IN FAVOUR OF:
Shri Ranjit Singh s/o Shri Gopal Singh aged about 47 years r/o, 48 Friends Enclave
Nangloi, New Delhi (hereinafter referred to as "the purchaser") which expression
shall mean and include his heirs, successors, administrators, assignees or any one
claiming through or under him of the OTHER PART.
WHEREAS the seller is the absolute owner of the property bearing 124 SBI Colony,
Paschim Vihar, New Delhi(full description is given in schedule and referred to as
schedule property).
WHEREAS the seller herein has been in exclusive possession and enjoyment of the
property more fully described in the Schedule hereunder with a constructed house
thereon, which was constructed by him with his self-earned funds, till date.
WHEREAS the seller herein was desirous of selling schedule property and the
purchaser is desirous of buying the same on the terms and conditions below
mentioned.
1. In consideration of a sum of Rs. 2 crore received by the Seller in cash and the
receipt of the said entire consideration of Rs. 2 crore, the Seller both hereby admit,
acknowledge, acquit, release and discharge the Seller from making further
payment thereof and the Seller doth hereby sell, convey, transfer, and assigns unto
and to the use of the Purchaser, the property more fully described in the Schedule
hereunder together with the water ways, easements, advantages and
appurtenances, and all estate, rights, title and interest of the Seller to and upon the
said property TO HAVE AND TO HOLD the said property hereby conveyed unto
the Purchaser absolutely and forever.
2. The seller assures the purchaser that he is absolute owner of and in exclusive
possession of the schedule property having marketable title thereto and, that no
other person has any right, title or interest in or upon the schedule property
3. That the seller hereby declares with the purchaser that the seller has paid all the
taxes, rates and other outgoings due to Local bodies, revenue, urban and other
authorities in respect of the property more fully described in the Schedule
hereunder up to the date of execution of this sale deed and the purchaser shall bear
and pay the same hereafter. If any arrears are found due to the earlier period, the
same shall be discharged by the seller.
4. That the seller has handed over the vacant possession of the property more fully
described in the Schedule hereunder to the purchaser on 4 th April, 2019 and
delivered the connected original title document in respect of the schedule
mentioned property hereby conveyed on the date of execution of these presents.
5. That after the execution of the sale deed niether purchaser nor his legal hiers, may
raise any objection or create any charge or demand any share in the schedule
property under sale here-after.
