
 Over current, short circuit and earth fault protections shall be provided for
all incoming circuits in the main panel & sub panels.
 The main switch board shall have requisite number of feeders including one
spare feeder of each rating.
 Separate outgoing feeders shall be provided to cover ACCP, Chillers, fire
pump, external lighting, rising mains, utility loads and spares.
 All Panels inside the building shall have top entry & outdoor panels shall
have bottom entry.
 Main panels, Sub panels shall be form 3B construction and both side
extendable type.

A. VOLTAGE DROPS
The maximum voltage drops in various sections of the electrical system
shall be within the limits stated in the table below.

RAISING MAINS:

• Designed for 5 VA / Sq ft of Tenant Sale area.


• Dedicated one shaft provided
• Two Raising mains are considered

 Adequate numbers of XLPE Al.Cables are run from Main LT Switchboard to


Raising Main End feed unit panels located in Ground floor & 11 th Floor
electrical room – Each 2 Nos. (Tenant Area).

 Tenants will tap the power from these Floor Panel to their individual
Electrical room.

 Further Distribution from Tap off for Lighting, Power, AHU’s & UPS is not
part of the Developer scope (It’s Tenant scope).

 Distribution from Main LT Switchboard up to chillers, primary & secondary


pumps kept at the Ground floor level will be through XLPE Al. cables up to
the Indoor panel kept near the chillers plant.

 2 Nos. Common area panel are proposed for catering to common area
lighting of all floors, Basement lighting, Terrace lighting and small power
loads.

 1nos. Panel is proposed for catering to MLCP.

 1 No. 40kVA Inverter is considered for Emergency lighting. And 2 Nos.


Emergency lighting panel is proposed for catering to emergency lighting
loads for all Phases.

 Space Provision for the end user’s Dedicated Equipment earthing as per
Industrial standard with sleeves & tray provision to reach electrical shaft.

Metering Concept

 LT meters will be provided at the following feeders.


 Main LT Panel Incomers for Grid Power and DG Power.
 Dual (DG and Grid Power) Meters for Chiller feeders in Main LT panel.
 Dual (DG and Grid Power) Meters for Utility and common area load

feeders in Main LT panel.


 Dual (DG and Grid Power) Meters for Raw Power Rising Main feeders in
Main LT panel.
 Dual (DG and Grid Power) Meters at rising main floor tap offs for
Tenants.

 The following loads shall be metered by separate energy meters.


 Exterior lighting power consumption.
 UPS Power consumption.
 HVAC Pumps power consumption.
 AHUs / FCUs power consumption.
 Ventilation fans power consumption.

 All utilities like Boilers, compressor, Lifts, Pumps, WTP, STP, Etc (all
different utility systems available in the Project) shall be metered
separately.
 All meters shall be with Port Provision (RS 485) for data logging.

SAFETY FEATURES

 For all lighting and small power panels 30mA sensitivity earth leakage circuit
breakers will be installed for protection against electrocution.
 Live parts of all equipments in panels and Distribution boards shall be
shrouded.
 HT cable to transformer shall be properly protected using MS pipe or
suitable size cable tray duly clamped.
 Cables shall be protected with sand cushioning and moulded bricks.
 Cable trays shall be galvanized – weld less and ready to install.-
prefabricated.
 Copper strips laid for neutral shall be laid in heat shrinkable PVC sleeves.

 Route markers shall be provided for HT cables.


 RCCBs – wherever provided shall be suitable for isolation, with distinguished
trip and off indications.
 RCCBs shall be of Si type with 30 mA
 MCBs used for Lighting and small power shall be Curve C – 10 kA.
 MCBs used for UPS distribution shall be of Curve D – 10 Ka

ELECTRICAL ROOM

3.0 EARTHING (GROUNDING)

 IS – 3043 – code of Practice Earthing.

 Earthing system with separate neutral & ground wires running all along the
installation shall be adopted.

 Hot dip galvanized iron will be used for safety earthing.

