LEARNINGS
PROJECT BRIEF
An exciting venture has been initiated to retrofit and redevelop
“Enzyme”, a structure that traces its origins back to the 1970s.
The project’s primary objective is to explore the potential for
maximizing the presently permitted Gross Floor Area (GFA)
for the plot while creating a prominent landmark within the
community. The overarching goal is to elevate the property’s
value and generate a substantial return on investment.
Stage 2 Creating a series of set-backs allowed as Stage 3 creation of sky gardens and public spaces,
BUILDING TYPE: per the local regulation of the addition of extra also allows the volume to grow higher recovering
stories, in order to make up for the lost GFA GFA, increasing the final number of stories
Mixed-use high rise (office and service apartments)
SITE AREA:
203.7 sqm
HEIGHT REQUIREMENT:
21 storey
PROJECT OBJECTIVES
Maximize GFA: Investigate the feasibility of increasing the Gross Floor Area within
the confines of zoning regulations and permits, optimizing the use of available
space.

STAGE 03
DESIGN DEVELOPMENT
A critical phase in the lifecycle of
construction and infrastructure projects. It
involves the transformation of conceptual
designs into detailed, data-rich 3D models
that serve as the basis for construction,
analysis, and collaboration throughout the
project’s lifecycle.

effective solar shading.
By adjusting the angle
of the louvers, building
occupants can control
the amount of sunlight
entering the interior
spaces. This helps
in reducing glare,
minimizing solar heat
gain, and optimizing
natural lighting, which
can enhance occupant

STAGE 04
TECHNICAL DESIGN
The phase in the construction and design process where detailed technical specifications and plans are developed using BIM. It involves creating a
comprehensive digital representation of the building that includes data related to materials, dimensions, structural elements, systems, and more. It
allows for the generation of construction documentation, clash detection, cost estimation, and the optimization of various building systems.

5D QUANTIFICATION
• Performing quantity
takeoff within Navisworks to
extract accurate quantities
of materials and resources
required for each element
in the 3D model.
• Developing a comprehensive project budget based on the integrated cost data, taking into account
quantities and unit costs for each element in the model.
• Using the 5D model to assess and manage changes throughout the project. This allows for tracking
the impact of design changes, delays, or other factors on the budget.
• Integrating the 5D model with the project schedule (4D) to create a holistic view of the project,
connecting time and cost. And utilizing the 5D model to forecast project costs and expenditures based
on the progress of the construction schedule and quantities installed.
Developing a 5D model in Navisworks enhances project cost management and control by providing a
real-time, integrated view of project cost data, quantities, and the 3D model.
