2 Block Masonry
 Provide and lay machine made block masonry of approved quality at any
height, in line level and plumb, setting the blocks in 1:6 cement sand mortar,
including filling joints, pointing, niche, curing, placing, scaffolding, including
appropriate steel anchors tied to RCC columns/walls, hacking of existing
surface for bonding where necessary, wastage, etc., complete in all respect as
per drawings specifications and directed by architect, including the cost of
anchors (The compressive strength shall be minimum 1000 psi for blocks).

3 Plaster
Provide and apply 1:5 cement sand plaster including G.I. corner beads / plaster
stops (all horizontal and vertical exposed corner edges up to required height
from FFL), 300mm wide galvanized metal lathe of 18 SWG at the junctions of
concrete and block masonry, conduit chases, etc., fixed with masonry nails
and G.I. sheet strip, rounded edges where required, grooves where required,
smooth finished in line, level, plumb, curing, scaffolding, hacking / chipping of
existing surface for bonding where necessary, etc., complete as per drawings,
specifications and as directed by the Architects.

4 RCC Lintels
Providing, making and placing 6" x 12" reinforced cement concrete lintel
complete as per drawings, specifications and as directed by the Architects.
This rate also includes all kinds of forms, moulds, lifting, shuttering, curing,
rendering, cost of steel reinforcement and finishing the exposed surface
(including screening and washing of aggregate).

5 Paint Works
a) Matt Enamel Paint
 Provide and apply Matt Enamel paint (ICI / Jotun) minimum three coats of 7200
approved shade over a coat of primer on plastered surface prepared smooth
with carborandum stone, filling and the depression with putty including
preparation of base etc., complete in all respect as per drawings specifications
and as instructed by architect.

b) Anti-Bacterial Paint
Provide and apply Anti-Bacterial paint (ICI / Jotun) minimum three coats of 12500
approved shade over a coat of primer on plastered surface prepared smooth
with carborandum stone, filling the depression with putty including
preparation of base etc., complete in all respect as per drawings specifications
and as instructed by architect.

c) Vinyl Emulsion Paint

Provide and apply Vinyl Emulsion paint (ICI / Berger) minimum three coats of 4800
approved shade over a coat of primer to internal surfaces prepared smooth
with carborandum stone, filling the depression with putty including
preparation of base including scaffolding, etc. complete in all respect as per
drawings specifications and as instructed by architect.

6 Raised Floor
Provide and construct Raised Floors consisting of following items. (For
payment, sub-floor area will be measured)

i- Solid block masonry at the periphery (4" thick)

ii- 1/2" thick 1:4 plaster on walls
iii- Provide and lay in position inverted clay pots
iv- Provide and fill charcoal as per required level
v- Provide and lay 3" 1:3:6 cement concrete floor in required slope

7 Water Proofing
Water proofing in toilet with up to 7 feet height Cementitious waterproofing 1500
treatment by brush application of ICS / Penetron International Ltd or approved
equivalent on floor and walls including treatment at the junctions of
horizontal & vertical surface, etc., complete in all respect as per drawings and
instructions of the Architect.

8 Porcelain Tile Flooring

 Provide and laying large format full body Porcelain tile (3' x 6' or 4' x 8') of
approved sample for flooring, in slope if required, with 1:4 cement sand
mortar base of required thickness so as to achieve a minimum overall finished
floor thickness of 75mm, setting the tiles with neat cement mortar, grouting
the butt joints with approved grout of approved colour (Ressichem or
approved equivalent) as per manufacturer's specifications & instructions,
including curing, cleaning, hacking / chipping of existing surface for bonding
where necessary, etc., complete in all respect as per drawings specifications
and as instructed by architect.

a) PT - 01: Basic Rate Rs. 400/sft 7370

Same as item # 10. above but in bathroom floor and on walls with 1/2" rough
plaster, including sealing the joints with Nitoflor FC100 of Fosroc or approved
equivalent as per manufacturer's specifications & instructions.

b) PT - 02: Basic Rate Rs. 300/sft 1800

9 Skirting
Provide and install in position where required, 65mm high approved quality 2200
heavy duty PVC skirting (Kaysons, Sarina or approved equivalent) with
approved adhesive, etc, complete in all respect as per drawings, specifications
and as instructed by the Architect.

10 Gypsum Ceiling
Provide and install in position suspended ceiling, consisting of 1/2" thick 6500
Gypsum Board (Elephant brand Thailand or approved equivalent) with G.I.
suspension system including M.S. Rod hangers red oxide treated with 1 ʺx 1 ʺ &
½ʺx½ʺ GI angle & 1ʺx 1ʺ T section as shown in drawing including the cost of
flush band, cutting of opening for light fixtures / diffusers with making light
pelmet/cove of any size in 3/4" thick MDF with rough wood framing including
all fixing arrangements, fiber tape on joints, 3 coats of Matt Enamel paint
finish (ICI or Berger), primer coat,
filling if required with all hardwares, wastage, etc., complete in all respect as
per drawings, specifications and as instructed by the Architect.
(For payment net flat surface will be measured and Light fixtures & A/C
diffusers will be deducted. The rate should include making of light
cove/pelmet in MDF).
11 Aluminium Openable Ceiling
Providing and installing in position aluminium openable slatted ceiling, 800
including 2" x 1" powder coated aluminium slat sections, with 2" gap between
sections, fixed in openable frames of 4 ft by 4 ft with SS openable hinges at
every 4 ft intervals, in corridor area, powder coated finish in approved colors,
cutting, joining, fixing, imported hardware (JB Saeed or equivalent) complete
in all respect.(For payment exposed surface area will be measured)

