1 GENERAL
2. SYSTEM DESCRIPTION:
The smart home shall provide all tenants a distributed audio and video system, an automation bus
control system, a security system, home data server/gateway a smart AC system with digital
thermostats with centralised controller to all rooms specified as per the drawings and a wired touch
panel for full control over the distributed AV system and electro-mechanical equipment such as
lighting, HVAC, motorized drapes etc. All residence villas shall be equipped with a network
connected master control touch screen for audio media features, operation, scheduling, and playing
of stored audio media files over the villa LAN via standard Ethernet TCPAP protocol. Each smart
home system will be capable of stand-alone operation; a network failure will not leave any particular
residence disabled Access to the home data server will be available from any LAN connected user
with the appropriate IP addresses and passwords
Low Voltage programmable Intelligent Management system: for dimming in the master bedroom,
dressing, bathroom, formal living, formal dining, guest suite and bathroom is required and
switching of the maid room call light & external lights: boundary wall, landscaping, garden,
swimming pool and garage. A smart motion light sensor is required in the all bathrooms and
dressing rooms. A connection via RS232 to the lighting controller allows the user to control
individual lighting and activate programmable scenes using the 15 inch touch panel. The electric
garage door is connected to the automation systems low voltage relay to allow opening and
closing from the touch panel. Conduit and cable containment for electric blind & curtain control via
the automation systems low voltage relay has been allowed for in the M&E package.
A security system that integrates to the home data server and low voltage programmable
Intelligent Management system. The security system shall have a heat detector in all kitchens and
a fire alarm system and 5 motion sensors. As a further additional requirement to be added on by
request and extra expense by the client, containment has been allowed for low voltage cable to
be installed by the M&E contractor for a smoke detector and external motion sensors. In order to
inform the concerned authorities and the tenant the system should have the ability to be

monitored from a security companies central control center via email alerts or through a standard
isdn telephone line.
Home Data Server: The remote access control of the apartment for users to access control
systems over the Internet, The Gateway will act as both a router to enable internal users to share
an Internet connection, and as a secure gateway allowing authorized users to connect to control
systems such as lighting, security, A/C and IP LAN cameras for viewing over the internet. All of
the services must be provided in a state-of-the-art security and firewall framework.
The 15 inch wired wall flush mounted touch screen: shall be the heart of 'the system and
connected to all the technical devices in the residences. The 15 inch touch screen will be wall
flush mounted and will have the ability to be integrated into an overall lighting bus control system
and the AV distribution system through a high level serial interface, also supporting a LAN for
integration of IP networked solutions, i.e. audio media, IP cameras, internet and a home data
server. The system shall be developed specially for the purpose of home automation control of,
A/C, lighting, camera(s), curtains & blinds, audio media, distributed A/V systems and energy
management. The controller shall maintain programmed parameters during power cycling
conditions. The system shall comply with the relevant CE standards for electronic control devices.
A Graphical User Interface application on the touch screen shall be used to monitor and control
the system. The system must allow the end user to schedule events and create scenes of the
A/C, lighting, curtains & blinds, audio media and the distributed A/V system with out the need for
professional assistance.
A distributed audio & video system: 14 zones: the tenants themselves will purchase video
Displays and AV source equipment (LCD, DVD, sound & video servers etc…) however, the
system will be installed as standard to distribute these systems from a central location to around
the home, to allow the tenants to enjoy high quality music & video in areas of the villa as specified
in the drawings.
Video Intercom System is required with 1x door station and 2 x handset for the family kitchen
room and in the corridor of the first floor. Intercom systems shall be provided in each home that
will allow a visitor to sound a bell from a door unit located outside the main door. The door unit
shall house a camera and microphone that will activate as soon as a call bell is pressed
IP LAN cameras located on the boundary wall, garden, pool, external gate and one bedroom for
viewing on the 15 inch touch screen.
PDA: 2 x PDA’s for local and remote access should be provided and set up to allow access to the
home data server through a designated IP address.
3. WORK INCLUDED: The contractor works shall not be limited to the following but shall include:
The works to be performed are described in the Specification and Construction Drawings and
covers the supply, delivery to site and installation of the home automation system.
The contractor is required to provide all labour, materials, products, equipment and services to
design, supply and install the smart home systems for villas as detailed in this specification and in
the schedules and/or drawings..
The contractor shall be accredited by the manufacturer and shall provide copies of factory
certification.
The supply, installation, testing and commissioning of the Home Automation Systems and all
accessories.

