Demand Survey for Visakhapatnam [after approval of

Plan from GVMC]
ORGANISATION :: Central Government Employees Welfare Housing Organisation (CGEWHO) is an
autonomous body of the Govt of India and builds houses for Central Government employees on `No
profit No Loss’ basis through self-financing schemes. CGEWHO has already completed 14782 DUs
at 32 stations all over in India. Presently, 3337 DUs are under various stages of planning,
construction on which is due to commence shortly.

OBJECT OF DEMAND SURVEY :: It is now proposed to take up projects for Central/State Govt
employees and others as well at Visakhapatnam, Andhra Pradesh before taking up a project. Before
taking up a project, this demand survey is being conducted to establish if sufficient demand exists.
On establishing that a fair level of demand for a group housing project exists, the project (s) shall be
planned which apart from dwelling units, shall consist of infrastructural facilities like parks, parking
spaces, community centre, shops etc.

LOCATION :: The site is located in pendurthi which is a Suburb and a Mandal in Visakhapatnam
district in the state of Andhra Pradesh ,
 Visakhapatnam is a 14th largest city and 9th most populous in the country. Visakhapatnam is
listed in first set of proposed smart cities in AP by the Union Ministry of Urban Development,
India.
 Pendurthi is part of Greater Visakhapatnam Municipal Corporation. Total population of
Pendurthi Mandal is about 1,06,513 living in 24,543 Houses as per latest survey records.

TRANSPORTATION ::
 Nearest landmark is Pendurthi junction, which connects Visakhapatnam city to araku & burra
caves, bypass road from Kolkata to Chennai/ Vijayawada.
 Pendurti railway station is located on Howrah-Chennai main line which is located about 3km
from the site.
 The nearby bus stop is less than 500mtrs distance from the site which is on proposed 100mtr
bypass road as per Master Plan. The bus stop has a BRTS (Bus Rapid Transport System)
corridor from Visakhapatnam city.
 The nearest airport is Visakhapatnam airport which is located about 15km from the site.

 Government General Hospital is located about 1.5km from the site.
 Pendurthi Police Station is located about 2km from the site.
 Post office is located less than 500mtrs from the site.
 Meeseva Centre is located below 500mtrs from the site.
 Government Jr College is located about 1.5km from the site.
 Smart Country Park which is located about 1km from the site.
 Government Veterinary Hospital is located about 1.5km from the site.

NEIGHBOURHOOD INFRASTRUCTURE ::
 In the last few years, upcoming smart city there is an unprecedented improvement in public
and private infrastructure in many areas of Visakhapatnam.
 Few of the residential buildings developed near to the site in Pendurthi area :
 M/s Ramayya constructions – A Residential gated community project 10 number of S+5
buildings comprising 250 2bhk & 3bhk flats. 90 percent occupied balance are on sale.
 VVSK Ram Residency a residential apartment under construction.
 SVLN Paradise a residential apartment ready to occupy stage.
 Bhashyam Royal park ready to occupy stage.

RECREATION & HOSPITALITY ::

 Fresh ville super market Pendurthi which is located about 2 km from the site.
 Ms.Ramayya Shopping Mall Vepagunta which is located about 5km from the site.
 CMR shopping mall Gopalapatnam which is located about 12 km from the site
 JP shopping mall Gopalapatnam which is located about 12 km from the site
 Hotel Akshyavepagunta which is located about 5km from the site.
 Burra caves on anathagiri hills near arakuare one of the largest caves in the country are
located about 80kms from the site almost 40kms journey is on ghat road.
 Araku valley Andhra Ooty is located about 100kms from the site.
 RK beach is one of the best known beaches and tourist spots in Visakhaptnam is located
about 25 km from the site.

DEVOTIONAL ::
 Sri Varahalakshmi Narasimha Swamy temple Simhachalam. The temple is one of the eighteen
"Narasimha Kshetras", the shrines of Lord Narasimha, in India Is located about 13km from the
site
 Annavaram Lord VeeraVenkata Satyanarayana Swamy india’s most popular temple for
performing Satyanarayana Swamyvratham Is located about 115km from the site

Note : (i) Combined block of EWS & LIG consisting of 110 DUs will be open for subscription after completion of the project.
(ii) Equal no(s) of dwelling units has been earmarked for Demand Survey Respondents.
(iii) Carpet Area is as per the definition of RERA and does not include balconies and external wall area.

TERMS & CONDITIONS ::

a) Eligible Categories
Priority I
i) Central Government employees – Serving or Retired.
ii) Spouses of the deceased Central Govt employees or deceased retired employees.
iii) Employees of CGEWHO with a minimum of one year of service.

Priority II
i) Employees in service of Central PSUs, State Govts, Union Territory Administration,
Autonomous bodies, corporations, nationalized banks etc.
ii) Serving uniformed employees of the Ministry of Defence and serving employees of Ministry of
Railways.

Priority III
General public, including retired/ spouses of deceased employees of Priority II.

b) Reservations – On formulation of the scheme, 50% of the DUs shall be reserved for Demand Survey
respondents who respond to this advertisement. Those of the respondents who do not get confirmed
allotment, will again be considered in the `draw’, along with others.

c) Procedure – Prior to announcing the scheme(s), all the Demand Survey respondents will be provided
with the scheme details along with CGEWHO Rules, through a `Scheme Brochure’ on `free-of-cost’
basis.

At that stage, a last date will be indicated by which respondent(s) of demand survey can decide as to
whether to participate in the scheme or otherwise and communicate so to this office.

 d) General Information –
i) Location of the projects as per advertisement of the demand survey/ scheme brochure.
ii) CGEWHO usually builds multi-storied structures with lift. However, lower configurations may
be considered in case of local requirements.
iii) CGEWHO usually takes 1 to 2 years to complete the process of planning of the project and
announcement of the corresponding housing scheme, and complete the project within three years
there after.

e) How to Apply – Interested persons may forward their applications as per the format given, giving the
following details on a plan paper (A4 size) within 30/04/2019 superscribing on the envelope ‘Demand
Survey-Visakhapatnam’. Those who had responded in demand survey advertisement earlier need

CEO, CGEWHO reserves the right to abandon the scheme/ demand survey for any or all cities without
