BUILDING MANAGEMENT SYSTEM

1. Purpose

The Purpose of this Method Statement is to define the work procedure for testing
& commissioning of Venturi Valve (VV) system with Air Handling Unit (AHU).
Venturi Valve combine a mechanical, Pressure independent regulator with a high speed
position/airflow controller to meet the unique requirements of airflow control. As duct
static pressure fluctuates, the valve compensates to hold airflow rates steady. This
method of control delivers repeatable airflow rates, regardless of fluctuations in duct
static pressure.

2. Project Details

Project Name: SGH ECC/NDCS ACMV Package-1

Location: SECOND HOSPITAL AVENUE (BUKIT MERAH)

3. Working Location

Basement-4
Level-9

4. Method of Installation
Venturi Valves Scope Demarcation between Joule Air/ACMV/BMS

4.1 Joule Air Scope

 Supply the Venturi Value, Sensors and PCI Panel

 Venturi Value comes with transformer 75va
 All the Sensors comes with AC-DC Power convertor

4.2 ACMV Subcon (Kilowatts) Scope

 Install the Venturi Valve control in the located duct area on the field side.
 Install the sensors and PCI panel on located area in the field side
 Provide the Power point cable and terminated for each Venturi Valve control.
 Provide the proper insulation for each Venturi Valve control.
 Install the Heater cable and termination to Venturi Valve control if there is needed
 Provide the proper installation of conduit and cable termination wok
 Labeling the Venturi Valve and cable tagging for Visual check
BUILDING MANAGEMENT SYSTEM

4.3 BMS (Honeywell) Scope (In Field Side)

 Venturi Value control communication and termination work on the field side
 Provide the sensor communication cable from Venturi Valve control and
termination of both field side
 Individual Venturi Valve grouping by Schematic diagram and communication
cable ended up with particular PCI Panel.
 Provide the Cat5E cable connected from PCI Panel to network switch and
interface with Bacnet/IP for monitoring the points.
 Provide the proper installation of conduit and cable termination wok.

6. Working Preparation

1. Joule air supply the Venturi valve, sensors, PCI Panel and comes with transformer
AC-DC convertor to Kilowatts.
2. Kilowatts install the Venturi valve, sensors, PCI panel in the located Duct area on the
field side.
3. Kilowatts provide the proper insulation valve work and cable termination work Heater
control.
4. Kilowatts provide the proper conduit work and labeling for valve, cable tagging.
5. After kilowatts mockup the Venturi valve work completed Honeywell take over the
responsibility to provide the comms cable for Venturi valve and field sensor cable
communication in proper conduit work and termination the cable.
6. Testing cable and start to commissioning work based on the room pressure to control
airflow for room pressurization and fume hood air.

7. Responsibilities
BUILDING MANAGEMENT SYSTEM

 Engineer in-charge is responsible for ensuring the Testing and commissioning for the
Variable Air volume is carried out as per method statement and in a safe manner.
 Check that the works are carried out according to the technical and engineering
specifications.
 To test together with the Mechanical T & C team to ensure the testing are in line with
Mechanical requirements.

8. Test Instruments / Tools required

The following test instrumentation & tools will be required to undertake the
equipment testing & commissioning detailed with in this procedure.
 Thermometer
 Vane Manometer
 Multi Meter
 Programmable laptop

9. Work Procedures

9.1 Visual Inspection

 Before attempting to set up automatic controls it should be ascertained that the

following requirements are satisfied and checked.
 Ensure the VV’s are correct Model No., Serial No.
 Ensure the VV’s are the correct model and box number to be fixed according to
the updated floor plan.
 All ducting connections shall be completed.
 Ensure VV is mounted securely.

9.2 Electrical Check

 Ensure that the correct supply voltage is available to operate a VAV (24 Volts
AC) and that the correct polarity is adhered to when connected.
 Ensure that wiring of the local thermostat for the VAV is terminated correctly and
tested.
 Ensure that all electrical connections are tight and the wiring is secured.
 Ensure all BMS wire connection is terminated and tested at the DDC Panel and
field devices.

9.3 Control Function Check

 Power up the local control panel (LMCP) of respective AHU.

 Establish the man-machine interface communication between DDC and laptop.
 Ensure associated AHU is operating and status is ON
BUILDING MANAGEMENT SYSTEM

 Carry out the air balancing based on the design air flow rate required.
 Open Damper to 100%
 Adjust Fan to low speed, 20% of VAV box design air flow.
 Measure the airflow in CMH by handheld sensor. Compare reading from
computer.
 The Airflow reading must tally with handheld sensor reading in all speed.
Damper Actuator Functional Test
 From laptop simulate manual damper open & close control at a speed of fan,
20% of VAV box design airflow. The actuator starts to open and close.
 Repeat step ‘a’ for a speed of fan, 100% of VAV box design airflow.
 Adjust temperature set point to a value and notice the VAV boxes modulate to
reach the set point under PI control. Record the temperature, flow and damper
position at stable state. Also record the temperatures, static pressures and fan
speed of the AHU.

10 Safety Aspect

 Pay attention when working at height, look out for any person passing or working
below.
 Always use hand gloves, when handling materials.
 Always use personal protective equipment (PPE) for personal safety and protection.
(Safety helmet, safety shoes and Safety belt / Safety Harness).

11 Housekeeping

 Ensure the work place will be kept clean and tidy

 Daily housekeeping and disposal of waste will be carried out.
