AGREEMENT FOR CONSTRUCTION OF HOUSE

THIS AGREEMENT IS MADE ON 21th Nov 2023 BETWEEN:


HEREINAFTER CALLED THE BUILDING CONTRACTOR, WHICH
TERM SHALL INCLUDE HIS ASSIGNS AND SUCCESSORS
NOW THIS AGREEMENT IS AS FOLLOWS

1. The Building Contractor shall in consideration of the money to be paid in


the manner set forth below to execute and complete the works as per the plan
and specifications enclosed to the satisfaction of the Owner.

2. This contract is a square feet-based contract. The cost-built area of --------


Sq. Ft approx. is Rs.------------(-----------------). The square feet shall include
all built up area including balconies and utilities, Sit outs and passages. The
total area of the building is ---------Sq.ft (Fill Total Area). Therefore, Built Up
area approx. (GF+FF + SF + Mummy) ----- Sq.ft ------------------------ The
total cost of building = Rs -------- /- (-----------). to carry out the work in
respect of the entire construction of the said building as per the architectural
and structural drawings and as per items mentioned in the schedule and
signed on -------------

3. The term Architect shall mean Architect M/S -------------- And or their
representatives, appointed by the owner and in the event of his ceasing to be
the Architect anyone else nominated by the Owner and intimated to the
Contractor in writing.

4. The rates quoted in the schedule shall be for complete work in all respects
and shall include all direct, indirect and contingent costs, expenses including
charges for scaffolding, centering material and shuttering, hire for tools and
machinery, transportation charges and temporary sheds for storage of
materials, labor removal of debris, etc.

5. COST ESCALATION CHARGES: The rates in the schedule are based on


the basic rates of steel, Sand and cement as per the market rates No escalation
in respect of any other item or material on account shall be permitted.

6. The contractor hereby agrees to complete the work in all respects so as to


make the house fully habitable on or before --------. It is an express
stipulation that time is the essence of the contract. The contractor shall submit
the work schedule within 10 days from this date and weekly site meetings
will be held to monitor the progress. (Note: Natural calamities are not under
are surveillance)

7. The Building contractor shall work in coordination with other agencies


involved in working on the building. He shall render all co-operation and
assistance to them. The time of completion shall not be extended on this
account.

9. If the OWNER chooses to supply any construction materials required, they
shall be given credit for the cost of such materials and the value shall be
deducted out of the immediately succeeding running bill.

10. AUTHORIZED VARIATIONS: The building contractor may when


authorized in writing or which directed verbally and later confirmed in
writing by the architect with the previous consent of the owner and to or omit
from or vary the work shown and described in the schedules and the
contractor shall make no additions omissions or variations without such
authority or direction

11. MATERIALS AND WORKMANSHIP: a) All materials and


workmanship shall be the best of the respective kind and described in the
schedules. The decision of the architect regarding the rates, quantity, and
sufficiency of materials and workmanship will be final and binding on the
contractor. Specific brands mentioned as per attached schedule. b) The
Architects shall have the power to order the removal from the works of any
defective materials or work to order substitutions of materials of work in
accordance with this agreement and the schedules.

12. WATER AND POWER SUPPLY: The owner shall arrange for temporary
electrical connection, all electricity and water charges during the course of
the construction will be borne by the client

13. DEFECTS LIABILITY PERIOD: In case of default on the part of the


contractor to rectify and make good the defects within the time specified by
the bearer as per the discussion held by the Owner. The building contractor
shall be responsible for the safe preservation and custody of all materials at
the site.

16. The Owner while retaining possession of the site has only permitted the
contractor to enter upon the property for the purposes of constructing a
residential house. The owner shall be subsequently entitled at any time to
freely enter upon and exercise all acts of possession and ownership over the
aforesaid residential site

14. In case of any dispute or difference arises between the owner and the
contractor, the decision of the architect shall be binding on both the parties.

