WHEREAS the Licensors are the owner of a room on the ground floor
with common bathroom at premises No.12/1/H/14, Moulana Md Ali
Road, P.S. Ekbalpore, Kolkata- 700023.

NOW THIS INDENTURE WITNESSETH as follows:-
1. That the Licensee shall use the said flat for the purpose of residence
for himself and his family members on and from 5th August, 2021.
5. That the Licensee shall not transfer, assign or part with possession of
the said room to any third person in any manner or whatsoever.
6. That the License will not use the said room for any illegal or immoral
purpose and shall not store any inflammable goods and articles in the
said room. Any change of purpose shall be in clear terms tantamount to
breach of this agreement and/or misunderstanding and in such
circumstances the Licensee shall be liable for eviction before the expiry
of said stipulated period of 11 (Eleven) months.

7. That after completion of the said period of eleven (11) months i.e on
5thJune, 2022 the Licensee shall vacate the said room and deliver the
peaceful vacant possession of the said room to the Licensors.
8. That the Licensee shall use the said room strictly for his residential
purpose only and shall live peacefully without causing any nuisance,
interference and / or annoyance to the Licensors or to any other
occupants of the said building,
9) That if the Licensee violates and/or commit any breach the covenants
and conditions hereunder imposed then the Licensors shall be entitled to
revoke the Licensee earlier upon a fortnight notice notwithstanding the
fact that the contractual period of 11 (Eleven) months has not been
expired when the Licensee shall leave and vacate the said room and
deliver the peaceful vacant possession to the Licensors.
10) That if the Licensee fails and/or neglects to vacate and deliver
peaceful possession of the said room on completion of months then in
that case the Licensee shall pay the damages @ Rs. 500 (Rupees Five
hundred) only per day to the Licensors till recovery of the possession of
the said room and shall entail forfeiture of the security amount Rs. 5,000
(Rupees Five thousand) only.
