KNOW ALL MEN BY THESE PRESENTS:

That I, __________________, of legal age, Filipino Citizen, widow and resident of Lapaz, Bogo
City, Cebu, Philippines for and in consideration of the sum of ONE HUNDRED SIXTY
THOUSAND PESOS (Php160,000.00), Philippine Currency, to me in hand paid by
_________________________, all of legal ages, Filipino citizens and residents of ____________,
Philippines, receipt whereof in full is hereby acknowledged to my entire satisfaction by these
PRESENTS, do hereby SELL, CEDE, TRANSFER, CONVEY and QUITCLAIM, absolutely and
irrevocably unto the said __________________, their heirs, successors and assigns, a parcel of land,
situated at _______________, and more particularly described as follows:

“A parcel of land known as of portion Lot No. ____________________; containing an area of


FOUR HUNDRED (400) Square meters, more or less.”

of which above–described parcel of land made the subject of these presents, I am the true and absolute
owner.

That I do hereby warrant true and lawful ownership to, and peaceful possession of the property
herein sold and conveyed and further declare that the same is free and clear of any and all liens and
encumbrances whatsoever. Further, I promise and guarantee to defend and protect the title, ownership
and peaceful possession of the herein VENDEE against the adverse claim(s) by any person whosoever.

That the provisions of Article 1623 of the New Civil Code of the Phil. have been previously
complied with.

That the above-described property, not having been registered under ACT 496 nor under the
Spanish Mortgage Law, the parties hereto have agreed to register this instrument under the provisions of
Sec. 194 of the Revised Administrative Code, as amended by Act 3344.

IN WITNESS WHEREOF, I have hereunto affixed my signature of this ___________ at Mandaue