Liaison, co-ordination and interfacing work with interior design, main and other mechanical &
electrical contractors.
All operational and product manuals, working drawings and documentation in both hard and soft
copy.
Two copies of “User Guide” per home in nicely bounded high quality glossy paper shall be
submitted to the lead consultant for distribution to the homeowner at handover.
The overall design criterion is that the systems have to be robust, easy to use, highly user
friendly, flexible and proven
The system shall be able to accommodate future upgrading and growth potential.
Generally all installation must be of high standard and accordance to the drawing and requirement
and to the entire satisfaction of the lead consultant.
The contractor shall be required to work closely with other parties in the entire project duration.
Successfully implement and commissioned the entire solutions to lead consultant’s requirement
and entire satisfaction.
The system manufacturer shall be able to ship replacement parts 'off the shelf'.
The installing contractor shall provide a complete set of 'as built' drawings of the installed system.
These drawings shall be prepared and verified by the consultant before commissioning of the
system.
The installing contractor will coordinate schedules with the owner so that a complete schedule is
available at the time of commissioning.
The installing contractor shall be responsible for schedule updates until the system is handed over
to owner.
A soft and hard copy of all programming details, databases and configuration files shall form part
of the as installed documentation.
4. RELATED SECTIONS
All Sections in the Home Automation Specification “Smart Home Performance & System
Specification” are to be read together as a whole
Where different Sections have conflicting requirements, refer the conflict to project representative
for resolution.
5. REFERENCE STANDARDS
All smart home installations shall be carried out in accordance with the best International
Standards and Codes of Practice specifically with the current issue of the IEE Regulations (BS
7671) and the requirements of the supply authority – Dubai General Electricity and Water
Corporation (DEWA), the Dubai Municipality and Civil Defense.
The entire installation shall be installed and tested in accordance with the relevant British and
International Standards and requirements of DEWA. The equipment offered shall conform to CE
standards with respect to electromagnetic compatibility.
6. DELIVERABLES

7. QUALITY ASSURANCE
Where specific items are called out in the specifications or indicated on the drawings for a specific
application, use those product or materials, or approved substitutes. Where no specific call outs
are made, use premium products or materials.
Supervise the cable system to be installed by an qualified M&E contractor who will be
experienced in the nature of such installations.
Confirm that all implementations activities must be recorded and documented on all items
installed. Including reference to cable pathways used, final location, identity of cables and
equipments. The presentation of all these records shall provide the “As-Installed basis for all
future reference to the installation.
The installation phase of this project is the culmination of the planning and design phases with the
M&E contractor, and as such it is important that the installer to have documented work practices
and quality assurance procedures to check works on site to include the total range of works within
this project.
An allocation of time should be allowed for the lead consultant or representative to witness the
certification process.
The documentation required at the completion of the installation phases shall c ontain all of the
following information, together with any other information the installer has acquired during the
installation.
“As-Installed” documentation, showing total cabling and equipment connection installed, utilizing
floor space plans and cable record sheets. This documentation must show all cables and units
incorporating the full numbering and marking convention supplied.
During the period of the project, all aspects of the installation will be monitored for progress and
completion in accordance with the project plans provided by the lead consultant and
manufacturer.
The entire installation shall be 100% tested, with all results documented before acceptance of the
installation is granted.
All work shall be performed to the highest possible standard in a thorough and conscientious
manner and may be subject to random quality assurance checks by the manufacturer or lead
consultant.
The contractor shall comply with all legislated laws, ordinances, rules and regulations with respect
to the performance of the work. Wherever there is a discrepancy of rules or standards, the more
stringent standard shall apply and the contractor shall also obtain all permits and licenses where
they apply to the work performed.
Both parties (Lead Consultant and Contractor) shall recognize that as the contract progresses,
changes may be necessary. All changes will be mutually agreed upon by both lead consultant,
contractor and manufacturer representatives and fully documented prior to those changes being
implemented.

