Introduction
This report consists of Planning and Estimation of a G+1 Residential
Building which falls under Group A, Subgroup A-2 as per National Building
Code of India. The plot is irregular in shape and its area is 171.51m2, it is
located in Amrita university, Coimbatore. The structure is facing direction and
the total built-up area is 124.49m2. Height of each floor is 3.0m. Walls
provided are of brick masonry 230 mm thick and 115 mm thick in case of
partition walls.
The plan was draw and modeled using Auto CAD and Revit Architecture
respectively. The structural elements were designed using manual methods
and the structural details were provided using Revit Structural. The Quantity
estimate and rate analysis was done using excel.
Objective
The following were the objective of the project:
∙ To get the practical knowledge of planning, designing and estimation of a
residential building.
∙ To create a 2-D and 3-D model of the structure comprising of plan, section
and elevation view using Auto Cad, Revit structural and Revit
Architecture.
∙ To calculate the quantity and cost of materials.
∙ To determine the labours required and do a rate analysis for them, in order
to manage the expenses and complete project within the budget and time
using excel.

Quantity survey
All the quantites of material required for different works were
found out with the help of excel sheets.
Excavation and backfilling
The quantity of earth to be excavated for placing the footing
and the soil required for backfilling both the foundation and
plinth area were calculated.
Structural elements
The quantity of steel and concrete required for all the strcutral
elements were found out using the plan of the building and the
structural elements sectional view diagrams.

Brick masonry
The quantity of bricks required for the all the masonry work were
calculated.
Volume of brick without mortar = 0.19 x 0.09 x 0.09 = 0.001539 m3. Volume
of brick with mortar = 0.2 x 0.1 x 0.1 = 0.002 m3.
Number of bricks required for 1 m3 = (1/0.002) = 500. Volume of wet mortar
= 1-(0.001539 x 500) = 0.2035 m3.

Plastering
Plastering was done using cement mortar, 2 coats of plastering was provided.
Cement mortar of 1:4 mix was used for external plastering and 1:6 mix was
used for internal plastering.

External wall plastering work (1 : 4):
Area to be plastered = 667.36 m2
Thickness = 0.024 m (for 2 coats)
Cement required = (1/5) x 0.024 x 1.35 x 1440 x 667.36 =
6227.3 kg = 125 bags
Sand required = (4/5) x 0.024 x 1.35 x 667.36 = 17.3 m3 =
611ft3 = 6.11 unit. (100 ft3 = 1 unit)
Flooring
Glazed ceramic tiles of size 800mm x 800mm was provided the
interior portion of the house and suitable flooring materials were
adapted for the rest.

Finishes
Two coats of wall putty was provided in the interior portion of
the house in order to gain a superior look and smooth finishing.
One coat of primer and 2 coats of Silicon and Acrylic emulsion
paint was painted. The Exterior portion was provided with a
coat of white cement coat and 2 coats of Silicon and Acrylic
emulsion paint.

DESIGN OF UNDERGROUND SUMP CALCULATION
Average water required per head = 200 lpcd
Total number of persons = 10
Storage = 7 days
Total water Requirement = 7x12x200 = 14000 litres
Total Volume required = 14 m3
Assume Depth = 3.3m
Length to Breadth ratio = 2 :1
L x B = 4.5m2 L = 3m & B = 1.5m
Hence, a Precast underground sump of length 3m, breadth 1.5m and depth of
3.3m as per the design requirement was adopted. (3mx1.5mx3.3m)

DESIGN OF SEPTIC TANK CALCULATION
Total number of persons = 10
Average wastewater produced per head = 0.8 * 200 lpcd = 160 lpcd
Sludge Deposit = 40L/person/year
Cleaning Period = 1 year
Detention period = 2 days
Total Volume = (40*12) + (2*12*160) = 4320lpcd = 4.3 m3
Assume Depth = 2.3m
Length to Breadth ratio = 2:1
Dimension of Water Tank = 2 x 1.5 x 2.3
Hence, Precast Septic tank of depth 2.3m, length=2m, width=1.5m as per the
design requirements was adopted.
DESIGN OF SOAKPIT CALCULATION
Total number of persons = 10.
Average wastewater generated per head = 160 lpcd.
Total volume of wastewater = 10*160 = 1600 litres/day.
Percolation rate = 1500 L/m3/day.
Total Volume required = (1600 /1500 ) = 1.1m 3.
Assume Depth = 2 m.
Radius = 0.9m .
Hence, Precast soak pit (t=75mm) of depth 2m, radius 0.9m as per design
requirements was adopted.

