EXTRA-JUDICIAL PARTITION OF REAL ESTATE

This AGREEMENT OF PARTITION, made and entered into by and between:

CAT RIONA, of legal age, single, residing at Damosa, Davao City, and MAY GAN, of legal
age, single, residing at Buhangin, Davao City,

WITNESSETH:

WHEREAS, the above named parties are the registered sole and exclusive co-owners of a certain
parcel of land situated in Calinan, Davao City, and more particularly described as follows:

A PARCEL OF LAND (Lot 20 Blk 54 of consolidation subdivision plan (LRC) Pcs-


13265, being a portion of the consolidation of Lots 4751-A and 4751-B (LRC) Psd-50533, Lot 3,
Psd-100703, Lot 1, Psd150980, LRC Rec. Nos. Nos. N-27024, 51768, 89632, N-11782, N-13466,
and 21071 situated in the Ilang, Davao City. Bounded on NE., point 4 to 1 by Road Lot 22,
on...to the point of beginning; containing an area of (280) square meters more or less..."

Their title thereto being evidence by Transfer Certificate of Title No. 5426734 of the Registry of
Deeds of Davao City;

WHEREAS, it is to the convenience and advantage of the said parties that the existing
community of ownership between them be terminated, and their respective shares and
participation determined by mutual agreement and adjudication;

WHEREAS, for purposes of this partition agreement, the parties hereto have caused the above-
described property to be subdivided in lots Nos. 1234 and 3456, per clothing and blue print plan
Psd. 78900 and technical descriptions, duly approved by the Land Registration Commission
(LRC);

WHEREAS, the parties hereto have mutually and voluntarily agreed, to partition and adjudicate
among themselves their common property as above-described, in the following manner: To Alex
Gomez the 140 square meters of the eastern portion and to Toni Gomez the 140 square meter of
the western portion;

IN WITNESS WHEREOF, the parties hereto have signed their names unto this document
this 24th day of January 2020 in Davao City, Philippines.

RIONA with Passport No. 706345 issued on December 15, 2019 at DFA- Davao and
Community Tax Certificate No. 20191234 issued at Lanang, Davao City and MAY GAN with
PRC ID 111445 CTC no. 145527292, known to me and to me known to be the same person who
executed the instrument which he acknowledged to me as her free and voluntary act and deed,
consisting of two (2) pages, including this page in which this Acknowledgement is written, duly
signed by her and her instrumental witnesses on each and every page hereof.

WITNESS MY HAND AND SEAL this 24th day of January 2020 at Davao City, Philippines.