 Adequate number of earth electrodes meeting statutory requirements


will be provided.

 The system will be designed to limit the earth impedance as per


standards, so as to ensure positive operation of the current operated
safety devices.

 Special soil treatment shall be adopted if the resistivity exceeds 100ohm.


Meters.

 Chemical earthing shall be considered for rocky areas.

 Grounding and earthing for the individual equipments / systems in the


floor plate shall be by occupant.

 Space Provision for the end user’s Dedicated Equipment earthing as per
Industrial standard with sleeves & tray provision to reach electrical
shaft.

 Internal office earthing for UPS / computer / any other special equipments
is not envisaged.

4.0 LIGHTING

Interior lighting Control

 Within these buildings, Office areas enclosed by walls, Partitions, etc like
training rooms, employee lunch, break rooms, meeting & conference rooms,
and storage spaces shall be provided with Occupancy sensors that turn off
lights within 30 minutes of Occupant leaving the space. However Interior
Lighting intended for 24 hrs operations, required for safety, security of
building occupants are not required to have these controls.

 For continuous improvement of Projects energy performance, it is suggested


to have separate Lighting DB and Power DB along with separate meters from
the main board itself.

 Illumination levels for all the below mentioned areas shall be as per NEC.

 Street and area lighting for buildings will be supplied and installed to
provide visual guidance and security lighting. LED with appropriate
luminaries will be installed on poles.

 Pathway & Landscape lighting for buildings will be supplied and installed to
provide Architectural features with LED lamps with appropriate luminaries
will be installed.

 Lighting for common areas and toilets will be with surface / recess mounted
LED down lighters / Decorative light fixtures.

 Basements and car park areas inside the building would be lit using LED
luminaries and high efficiency lamps. The light fixtures at strategic
locations would be provided with emergency power through inverter/UPS
shall be 45min back-up with auto synchronization with DG. This can
reduce the battery capacity requirement and also the associated power
losses.

 The facility is proposed with Emergency source of lighting using UPS


systems / Inverter for feeding common area lighting i.e, elevator lobbies,
alternate landings in staircase, basement car park, service area, corridors,
common toilets etc., loads. Battery backup envisaged is for 45 min. 8-10% of
common area lighting shall be provided from Emergency UPS. All staircase
mid landing lights shall be backed up with emergency UPS. Uninterrupted
power to PLC’s, BMS, and security system shall be fed with this emergency
UPS. The wiring carried out for emergency lighting is terminated to a
separate MCB distribution board.

Lighting has been designed for the whole building with circular LEDs.

Lighting Lux levels at certain areas are mentioned in DBR as per NBC 2016
code.

For Projects energy savings, interior lighting shall be designed with 50% LPD
reduction (As we reduce the lighting load in the building, HVAC load also
gets reduced significantly).

Exterior lighting Control

Exterior Lighting designed for dusk to down operation shall be controlled by


an astronomical switch or Photo sensor or daylight sensor. Lighting not
designated for dusk-to-dawn operation shall be controlled by either.

1. A Combination of Daylight sensor / Photo sensor and time switch or


2. An Astronomical switch.

However exterior lighting for covered vehicle entrances or exits from


buildings or parking structures where required for safety, security, or
eye adaptation are not required to have these controls.

a. Light Pollution Reduction

The total upward light ratio of the exterior lighting shall be limited to 5%.
Lighting levels shall be limited to 0.2 horizontal & vertical foot candles at
site boundary and 0.01 foot candles at 15ft beyond the site boundary.

b. Lighting Power densities

Exterior lighting power densities for the project shall not exceed the base
line values as show in the table.

Exit Signs

Exit signs shall not exceed 5W per face. Exit signs with built in back up
power supplies (Batteries) with service life of 10 years shall be installed.