DETAILED ESTIMATION
ESTIMATION
An estimate of the cost of a construction job is the probable cost of that job as
computed from plans and specifications. For a good estimate the, actual cost
of a project should not differ by more than 5 to 10 % from its estimated cost,
provided there are no unusual, unforeseen circumstances.
DETAILED ESTIMATE
A Detailed estimate was prepared carefully and separately calculating in detail
the costs of various items of the work that constituted the whole project from
the detailed working drawings after the design had been finalized.
∙ The whole project was sub-divided into different items of work or
activities.
∙ The quantity for each item was then calculated separately from the
drawings as accurate as possible. The procedure was known "Quantity
Take off”.
∙ Each item of the work was then multiplied by its estimated current rate
calculated by a fixed procedure to find out the cost of the item. ∙ In the end,
a total of all items of the work were made to get the total estimated cost.
∙ Contingency charges were added, 3% of the estimated cost of the project.
∙ Supervision charges was added, 8% of estimated cost of the project. ∙
Plumbing and Electrical works was added, 16% of estimated cost of the
project.

1. Site Clearance
Before starting any construction work, it becomes necessary to clear
the place from the unwanted grass, boulders, etc.
2. Excavation
Following the site clearance, the layout of this structure in the site
was planned concerning the given foundation plans. Since it is a
framed structure independent excavation was carried out to a depth of
1.82m. According to the design of footing, it was a square footing of
side 1m. An extra cover of 0.2m was given on all sides around the
footing for working space.
3. Foundation
A foundation is the lower portion of building a structure that
transfers its gravity loads into the earth. The foundation consists a
layer of PCC (Plain Cement Concrete) of 1:4:8 mix following a
square footing and a short RCC column up to ground level. After
excavation, foundation was laid and the remaining excavated area
around foundation was backfilled with soil.
4. Ground level Beam (P.C.C)
Ground beam is the component of a building and it is constructed at
ground level. PCC Belt of 1:2:4 using 20mm aggregates were
provided for a 150mm depth all around the structure connecting the
columns present in the ground level.

5. Plinth
Above the Ground level 150mm P.C.C, Plinth Brick work in cement
mortar 1:6 using First class bricks for a height of 0.9cm plastered
using cement mortar 1:5 and plinth beam was constructed over this.
Sand filling was done from ground level to plinth level.
6. Plinth Beam
The plinth beam is a reinforced concrete beam above the brick work in
the basement. Its main purpose is to prevent the extension or cracking
of the foundation cracks in the wall above when the foundation suffers
from laying. Plinth beams of 1:1.5:3 mix was provided with a depth of
400 mm all around the building main wall.

9. Brick Masonry Work
Masonry works are done using a cement mortar mix. The main walls
are of Brick works in cement mortar 1:6 using First class bricks of
230mm thickness and partition wall are of Brick work in cement
mortar 1:6 using First class bricks of 150mm for all floors. Parapet
wall are of brick work in cement mortar 1:6 using first class 230mm
thickness.
10. Lintel Over Door Window
A cut through RCC lintel beam of 1:1.5:3 mix was constructed on the
openings above doors and windows using necessary shuttering work.
They are provided to support the masonry work over it. Above that
remaining masonry work is carried out until the beam level. The
required amount of concrete and reinforcement for lintel beam was
calculated.
11. Slab
The amount of concrete, reinforcement and shuttering required for
construction of RCC slabs of (150mm) thickness was calculated.
12. Plastering
Plastering is the process of covering rough walls and uneven surfaces
in the construction of houses and other structures with a plastic
material, called plaster.
Internal Plastering: Cement mortar 1:6 of 12mm thick.
External Plastering: Cement mortar 1:4 of 12mm
thick. 13. Tiling
The floors were paved with best approved quality Glazed Ceramic
Tiles using cement mortar 1:3.

Abstract of cost:
The Total cost of the building was arrived by multiplying the quantity of
the material used for each work, with the rate of item of each work. The
rate of items was obtained from Delhi schedule of rates 2019.

Conclusion
A G+1 building was planed and designed using the necessary
software and methods. The quantity survey and rate analysis was
done with the help of Excel, to get an accurate estimate. The grand
total was found to be ₹ 58,12,256.46.