ANNEXURE-1
DESCRIPTION SPECIFICATION

1) R.C.C. Work Plinth Height 36" Max and Porch Level 12" Max P.C.C. 4.5”
Thick 1:3:6 PCC below Footings, to give impervious bed Footing The
Concereting will be carried out in 1:1½ :3 Mix (M20), with 12 mm Main
Reinforcement, the depth of the footing will be based on loading and
architectural drawing , subjected to minimum of 8/10/12/16mm (as per
architectural drawings)

2)Termite Treatment Pre-construction termite control, better known as Soil


Treatment, is performed in the preliminary phase of construction of a
property. Columns Size of the columns will be based on loading, subjected to
minimum of 8”x12 / 8”x16”/ 8”x20” with Minimum of 6-12 MM/
8-12MM/16MM Main Reinforcement bars. Concreting 1:2:4 (M20) (as per
architectural drawings)

3)Slab Concreting 1:1½ :3(M20), 11' TO 12’ Height and Tower 9' Height
Aggregates ½” & ¾” Mixed Sand Fine Sand (Balu) & stone sand Cement JK
,Uttam Birla ,Ultratech as per availability

4)Steel Moriya CRS/ Tested @ rs 68.00 / kg – Revision Subject to ± 10 % (In


case of variation beyond the mentioned limit the difference amount above the
base rate will be charged and vice – versa)
5)Bricks 4” Gutka Open Bhatta/chimney Bricks @ rs 9.0 per brick Mortar 1
cement: 4 Sand Fine Plaster 1 cement: 4 fine Sand ( 12 mm Thick) Elevation
1 cement: 4 fine Sand ( 12 mm Thick)

6)Wood Works with Doors Frames


a) Main door Frame 8” x 2 ½” Plywood pillaring with mica
b) Rooms 3" Plywood pillaring with mica
c) Toilet Door Frame Granite @150/sq.ft Doors with Material Fittings
d) Main door 4’6” x8’0” Rs. 15000/ Piece with fitting
e) Room Flush doors 3’0”x 8’0” Rs. 12000/Piece with fitting
f) Toilet Flush Door 2’6”x8’0” 12000/Piece with fitting

7) all Windows jamming with photo Frame Window with Granite @150/sq.ft

8) Windows will be three track Aluminum Domal or UPVC (Powder Coated)

11) The cost of Railing inner and outer and S.S or profile with glass of wood
with glass handrail will be at the rate of Rs. 1250/- Per Run Feet , inclusive of
labor of fixing the railing & handrail.

12) Kitchen Platform Material Platform Granite (@ rs.300/sq.ft.), with 2’0”


Ht. Glazed tiles (@ 100/sq.ft.) hanging platform with Steel Sink @ rs 8000/-
nirali or cerasil.
13) Electrical- conduit Pipe polycab or modi with ms box & wiring
Polycab.RR wire, Vguard, KEI, havells (1mm, 1.5mm, 2.5mm, 4mm, 6mm
as per requirements) Switches 70/- per pic like legrand , gold medal,
schneider etc

12) Included all AC point both cappor pipe with and wiring of Solar, Inverter,
camera ,security, video door phone wiring. Earthing as per traditional method

13) Plumbing - Internal Water line CPVC 11sdr with included hot water solar
& heat pump line with brand of, Astral, finolex, ashirwad, Supreme etc.

16) Elevation Tails Italian travertine tiles Max.100 Sq.ft (rs-110 sq.ft)

Note :- All selection ( Tails ,Colour, laminate, CP fitting , door locks &
handles) will be done by Owner
Special Remark: - below points included above rate -
1. AC line all bed rooms and drawing rooms except living.
2.Duct cost not deduction, cover iron work with polycarbonate sheet
3. Plumbing line pressure test
4. Coba work includes all Bathrooms, balcony, roof terrace.
5. Vibrator proper use in RCC work
6. Iron ladder for tower
7. Terrace proper finishing by LW101 + cement + churi

Following Charges are Not Included in the above rates


1. Corporation fees, or other corporation related expenses.
2. Electric Connection, and Electric Bills will be paid by the owner.
3. In the absence of regular electricity backup with DG set shall be provided
by the owner for continuous working on site.
4. Water Connection, Tankers and water Bills will be paid by the owner.
Garden pipe for curing will be arranged by the contractor.
5. This rate includes Only one Kitchen Platform, If the No. of kitchen
platform exceeds, then that extra cost
