DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH SIMULTANEOUS SALE

KNOW ALL MEN BY THESE PRESENTS:

This Extrajudicial Settlement made and entered into by and among :

, a Filipino, of legal age, widow and presently residing at __ Isabela;

, a Filipino, of legal age, married and a resident of __ Isabela;

, a Filipino, of legal age,

, a Filipino, of legal age, married and a resident of __;

WITNESSETH:

That the above-named parties, all of legal age, are the legitimate surviving heirs of the late ____; (a
copy of his Death Certificate is hereto attached as Annex A)

That the said deceased, at the time of his death, left a parcel of land and more particularly
described as follows:

“Transfer Certificate of Title No. T-”

That to the best knowledge and information of the parties hereto, said deceased is without any
outstanding debts in favor of any person or entity;

That no personal properties are involved in this extrajudicial settlement;

That the above-described real property being conjugal partnership property, the one-half (1/2)
portion of which shall pertain to the surviving spouse;

That pursuant to section 1, Rule 74 of the Rules of Court the parties hereto and with full civil
capacity to contract, hereby by these presents, agree to divide and adjudicate, as they hereby divide and
adjudicate, among themselves the estate of ___, consisting of his one-half (1/2) share in the real
property above-described, in the following manner;

To– one-fourth (1/4) as her share from the estate of her deceased husband.

To - one-fourth (1/4) as her share from the estate of her deceased father.

To - one-fourth (1/4) as his share from the estate of his deceased father.

To - one-fourth (1/4) as her share from the estate of her deceased father.

WITNESSETH FURTHER:

That we, all of the above-named parties, for and in consideration of the sum of ONE HUNDRED
FIFTY THOUSAND (P150,000.00) PESOS, Philippine currency, hereby acknowledged receipt with
full satisfaction from the VENDEE-________, also a Filipino, of legal age, married and a resident of
City of Ilagan, Isabela, now therefore, we do hereby freely and voluntarily SELL, CEDE, TRANSFER and
CONVEY ABSOULUTELY AND UNCONDITIONALLY the above mentioned property unto the said
vendee, her heirs, assigns and successors in interest, free from any liens and encumbrances and hereby
further defend and protect their rights over the claims of any other third party/ies whatsoever the subject
property described hereof.

That this SALE is not executed to defraud any person or entity whatsoever;

That they hereby affirm that they have executed the foregoing instrument out of their own
voluntary free will without force, intimidation or violence upon their person, that they have hereby
received their just and proper share and have no claim or demand against each other;
