Scope of Work:

The scope of work envisaged is entire development of the land consisting of one Bungalow including
site development works as per Architectural design, drawings and specifications.

The Scope for Bungalow Broadly Includes


i. Concrete work- R.C.C frame structure with staircase and P.C.C as per structural Drawings.
ii. Finishing Works- Plaster, Doors and Windows, Flooring Tiles, Skirting and Kitchen Platform
work, painting work.
iii. Plumbing and Sanitary fixtures and fittings- soil waste, water supply, and plumbing works.
iv. Electrical Installation works- internal wiring, common area wiring up to meter room, wiring for
inverter.

*Interior work and lights & Fans e.g. - CFL, bulbs, leds are not cover in this contract.

*Liability of map & approval of LDA by the 2nd party.

*Any other extra expenses related to LDA/ Nagar Nigam/ Any Govt. Authority shall be meet out by the
2nd party.

*Consequences arises due to deviation of map & actual construction shall be taken care by the 2nd party.

* No hidden/processing charges

*Applicable taxes will be additional.

*Expected date of completion of project is 10 months.

*Progress and completion of project will be depending upon Payment Schedule.

:Note-
• Rate per square feet for ground floor and first floor is 1700 per square feet due to previous
construction that is made on it.( It includes the complete column framework structure and
finishing of ground floor and first floor including the finishing work and hand over of the
residence at an approximate time of 10 months).
• First floor minor finishing is included in the contract and ground floor full finishing work is
included in the contract and outer elevation and boundary work is also included.
