THE LAST WILL AND TESTAMENT

This Will dated made by me, TOO KEN FOONG

[MALAYSIAN NRIC NO.: 840828-14-5237] of 23, Jalan TMP 4, Taman
Mutiara Puchong, 47100 Puchong, Selangor hereby revoke all former wills
codicils and testamentary dispositions made by me and declare this to be my
last will and testament (“my Will”).

1. I am domiciled in Malaysia and desire that my Will to be construed and

take effect according to the laws of Malaysia.

2. I appoint my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.: 821021-

14-5128] (hereinafter shall be referred to as “my Wife”) as the Executor
of my Will and if my Wife is unable or unwilling to act for whatsoever
reason, then I appoint the following person to act as the Executor of my
Will. The person listed first in the line shall act failing which only the
following person shall act:-

a. My Sister, WONG SOO FAN [MALAYSIAN NRIC NO.:

831130-10-5044];

b. ANG KOOI CHING [MALAYSIAN NRIC NO.: 710201-10-

5228];

(hereinafter shall be collectively referred to as “my Executor”).

3. Unless it is specifically stated, my Executor shall also act as my Trustee.

4. I declare that my Executor shall have the powers to appoint additional

executor(s) and/or trustee(s) at their sole discretion deem necessary in
the administration of my estate as set out below.

5. I direct my Executor to pay all my debts including any sums to secure a

discharge of any charge or lien on any immovable properties, funeral and
testamentary expenses out of all of my money standing to my credit on
my current account, savings account, fixed deposit account and/or any
other accounts at the various banks where my accounts are maintained.

6. I devise and bequeath all my movable properties of whatsoever nature

and wheresoever situate, stocks, shares, unit trusts, bonds and money
standing to my credit on my current account, savings account, fixed
deposit account and/or any other accounts at the various banks where
my accounts are maintained or money standing to my credit in any form
of accounts which I may possessed of or entitled to at my death
(hereinafter shall be collectively referred to as “my Movable Properties”)
and subject to payments and/or deduction of all my just debts including
any sums to secure a discharge of any charge or lien on any immovable
properties, funeral and testamentary expenses and estate duty (if any) to
my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.: 821021-14-5128]
absolutely.

7. If my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.: 821021-14-5128]

predeceased me, then all my Movable Properties shall be given to the
following beneficiaries in equal shares:-

a. My Daughter, TAN TZE YU [MALAYSIAN NRIC NO.: 150710-10-

b. My Son, TAN JUN WEI [MALAYSIAN NRIC NO.: 170304-10-

0679];

and

c. My Daughter, TAN TZE YING [MALAYSIAN NRIC NO.: 190730-

14-0022];

collectively shall be referred to as “my Children.”

8. I give all my immovable properties which I may possessed of whether

held under my sole name or joint names with any other joint owner(s) or
entitled to at the time of my death (hereinafter shall be referred to as
“my Immovable Properties”) and subject to payments and/or deduction
of all my just debts including any sums to secure a discharge of any
charge or lien on any immovable properties, funeral and testamentary
expenses and estate duty to my Wife, WONG SOO YEE [MALAYSIAN
NRIC NO.: 821021-14-5128] absolutely.

9. If my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.: 821021-14-5128]

predeceased me, then all my Immovable Properties shall be given to the
following beneficiaries in equal shares:-

a. My Daughter, TAN TZE YU [MALAYSIAN NRIC NO.: 150710-10-

0262];

b. My Son, TAN JUN WEI [MALAYSIAN NRIC NO.: 170304-10-

0679];

and

c. My Daughter, TAN TZE YING [MALAYSIAN NRIC NO.: 190730-

14-0022];

collectively shall be referred to as “my Children.”

10. I give all my shares, rights and assets in any companies which I may
have shares, rights and assets (hereinafter shall be referred to as “my
Company”) to my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.:
821021-14-5128] absolutely.

11. In the event my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.:
821021-14-5128] does not survive me, then all my Company(ies) above
shall be given to my Children in equal shares.

12. I give the moneys standing to my credit in all my joint named bank
accounts to the respective joint account(s) holder, if more than one
person in equal shares.

13. If any of my joint account(s) holders does not survive me, then the
benefit he/she shall receive shall be given to my Wife, WONG SOO YEE
[MALAYSIAN NRIC NO.: 821021-14-5128] absolutely.

14. In the event my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.:
821021-14-5128] predeceased me, then all my joint account(s) holders
benefits shall be given to my Children in equal shares.

15. If the nomination(s) made by me in my Employees Provident Fund and

insurance policies do not take effect for whatsoever reason, then the
benefits of the nomination(s) shall be given to my Wife, WONG SOO YEE
[MALAYSIAN NRIC NO.: 821021-14-5128] absolutely.

16. In the event my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.:
821021-14-5128] predeceased me, then all my Employees Provident
Fund and insurance policies shall be given to my Children in equal
shares

17. I give all my motor vehicles to my Wife, WONG SOO YEE [MALAYSIAN
NRIC NO.: 821021-14-5128] absolutely.

18. In the event my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.:
821021-14-5128] predeceased me, then all my motor vehicles shall be
given to my Daughter, TAN TZE YU [MALAYSIAN NRIC NO.: 150710-
10-0262].

19. I also devise and bequeath all of my residue and remainder of all my
estate and real property whatsoever and wheresoever situate which are
existing at the time of my death to my Wife, WONG SOO YEE
[MALAYSIAN NRIC NO.: 821021-14-5128] absolutely.

20. In the event my Wife, WONG SOO YEE [MALAYSIAN NRIC NO.:
821021-14-5128] does not survive me, then all my estate and all of my
residue and remainder of all my estate shall be given to my Children in
equal shares:-

21. If any of my beneficiaries is incapacitated by law to hold any of the above

gifts, I direct my Executor to hold my Movable Properties, my Immovable
Properties, my Company and my residue and remainder of all my estate
and real properties whatsoever and wheresoever situate which are
existing at the time of my death (hereinafter shall be referred to as “my
Estate”) on trust for any of my infant beneficiary(ies) until any of them
attained the age of 21 years old and until such time my Executor shall
be allowed to utilise any available funds from my Movable Properties for
my infant beneficiary(ies)’ maintenance, education, medical and any
other expenses as may be needed by them.

22. At the end of the trust period my Executor shall transfer my Estate held
under trust by the Executor on behalf of any of my infant beneficiary(ies)
to them absolutely.

23. If any of my Children dies before attaining a vested interest, then the
benefit he/she would have received shall be given to their surviving child
absolutely and if more than one child survives him/her, then his/her
interest shall be distributed in equal shares among his/her surviving
children.

24. If any of my Children predeceased me living no surviving child/children,

then his/her interest shall be distributed in equal shares among my

surviving children and if only one beneficiary survives me, then he/she
shall be the sole beneficiary of my Will.

25. The beneficiary who does not survive me by thirty days shall be
considered as predeceased me.