12 MR Gypsum Ceiling
Provide and install in position suspended ceiling, consisting of 1/2" thick 550
Moisture Resistant Gypsum Board (Elephant brand Thailand) with G.I.
suspension system including M.S. Rod hangers red oxide treated with 1 ʺx 1 ʺ &
½ʺx½ʺ GI angle & 1ʺx 1ʺ T section as shown in drawing including the cost of
flush band, cutting of opening for light fixtures / diffusers including all fixing
arrangements, fiber tape on joints, 3 coats of Matt Enamel paint finish (ICI or
Berger), primer coat, filling if required with all hardwares, wastage, etc.,
complete in all respect as per drawings, specifications and as instructed by the
Architect.
(For payment net flat surface will be measured and Light fixtures & A/C
diffusers will be deducted. The rate should include making of light
cove/pelmet in MDF).

13 Gypsum Access Panels

Provide and install 2'x2' gypsum access panel comprising of 1/2" thick gypsum 30
sheet with GI frame and suspension system including all required fixing
arrangements, openable mechanism, 3 coats of matt enamel paint complete
with all respect as per drawings, specifications as instructed by Architect.

14 Fixed Glazing
Provide and install in position Fixed Glazing consisting of 12mm thick 1800
Tempered Clear Glass (Emirates Glass or approved equivalent) of approved
sample, with 2mm thick 2" x 4" aluminium frame sections (Pakistan Cables
Aluminium or Equivalent) charcoal grey anodization, including silicon sealant,
approved rubber gasket, with all hardwares, wastage, cutting, lifting,
scaffolding, white frosting as approved etc, complete as per drawing and
instruction of the Architect.
(For payment, net exposed Elevation Glazing area will be measured.)

15 SS Glass Protection Bump Rail

 Providing and installing 6" high Stainless Steel protection bump rail in front of 400
all interior glass partitions, including 1" x 1" SS pipe in 10swg, cutting of pipe,
argon gas welding, fixing with SS bolts and hardware / accessories, brushed
matt SS finish complete in all respect, as approved by the Architect.

16 SS Glass Protection Dado Rail

Providing and installing Stainless Steel protection guard rail in front of all 300
interior glass partitions (both sides) and on walls, including 6" x 1/2" wide solid
rail, including cutting of sheet, argon gas welding, fixing with SS bolts and
hardware / accessories, chamfered edges, brushed matt SS finish complete in
all respect, as approved by the Architect.

17 Windows & Ventilators

Provide & install openable & fixed windows and ventilators with flymesh as
per drawings, consisting of 2mm thick aluminium frame sections of 2" x 4"
and approved sample (Pakistan Cables Aluminium or Equivalent) as shown in
drawing, 6mm +12mm gap
+ 6mm thick tempered tinted glass (Emirates or approved equivalent) in
external windows & ventilators with UV Film, approved SS hardwares, lock set,
latch, tower bolts, S.S hinges, sliding system of approved quality, including all
hardwares, wastage, charcoal grey anodization etc., complete in all respect as
per drawings specifications and as instructed by architect. (For payment,

18 Blinds
Provide and install window blinds of approved sample (Protectors or approved 1200

19 Wood & Glass Doors

 Provide and install 40mm thick Glass door with Wooden Frame, comprising of
2" x 4" and 2" x 8" Oak Wood Sections door leaf, seasoned and solignum
treated, 8mm thick tempered glass panels in center, using 2mm thick Charcoal
grey Anodized Aluminium Door Frame (2" x 4", Pakistan Cables or approved
equivalent), white polish finish on wood, white frosting on glass as approved,
including all hardwares, stainless steel hinges / pivots, SS lock set, tower bolts,
S.S Screw, S.S bar handles / SS turn handles / SS push plates, wastage, etc,
complete in all respect as per drawings specifications and as instructed by

20 Wooden Flush Laminate Doors

Charcoal Grey Anodized Aluminium frame (2"x6"), as per door details,

etc. Complete in all respect as per directed by the Architect or Engineer

22 Corrian Storage Ledges

 Providing and installing 2" thick, 2' x 2' Corrian Ledges adjacent to every bed, 50

23 Wooden Base & Hanging Cabinet

Provide and install in position Laminate Cabinet, consisting of 3/4" thick
laminated MDF shutter and shelves (Alnoor and equivalent), 1/8" thick
Laminated MDF backing (Alnoor or equivelent), 1/8" thick PVC lipping,
including all hardwares, hinges handles, lockset, wastage, cutting, lifting, etc.,

SECTION - E
DISTRIBUTION PANELS / SWITCHBOARDS

The panels shall be made with 14/16 SWG sheet steel housing , powder
coated after antirust primers. The Copper Bus Bars shall be tin electroplated
