DEED OF TRANSFER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This instrument is made by and between;

ROGELIO T. VALIENTE and EMILY S. ZAMORA, both of legal age, Filipino’s and
residing at Block 11 Lot 18 Morning Ville R. Jacinto St. Canumay West, Valenzuela City,
hereinafter referred to as the TRANSFEROR’S;

-AND-

SPS. ELMER A. CARAAN and ROBINIE D. CARAAN, both of legal age, Filipino’s,
Married and residing at Block 11 Lot 2 Morning Ville R. Jacinto St. Canumay West,
Valenzuela City, hereinafter referred to as the TRANSFEREE’S;

That the TRANSFEROR’S is the registered owner of the below described parcel of
land together with its improvements thru National Housing Authority, which is more
particularly described as follows;

TRANSFER CERTIFICATE OF TITLE NO. V-81134

A parcel of land (Lot 18, Blk. 11 of the cons-subd. plan Pcs-00-011408, being a
portion of Lots 386-C-2 (LRC) Psd-233604, Lot 386-C-1-B (LRC) Psd-337115, Lot 1571-
386-D, Malinta Friar Lands, Lot 1091-A-2-A & Lot 1091-A-2-B (LRC) Psd-48677, and Lots
1572-B-1-A, 1572-B-2-A and 1572-B-2-B (LRC) Psd-324578, LRC Rec. No.), situated in the
Bo. of Canumay, Valenzuela, MM, Is. of Luzon. Bounded on the S., along line 1-2 by Lot 16;
along line 2-3 by Lot 17, both of Blk. 11 on the SW., along line 3-4 by Road Lot 3; on the
NW., along line 4-1 by Lot 14, Blk. 11 all of the cons-subd. plan; Beginning at a pt. marked
“1” on plan, being S. 48 deg. 57’W., 422.56 m. from Mon. No. 10 Polo Cad to corner 1; thence
S. 12 deg. 31’W., 6.28 m. to pt. 2; S. 68 deg. 37’W., 4.50 m. to pt. 3; N. 21 deg. 23’W., 5.25 m.
to pt. 4; 68 deg. 37’E., 8.00 m. to pt. of beginning; containing an area of THIRTY THREE (33)
SQUARE METERS, more or less.

WHEREAS, for and in consideration of the sum of THREE HUNDRED THOUSAND


PESOS (Php300,000.00) paid by the TRANSFEREE’S, the TRANSFEROR’S is transferring
all his rights and interest over said parcel of land including all existing improvements
thereon in favor of the TRANSFEREE’S;

WHEREAS, the TRANSFEREE’S accept said transfer.

NOW THEREFORE, for and in consideration of the above whereas, the


TRANSFEROR’S transfers and conveys unto said TRANSFEREE’S, all his rights and interest
over the above mentioned parcel of land including all existing improvements thereon.