The contractor’s personnel shall be consistant with and conform to, legislated laws, regulations,
codes, ordinances, insurance rating regulations, in the jurisdiction in which the project is located.
This will include but not be limited to, all health, safety, environmental, building and zoning codes,
rules and regulations.
As stated elsewhere in this specification, the contractor shall certify the installation to meet
installation standards.
PART 2 PRODUCTS
General:
Low Voltage programmable Intelligent Management system: for dimming in the master bedroom,
dressing, bathroom, formal living, formal dining, guest suite and bathroom is required and switching
of all other interior lights & external lights: boundary wall, landscaping, garden, swimming pool and
garage. A smart motion light sensor is required in the all bathrooms and dressing rooms. The user
should be able to control individual lighting and activate programmable scenes using the 15 inch
touch panel. or the master bedrooms dynamic labeling switch. The electric garage door is
connected to the low voltage programmable intelligent management system low voltage relay to
allow opening and closing from the touch panel and designated keypad(s).
A two wire control bus cable shall link all the system devices (input, output, system support and
networking) to each other. The bus cable shall be of standard CAT5 type, and must be mains rated
since it terminates at the lighting DB which carries mains power within it. The bus cable shall
transmit data communication between all connected system devices. It shall also carry DC power to
each device. The system should support free wiring topology. Each network should be maximum of
1000m in distance, and must pack a maximum of 100 system devices depending on the network
loading parameters. The network should be designed in such a way that even in case of a short
circuit, the devices are not effected due to over current. The network should also be capable of
working on a TCP/IP backbone (riser), with a TCP/IP device at the node connecting a network to
the riser. The TCP/IP device shall be a part of the lighting management system. The riser shall
either be of copper or Optic Fiber.
Every device constituting the system shall be addressable. Addressing shall be in the form of unit
address (device address), group address (channel address) and area address (zoning). System
communication will be duplex (issuing a command and checking status), by broadc asting data
across the networks. System architecture will be a single layer, and communication – peer to peer.
Every device constituting the system shall have its own non-volatile memory that stores its
designated program. Every device shall have a LED status indicator depicting that it is active
(powered up), and communicating within the system. All system devices shall conform to CE
standards, and should be manufactured in accordance with appropriate EMC guidelines.
The system devices shall be programmed using a computer. However, the devices should also be
learn enabled, so as to be programmable with out using a PC. It should be possible to program the
devices online or off site as the requirements may be.
The system shall have adequate back up power in each of its networks in order to compensate any
power supply interruptions or failure. Devices in the network should not depend on a dedicated
power supply. Even if one power supply unit were to fail, backup power supply should be available
to compensate the loss of power. Back up supply should be provided by the system power supplies,
and not by any external means.