 External lighting shall be done as per the design given by the landscape
architects. The power distribution shall be done through armoured cables &
an outdoor feeder pillar / external lighting DB shall be provided with 24Hrs
timer for automatic switching on/off the lights during night & day time and
with provision for Manual on/off, through an Auto/Manual selector switch
and Push Buttons.

 Lighting scheme will be designed to suit landscape layout as prepared by


Landscape Architects. Building lighting will be done using LED light fixtures.
Cabling for all the light fixtures will be executed using multi-core PVC
armoured cable.

As per National Building Code (NBC) of India, required illumination


level for various areas are as mentioned below:

5.0 LIGHTNING PROTECTION SYSTEM

 Lightning Protection System shall be in accordance with IS IEC 62305-3, IEC 62561
Part 1-7, IEC 61643-12, IEC 61643-22.

 The zone of protection of a lightning conductor defines the space within which
Air Terminal provides protection against a direct lightning strike with probability
of protection as per LPL.

 The Building premises will be protected against lightning through

columns shall be used as down conductor and galvanized GI strips
interconnecting grounding electrodes and the air terminal rods. This design
will ensure effective grounding of lightning discharges.

6.0 UPS SYSTEM

 Office Space Floors: No space allocation is made for housing UPS system to
feed desktop & Server loads. This shall be part of end user scope to suit
their requirements. Further Main panel is made extendable to add on UPS
feeders by the end user.

 1 No. 10kVA UPS is proposed for catering BMS and Telecom Room
Equipments in Basement 1.

1. COMMUNICATION SYSTEM

 Design Consideration for Data and Voice communications facilities includes


(lead-in pipes, cable trays, trunking, conduits, etc.) for the ISP Entry to
facility.

 Hume pipe / HDPE Pipe is proposed for service provider routing in site plan.

 ISP shall be provided with 2 routes to enter the Telecom Rooms in premises.

 2 Nos. Of Telecom Rooms of size 220Sqft is proposed for ISP cable


termination in Basement – 1 level.

 No pre-wiring and telephone outlets shall be provided in any area.

 For data communication through ISPs, it is proposed to provide shafts only


for cabling.

 Dedicated Communication Shafts of Min 1200 x 700 mm are considered for


each Tower of the project.

 Cable Tray routing provided from the Telecom Room to the IT Shafts at
Basement 1 level.

 Dedicated ELV Shaft of 1000 x 600mm is provided for all ELV Services, Cable
tray Routing provided from BMS Room to ELV Shaft at Ground Level.

2. CLOSED CIRCUIT TELEVISION SYSTEM

Objective: To monitor the personal & Vehicle movement at all sensitive


areas & to keep the record of the events referral and evaluation.

 System will be with IP-Based CCTV Video Cameras & IP-Based Video
Management Software.

 The IP based Closed Circuit Television System (IP CCTV system) shall be
provided with on-line display of video images on monitor. Cameras with
suitable lenses will be provided to view specific areas.

 Colour digital Dome, Box/ Bullet Cameras, PTZ Cameras with Network Video
Recording (NVR) capability have been considered for installation.

 The CCTV coverage that shall be provided is as below for the following
areas:

 Entry and exit points to the Campus Facility


 Main Entrance Lobby at Ground and Office Floors
 Lift and Stair Lobby at Office Floors.
 Critical common Areas
 Entry / Exits of parking Areas.

 Building Periphery, Cameras mounted to building facing the periphery

 CCTV monitoring shall be done from the centralised BMS room.

 All the cameras shall be built on ONVIF supporting platform.

 Power and signal transmission wiring shall be protected from tampering


(Cameras shall also have the option of POE).

 A Storage device with required Data storage capacities to store data for 30
days before overwriting.

 All IP based Cameras shall have a minimum of 2 Mp resolution. All Cameras


shall be with Low Light type to provide better images even during night
times & Low light.

 Latest compression formats shall be supported for bandwidth optimisation.

 Central Alarm management module shall continuously monitor for operation


status and event triggered alarms from cameras, VMS server.

 System shall be capable for audit trail report by incident.
