Leave & License Agreement

This agreement is between Mr. Sujaram Tilokji Choudhari and Mr. Anand Dada Sawant for leave and licence of residential premises located at H-30, LIG(I), Sector No.3, Kalmboli, New Mumbai. Mr. Sawant will pay Rs. 40,000 as security deposit and Rs. 6,000 per month as licence fee to occupy the premises for 11 months from April 3, 2013 to March 3, 2014. Both parties will share electricity and water charges equally. The agreement can be terminated by either party giving one month's notice.

LEAVE AND LICENCE AGREEMENT

THIS AGREEMENT FOR LEAVE AND LICENCE is made and entered into
at Mumbai on this 6th day of April, 2013 BETWEEN Mr.Sujaram Tilokji
Choudhari, an adult, Indian inhabitant of Mumbai, residing at H-30, LIG(I),
Sector No.3, Kalmboli, New Mumbai. hereinafter referred to as the LICENSOR
(which expression shall include his/her/their executors, legal representatives
and assigns) of the ONE PART ; AND
Mr. Anand Dada Sawant an Adult Indian Inhabitant, residing at 19/18
Swadeshi Mill Ward, Khandala Chawl, Sion Chunabhatti, Mumbai 400 022,
hereinafter referred to a the LICENSEE (which expression shall mean and
include his/her/their legal heirs executors, administrators, legal
representatives and assigns) of the other Part;

WHEREAS the Party of the Licensor is absolute owner of the Room


premises situated at H-30, LIG(I), Sector No.3, Kalmboli, New Mumbai.
hereinafter referred to as the said premises; AND WHEREAS the Licensee has
requested the Licensor to allow him to use on leave and license basis for a
temporary period of 11 months for residential purpose.

AND WHEREAS the First part has agreed to the said suggestions of the
party of the Second Part AND WHEREAS both the parties have entered into
this agreement on leave and license basis of the following terms and
conditions.

NOW THIS INDENTURE WIHTNESSETH AS UNDER


1. That the Licensor has allowed using and occupying the said premises to
Licensor for a period of 11 months on leave and license basis, this
agreement commence from 3rd day of April, 2013 shall expire on 3rd March,
2014 subject to the renewal of this agreement upon the completion of 11
months.

2. The Licensee shall pay and deposit of Rs. 40,000/- (Rupees Forty
Thousand only) being the Security Deposit and for the performance on this
agreement and the Licensor is liable to refund the said amount to the
Licensee on expiry of these presents after deducting and due and/or agree
for this agreement.
3. The Licensee shall further agree to pay an amount of Rs. 6,000/-
(Rupees Six Thousand only) being the monthly license fee.

4. It is agree between parties that the both parties shall pay the 50%
electricity charges and water charges every successive month to the
concerned authority.

5. It is further agreed between the parties that Licensee shall not create any
source of nuisance to the neighbors during the tenure of this agreements.
6. That the Licensee hereby covenants with the Licensor that Licensee shall
not avail Ration Cards and any other documents in the name of Licensee in
respect of the said premises.

7. The furniture or other things belonging to the Licensee and licensee shall
use this furniture for shop purpose.

8. It is agreed by and between the parties that the parties also agree that
the Licensee shall keep the said premises in a tenable condition during the
tenure of this Agreement.
9. The Licensee shall not make any charges alteration or addition the said
premises without the prior written consent of this Licensor.

10. It is agreed by and between the parties that they shall be at liberty
to terminate this agreement by giving one months notice to the other party.

11. It is agreed by and between the parties that at the time of


termination of this agreement the Licensee handover the possession of the
said premises to the Licensor and the Licensor return back the security to
the Licensee without fail.

12. The Licensee shall not sub-let or part with possession of the said
premises to any other person during the currency of this agreement.

13. That the Licensee shall not cause any type of nuisance either to
the Licensor or neighbors and shall not carry out any illegal business in the
said premises during the License period.
14. That the Licensee shall not claim right, or whatsoever nature
including the tenancy sub-tenancy or ownership right in respect of the said
premises.

15. It is agreed by and between that the Licensee shall handover the
vacant and peaceful possession of the said premises of the Owner on the
expiry/termination of this agreement.

IN WTNESS WHEREOF the premises hereto to have hereunto set and


subscribed their respective hands on the year herein above mentioned
written.