Dimming:
The system shall be capable of dimming incandescent and low voltage halogen, cold cathodes,
neons and fluorescent lamps. Dimmer modules shall be DIN rail or wall mounted type, totally self-
contained with SCR’s, filters and related circuitry to facilitate noise free dimming. Dimmers using
digitally fired Triacs shall be preferred to back-to-back connected thyristors. Each channel of the
dimmer module shall be designated to operate the load as per the approved load schedule. Dimmer
modules should come in configurations of 1 channel up to 12 channels per module, with a capacity
to control a circuit rated up to 20 Amps. Dimmer ratings of 12x12A, 12x16A and 12x20A should be
available, with a floor standing rack build configuration of 12 to 96 channels. Every dimmer channel
should be protected by appropriate circuit protection devices such as MCB’s in each of the outgoing
channels, and ELCB’s at the incomer. Dimmer modules capable of handling a distributed load of up
to 40KW per device should also be available. Dimmers should be able to directly connect and
integrate to a DMX station for theatric lighting control. The dimming system should be capable of
setting lighting scenes and recalling them when required. Scene control should be available at
levels between 0 to 100%, with adjustable fade rates between 0.5 secs to 15 mins. Scenes should
be synchronous, where in a lighting scene is achieved in a synchronous manner in order to provide
a theatrical effect. Dimmer modules should also have a manual override facility, wherein the bus
command can be overridden. Power failure states shall be programmable. In case of bus power
failure, the dimmers should be programmable to maintain the lighting circuits at a pre determined
level. In case of mains failure, upon restoration of power, the dimmers should be able to attain a
predetermined level (as it was before power failure / 100% ON / OFF / any pre determined scene).
For fluorescent lamps, the lighting management system should be able to control a 0-10V analog
dimmable ballast, DSI dimmable ballast or DALI dimmable ballasts. Ramping and scene control
(levels between 0 – 100%) should be possible, with adjustable fade rates. Manual overrides and
power failure modes as described above should also be possible.
Switching:
Intelligent relays should be used for switching electrical circuits. Relays should be rated at 10A and
20A per channel (AC3 type) capable of switching resistive, inductive, incandescent and fluorescent
loads without any de-rating. Relays should be normally open latched type, with manual overrides.
Magnetic and mechanical latched relays should be available. Relays should be capable of
withstanding an inrush current of up to 120A over a period of 20mSecs, without damaging the relay
contact.
Keypad Input control devices - Input modules shall comprise the following types:
Key input units (programmable switches): These shall be available in a range of styles, colours and
finishes. The key inputs shall feature led status indicators and shall be programmable as dimmers,
timers, toggle and master switches. Switches shall feature an infrared receive option and shall be
programmable as scene controllers.
A switch incorporating Dynamic Labeling Technology in the master bedroom: The automation
system switch shall be wall mounted utilising standard electrical accessories (e.g., clips, brackets
and wall boxes). The wall switches shall include Dynamic Labeling Technology, allowing the
installer to electronically label the switch according to the requirements of the user and change this
labeling via software. The switch shall have eight programmable buttons for Group/Scene control
over two pages, with a scroll button to toggle between the two pages. The 64 x 128 pixel LCD
screen shall incorporate a backlight. Text, sliders and bitmaps shall be defined in the installation
software and downloaded to the unit via the control network. The switch shall include an optional
real time clock display on the LCD. The unit shall include a night-light and an 'ignore first key press
option' to aid night time operation.

Motion sensors:
For all bathrooms, washrooms and dressing rooms a motion light sensor is required. These devices
are designed to detect motion and automatically generate messages onto the automation bus to
activate lights on. The sensor should be able to control any number of circuits connected to the bus
(please refer to drawings for locations).
The Indoor Occupancy Sensor should be flush mountable input unit used to detect movement by
sensing natural thermal radiation emitted from any moving body. In addition the unit should feature
a light level sensor, to automatically switch lighting on, under low light conditions. The sensor
should have a detection field that covers an elliptical area up to 12m x 14m, with a field of view of
360 degrees. The sensor features learn mode, which permits the unit to be programmed without
the need for a PC connected to the system. The sensor should feature an environmental rating of
IP44 and must be suitable for indoor applications. The sensor should be compact in size, and be
designed for flush mount applications, located at the centre of a detection area.

General:
A security system that integrates to the home data server and automation bus control system shall
be installed by the smart home contractor. The security system shall have a heat detector in all
kitchens and a fire alarm system. As a further additional requirement to be added on by request and
extra expense by the client, containment has been allowed for low voltage cable to be installed by
the M&E contractor for a smoke detector and internal and external motion sensors. In order to
inform the concerned authorities and the tenant the system should have the ability to be monitored
from a security companies central control center via email alerts or through a standard isdn
telephone line. The security system shall provide security, telephone dial in and out (pager, mobile
phone and Contact ID), and security keypad functionality. The security system shall support
telephone control and shall be provided to enable remote control of pre-set group devices via
telephone through customized voice prompt guiding the owner through the whole procedure. The
telephone control unit shall be fully integrated with the home security system and shall support any
language for the voice prompting. The security system should come with an audible screamer.

