DATA PRESENTATION AND ANALYSIS

A. SITE INVENTORY

1. SITE SELECTION

The proposed project is located at Clark Freeport Zone is a redevelopment


of the former Clark Air Base, a former United States Air Force base in the
Philippines. It covers portions of the cities of Angeles and Mabalacat and
portions of the town of Porac in Pampanga, as well as portions of the towns of
Capas and Bamban in Tarlac. Clark is a hub for business, industry, aviation,
education, and tourism in the Philippines, as well as a leisure, fitness,
entertainment, and gaming center of Central Luzon. Clark Global City is a
planned mixed-use central business district development at the Clark Freeport
Zone in Mabalacat and Angeles City, Pampanga. It covers an area of 177
hectares and is situated within the Clark Freeport Zone. It is located about 40
miles (60 km) northwest of Metro Manila. Clark is composed of 4,400 hectares
for Clark Freeport Zone and spans 32,000 hectares and is highlighted by the
government as the nation's next major economic center.

The selected site is in the Institutional land zoning master plan of Clark
and it is near at the heart of the city. The total land area of the lot is about
sixty one thousand nine hundred fifty eight square meters is more than
enough to design the proposed film production project.

2. SITE SELECTION CRITERIA

Location:

The project location is at Clark Freeport Zone along J. Abad Santos


Avenue. Clark Freeport zone is the former base re-emerged as Clark
International Airport and Clark Special Economic Zone (CSEZ). The airfield

infrastructure was improved to make it one of the most modern in Asia, and a
second parallel runway was built. The former base is now home to a golf
resort, a number of industrial buildings, casinos, landmarks, and retail
establishments. It also hosts the annual Balikatan exercise between the
United states and Philippines Armed Forces.

Population:

The chosen site has enough population and investors to accommodate


the proposed project. The future international gateway for the country was
planed for clark.

Accessibility:

The site is a corner through lot it is adjacent to avenue and street


roads. The site is also near at the Clark Air Base Bicentennial Park and
Recreation and Clark Museum that makes the place very accessible for
different individuals specially investors, artist, and tourist who wants to visits
the recreational place in Clark.

3. SITE JUSTIFICATION

The Clark Freeport Zone location in Pampanga is a suitable location for


the proposed project Film Production Complex. The sites locations is very
accessible with a good set of utility system like water line, electrical line and
swer line that would be the basic necessity of every project and these
systems will be useful for the film production facilities.

According to the general land use and zoning of the city or the Clark
Development Corporation the selected site is located at the institutional land
zone master. The sites are a corner through lot surrounded by trees with the
vicinity of the recreational, residential and institutional buildings. The site
showcases a comfortable and relaxing atmosphere suitable for the film
production facilities. As located to the Special Economic Zone the site is hub
for business, industry, aviation, education and tourism in the Philippines as
well as leisure, fitness and entertainment center of Central Luzon with no
dough the place is a viable investment and business area.

4. SITE DATA

4.1 MICRO SITE DATA

A. PHYSICAL PROFILE

The Clark Development Corporation (CDC) is a government-owned


and controlled corporation responsible for the development and management
of the Clark Freeport Zone (CFZ) in Central Luzon, Philippines. The CFZ is
divided into two areas: the Clark Freeport Zone (CFZ) and the Clark Special
Economic Zone (CSEZ), with the New Clark City being part of the latter. The
CFZ covers the area of the former United States Air Force facility, Clark Air
Base, with most of it converted into Clark International Airport, while some
portions remain under the control of the Philippine Air Force.

In 1995, following years of neglect since the 1991 base closure due to
the eruption of Mount Pinatubo, cleanup and removal of volcanic ash deposits
at the former Clark AB began. The former based re-emerge as Clark
International Airport and Clark Special Economic Zone (CSEZ). The airfield
infrastructure was improved to make it one of the most modern in Asia, and a
second parallel runway was built. The former base is now home to golf resort,
a number of industrial buildings, casinos, landmarks, and retail
establishments. It also hosts the annual Balikatan exercises between the
United States and Philippines Armed Forces.

The Clark Freeport Zone (CFZ) is an economic zone in Central Luzon,


Philippines, where the land is classified as government lands for possible
long-term lease to prospective investors. As of December 2022, there are
127,074 workers in the CFZ. The CFZ is managed by the Clark Development
Corporation (CDC), a government-owned and controlled corporation
responsible for the development and management of the area. Major
employers in the area include Manufacturing Companies: electronics/ semi
conductor manufacturers, garments manufactures, IT Services and IT
Consulting: Information Technology/Business Process Outsourcing (IT/BPO)

companies, tourism-related companies, other service oriented firms, aviation-
related companies, commercial locators, and other light manufacturers (CDC
Industrial Relations Unit, personal Communication).

Earthquakes

Since 1968, PHIVOLCS has recorded twelve destructive earthquakes


in the Philippines. This record includes
the infamous July 16,1990 Luzon earthquake which caused
innumerable injuries and at least 1,100 deaths.
Seismicity (geographic and historical distribution of earthquake events)
is all over the country except in the
Palawan region.

3. SWOT ANALYSIS

This part of the study the SWOT analysis will be applied to shed light
