An exciting venture has been initiated to retrofit and redevelop
“Enzyme”, a structure that traces its origins back to the 1970s.
The project’s primary objective is to explore the potential for
maximizing the presently permitted Gross Floor Area (GFA)
for the plot while creating a prominent landmark within the
community. The overarching goal is to elevate the property’s
value and generate a substantial return on investment.

DESIGN DEVELOPMENT
A critical phase in the lifecycle of
construction and infrastructure projects. It
involves the transformation of conceptual
designs into detailed, data-rich 3D models
that serve as the basis for construction,
analysis, and collaboration throughout the
project’s lifecycle.

THIS STAGE INCLUDES:

• Design Studies - Arc and Documentation
• Design Studies - Str and Documentation

CREATING FAMILIES

Experienced in creating custom

families in Revit, which has been honed
through practical experience and a
passion for pushing the boundaries
of design and functionality within the
BIM environment.

Working with Revit families requires

a good understanding of parametric
design principles and Revit’s family
editor tools. The ability to create and
customize families is essential for
efficiently creating and managing BIM
projects.

However, managing the
noise originating from the

challenge. To tackle this issue,
the design incorporates
responsive curtain walls
and strategically selected
furnishings that effectively
absorb and mitigate sound,
taking into consideration the
study of the sun angle.

building, to provide an
effective solar shading.
By adjusting the angle
of the louvers, building
occupants can control
the amount of sunlight
entering the interior
spaces. This helps
in reducing glare,
minimizing solar heat
gain, and optimizing
natural lighting, which
can enhance occupant
comfort and energy
efficiency.

STAGE 04

TECHNICAL DESIGN
The phase in the construction and design process where detailed technical specifications and plans are developed using BIM. It involves creating a
comprehensive digital representation of the building that includes data related to materials, dimensions, structural elements, systems, and more. It
allows for the generation of construction documentation, clash detection, cost estimation, and the optimization of various building systems.

CLASH DETECTION CLASH RESOLUTION

Clash detection process was done using Navisworks
software after importing the model from Revit. • Imported the 3D models of various building disciplines (ARC, STR and MEP) into Navisworks.

• Used clash detection tools to identify clashes between different elements in the 3D models.

• Examined the clashes to understand

the nature of the conflicts.

• Assigned clash resolution tasks to the

relevant team members,
such as structural and MEP
engineers, depending on the
nature of the clash.

• Conducted a final review to

verify that all clashes have
been successfully resolved.

• Generated clash reports

to document the resolution
process and provide
a clear record of the
clashes identified
and resolved.

5D QUANTIFICATION

• Importing cost data and

associated quantities from
project management or
cost estimation software,
such as Excel or databases.

• Performing quantity
takeoff within Navisworks to
extract accurate quantities
of materials and resources
required for each element
in the 3D model.

• Developing a comprehensive project budget based on the integrated cost data, taking into account
quantities and unit costs for each element in the model.

• Using the 5D model to assess and manage changes throughout the project. This allows for tracking
the impact of design changes, delays, or other factors on the budget.

• Integrating the 5D model with the project schedule (4D) to create a holistic view of the project,
connecting time and cost. And utilizing the 5D model to forecast project costs and expenditures based
on the progress of the construction schedule and quantities installed.

Developing a 5D model in Navisworks enhances project cost management and control by providing a
real-time, integrated view of project cost data, quantities, and the 3D model.