The security system shall have a serial level interface to the home data server and isdn telephone
line to allow in case of threat, an alarm can inform the concerned authorities and tenant. The
security systems control panel should have logic, scheduling and telephone control functions. The
system should be able to be linked via low level hard wired interfacing to the Low Voltage
programmable Intelligent Management system and home data server. The Lighting system, Home
data server and the security system shall each be standalone but fully integrated with each other. In
the event that there is a failure in either sub system then the other shall continue to operate
normally.
Specification:
General
The remote access control of the apartment for users to access control systems over the Internet,
The Home Data Server/Gateway will act as both a router to enable internal users to share an
Internet connection, and as a secure gateway allowing authorized users to connect to control
systems such as lighting, security, and IP LAN cameras for viewing over the internet. All of the

services are provided in a state-of-the-art security and firewall framework. End users can access
their lighting control, security, in apartment IP camera(s) and automation systems remotely, secure
in the knowledge that they are doing so in a secure manner with industrial grade certification,
authentication and encryption technology. All equipment that is proposed for the installation must
have representation by the principal manufacturer in the UAE When used in conjunction with the
home automation portal, the Home Data Server/Gateway must enable users to connect to remote
systems using a static IP connection. The Home Data Server/Gateway must support control of
lighting, AC, security, electric curtains & blinds control with IP camera surveillance.

4. 15 INCH TOUCH SCREEN -GENERAL REQUIREMENTS;
General:
The 15 inch touch screen will be wall flush mounted and will have the ability to be integrated into
low voltage programmable intelligent management systems and the AV distribution system through
a high level serial interface, also supporting a LAN for integration of IP networked solutions, i.e.
audio media, IP cameras, internet and a home data server. The system shall be developed
specially for the purpose of home automation control of, A/C, lighting, camera(s), curtains & blinds,
audio media, distributed A/V systems and energy management. The controller shall maintain

programmed parameters during power cycling conditions. The system shall comply with the
relevant CE standards for electronic control devices. A Graphical User Interface application on the
touch screen shall be used to monitor and control the system. The system must allow the end user

Specification:
The 15 inch Touch Screen shall provide a flush wall mounted, colour interface to the automation
system. The Touch Screen shall be installed as one complete unit,. The Touch Screen shall
include a touch sensitive LCD screen that can display pages of graphical items, such as buttons,
sliders and images. These graphical items shall be programmed to perform control and monitoring
related functions.
The LCD screen shall support 18-bit colour, and shall be an Active Matrix type. The LCD screen
shall be 15 inches in size (diagonal) and support a 1024 x 768 resolution. The touch overlay shall
be a capacitive touch-sensor type. Touch Screens utilising low-resolution matrix and resistive
overlays will not be accepted.
The Touch Screen shall include a real time clock (astronomical) for automatic scheduling of
events, based on the time of day, week, month or year.
The Touch Screen interface shall be customisable to suit user requirements. This software shall
also include a Logic Engine module that will allow the installer to program logic based control into
the touch screen configuration.
The Touch Screen shall connect directly to the control network. Touch Screens and control
systems that required a separate, external interface to connect will not be accepted.
The Touch Screen shall be capable of controlling and monitoring Ethernet and RS-232 devices,
as well as all devices connected directly to the Automation Network.
Connection to the Touch Screen for configuration program downloaded shall be via either of two,
RJ-45 or Ethernet connections.
The Touch Screen shall include microphone and 2 no. integral speakers. The Touch Screen
software shall support Audio WAV files.
The Touch Screen shall include a front removable white acrylic panel,
The Touch Screen shall include a back box and must be provided separately for flexible
installation purposes.
The Touch Screen must be RoHS compliant (European standard as required from 2006)
The Touch Screen must have anti-bacterial coating.
The Touch Screen must have transparent anti-reflective surface coating allowing 88% light
transmission.
The Touch Screen must be resistant to scratches. Exceeds severe abrasion test per MIL-C-675-C.
The Touch Screen must withstand surface contaminants such as dirt, dust, grease, smoke etc.
Liquids on screen do not impede touch screen performance
The Touch Screen must be tested to withstand over 250 million mechanical touches.
Touch contact time of 3 ms for finger input.
Operating temperature of -15 deg C to 70 deg C.
Cable for the system to be to the requirement of the system supplier and shall be applicable
where appropriate.
General:
The home automation general user interface (GUI) will be designed with faded graphics and
programmed to be end user friendly, easy to use and will act as an interface between the user and
the smart home system.

