Terms

• TLA Total Lot Area


• PSO Percentage of site occupancy
o The part of the lot occupied by the building (A.K.A. building footprint expressed in
percentage (%))
• AMBF Allowable Maximum Building Footprint
o The part of the lot occupied by the building (A.K.A. building footprint expressed in
area (sq.m))
• TOSL Total Open Space Within the Lot
o The part of the lot NOT occupied by the building
• USA Unpaved Surface Area
o The portion of the open space that is unpaved
o Always maximum
• ISA Impervious Surface Area
o The portion of the open space that is paved
o Always minimum
• MACA Maximum Allowable Construction Area
o The total development of the site excluding all unpaved areas
• GFA Gross Floor Area
o Total enclosed floor area (including balconies)
o Excludes the following enclosed areas:
1. Parking, services, utilities
2. Vertical penetrations in parking floors if not used for residential or
commercial purposes
3. Balconies exceeding 10sqm, uncovered areas, fire escape structures,
etc.
• TGFA Total Gross Floor Area
o Includes all enclosed floor areas, no exceptions
• AMVB Allowable Maximum Volume of Building
• OFB Outer Faces of the Building
• FLAR Floor and/to Lot Area Ratio

Formulas

• MACA PSO + ISA


• TLA = MACA + USA
• TLA = PSO + TOSL
• TOSL = ISA + USA
• PSO = (AMBF/TLA) x 100
• GFA = TLA x FLAR
• TGFA = GFA + Non-GFA