Specification:
Lighting: Control dimming and on/off functions from the central touch screen of all controlled
lighting circuits. Lighting settings should be memorized as a “scene”, sometimes called a
“mood”. Numerous different scenes can be programmed by the end user and instantly created
at a single touch.
Air Conditioning: Monitor & Adjust the homes thermostats via the touch screen.
Electric Curtains and Blinds: Open and close electric curtains or blinds.
Multi-Room Entertainment system: Control the distributed AV system from the touch screen.
Digital Audio: Monitor digital audio music files via the touch screen and allow the end user to
create play lists, organise and play music through the distributed AV system.
Garage Door: Open and close.
IP Cameras -View all 5 cameras from the touch screen.
Energy Management: To view energy consumption of water, electricity and monitor water tank
levels.
Scenes: For end user flexibility the touch screen must allow the user to create automated
scenes for different occasions according to their life style, convenience and energy
management. For example, a preset “evening” scene may dim lights, and adjust the air-
conditioning to the chosen temperature.
Scheduling: For end user flexibility the touch screen must allow the user to create automated
schedules of the systems controlled on the touch screen.
General:
An audio video distribution system is required in 8 main zones with 6 sub zones as per the
drawings, an all in one lighting & AV wall control keypad is required for the main zones that controls
lighting as well as the AV system as is a local input point for third party devices such as personnel
MP3 players etc…, the system should come with a ventilated AV rack, master control unit(s), video
switcher(s), speakers, keypads, amps, 4 remote controls to control the AV system as well as the
lighting, and a RS232 serial interface for connection to the automation system. The smart home
contractor shall be responsible to take delivery, store, install and commission a multi-room audio &
video system. The supplier of the distributed audio and video system will be responsible for
ensuring that all fittings offered with full manufacturers details including comprehensive data shall
be provided to the Engineer on request.
All, speakers, wall units, remotes, master control units/amp, video switchers and the like shall be
from the manufacturer’s product range. All cable required for the system should be supplied by the
smart home contractor to the M& E contractor. Termination face plates for local input plates and
video switching RF TV face plates should also be supplied and installed by the smart home
contractor. The multi-room audio & video system shall be wired in accordance to the manufacturer’s
recommended schematic with adequate slack for proper connections. Manufacturer’s product
specifications shall contain sufficient data to evaluate all properties of the system submitted. If
requested, a sample or demonstration of the proposed system shall be organized. Speaker and
multi room audio cabling installation to the designated location will be installed by the M&E
contractor. The systems equipment shall embody the highest standards of audio and video design
with maximum efficiency and all shall be subject to the approval of the client and their
representatives.

7. INTERCOM SYSTEM- GENERAL REQUIREMENTS:
Video Intercom System is required with 1x door station and 2 x handset for the family kitchen room
and in the corridor of the first floor. Intercom systems shall be provided in each home that will allow
a visitor to sound a bell from a door unit located outside the main door. The door unit shall house a
camera and microphone that will activate as soon as a call bell is pressed. The camera should be of
high resolution, and shall operate even at low lux levels (minimum illumination of 0.2 lux). The door
station should feature infrared LED’s for night operations. The door camera shall have a horizontal
resolution of at least 450 lines. Door unit should be flush mountable and weather resistant. The
Intercom station shall have an LCD screen size of 4’’ colour TFT, and have a picture distortion of
less than 5%. The display shall be of 105,600 pixels. A single door unit should be capable of
serving 2 intercom stations, networked over a 4 wire connection.

8. IP LAN CAMERAS - GENERAL REQUIREMENTS:
IP LAN cameras located on the boundary wall, garden, pool, external gate and one bedroom for
viewing on the 15 inch touch screen. The Day & Night Network Camera must be a high
performance camera for round-the-clock surveillance over IP networks with the ability to provide
high quality images under all lighting conditions ideal for indoor and outdoor applications. The
camera must provide color video when there is sufficient light, and black and white video in dark
conditions. It must uses a high performance lens and a progressive scan CCD image sensor that
enables moving objects to be presented without distortion. In addition to support for 45 frames per
second at all resolutions, the camera must offer simultaneous Motion JPEG and advanced MPEG-4
video streams to optimize image quality and bandwidth efficiency.

Outdoor installation.
HAC shall consist of networked addressing to control all subsystems required including and not
limited to the AC system thermostats (to be supplied by smart home contractor) for local room
temperature control; Fan speed and all off functions from all thermostats with full control of the AC
system via the 15 inch touch screen. The controller should also manage the monitoring of water
tanks, drip trays and metering of electricity and AC consumption to be viewed from the 15inch
touch screen.
The contractor will provide the system with all necessary programming software. The contractor
shall provide source code with competent, trained technicians, familiar with the system during final
checkout and acceptance at final acceptance of the automation System. All source code and
copyrights shall become the property of the employer. The contractor will forward to the employer
with original code and all programming software and two (2) back-up copies in CD ROM format,
The contractor shall perform all system programming of the control system complete with all
necessary power supplies, interconnecting cables and connectors, and other accessory items to
insure a complete and working control system conforming to the design intent and parameters as
specified in this document and the contract drawings.
HAC shall have management software to allow full control and monitoring features of eac h
residence system.
The operating system should support different protocols, such as S-Bus, C-Bus, EIB, LON and
field busses, and Ethernet TCP/IP and multi protocol operation (e.g. DP, MPI and HTTP), multi-
master communication, the transmission of plug-ins (active slaves).
HAC I/O sockets can be equipped as desired with counting, measuring, motion-control or I/O
modules.
HAC should allow programming, while existing programs can be transferred without conversion.
The HAC should have the possibility of operating system extensions for custom applications.
The HAC should have a minimum of 5 integral interfaces (RS 485, Ethernet- TCP/IP, USB, S-Net/MPI
and Com/PGU, C-Bus).
The HAC should have an option to choose from 5 modules for different field-bus connections (RS 232,
RS 422, RS 485, TTY 20 mA, Belimo MP-Bus).
HAC to have capability for expansion I/O capacity to up to 1024 local inputs/outputs via A further 256
I/Os head station should also be available. All sockets should be equipped freely with over 35 different
digital/analogue I/O, counting, measuring and motion control modules for the most diverse functions.
Sockets in the HAC shall be equipped with up to 4 intelligent modules. These should have a direct bus
connection to the main processor.
HAC’s web server would integrate free of charge in all new products, from the CPU to the simplest
remote I/O, Commercial web browsers, no proprietary software tools or runtime licenses should be
required.

Access to the HAC would be via ports RS 232, RS 422, RS 485, USB, modem and networks, such as
Ethernet-TCP/IP and automation Bus.

Modbus protocol and BTU meter using M-Bus protocol. Capable of Monitoring of all pumps, water
tanks, irrigation services and ambient temperature.

PART 3 EXCECUTIONS
1. INSTALLATION
Contractor shall design, install, commission, test and provide all necessary facilities to
implement the solution into a production environment.
All installation shall be in accordance with manufacturer’s installation instructions, procedures
and guidelines.
The cable system shall be designed by the smart home contractor and will be installed by an
M&E contractor who is experienced in the nature of such works.
The authorized contractor selected for this project must adhere to all manufacturers’ design,
engineering and installation procedures and utilize components purchased from authorized
channels.
The implementation must be performed by the smart home contractors own in-house qualified
engineers and technicians or appointed specialist, who have undergone the manufacturers
installers training course.
All cabling will be undertaken by the M&E contractor in coordination with the smart home
contractor.
The M&E contractor’s installation of cables demands that both ends of the cable be clearly
identified by them.
QA procedures should make sure that Installation of cables are correct ensuring that the M&E
contractor cable does not have any damage to jacket, taking care not to exceed the bend radius
and eliminate any kinks.
Smart home contractor to provide drawings indicating the cable references, routes and
installation points. This shall be incorporated into the working drawings supplied by the M&E
contractor.
All back boxes will be supplied by the M&E contractor.
During the period of the project, all aspects of the installation shall be monitored for progress
and completion in accordance with the project plans provided by lead consultant.
The installer should recognize the importance of notification to the project manager of any
problem or item of disruption to the installation schedule. Every effort must be made to keep
within the time tables provided by lead consultant.
A space for the smart home equipment; automation rack and smart home enclosure will be
allowed for in the architectural drawings and will be provided by the building contractor.
Smart home cabinet will have 2x No. twin 13A power outlet, 1 x internet ready point and 1x FM
radio connections provided by others.
2. TESTING
All cables must be tested for conformance to the requirements specified in the product
specifications.
Results of all acceptance tests performed are to be fully documented and submitted to lead
consultant
