Mr. Ashwin S, Son of Sambath, aged about 22 years, residing at No. 27, Perumal
Kovil Street, Anadarsan Pet, Nemam, Tiruvallur, Tamilnadu-600124, as hereafter
referred to as “THE TENANT” (which expression shall include his successors,
executors, administrators, representatives and assignees)
The party of the first part and the party of the second part shall mean and include their
WHEREAS the party of the first part on the faith and representation of the party of the second
part has agreed to let the aforesaid Place for monthly rental basis.
Whereas the landlord has agreed for the same on the following terms and conditions.
1. The landlord has agreed to let-out and the tenant has agreed to take the schedule
property on a monthly rent of Rs 5,000/- (Rupees Thirteen Thousand only).
2. That the tenant shall keep the let-out premises in a good and tenantable condition.
3. The tenant shall not carry out any business in the premises, which is prohibited by law.
No explosive material shall be stored in the premises.
4. The premises shall not be sublet or under let by the tenant.
5. The landlord or his agent shall be allowed to enter the premises for the purpose of
inspection at all reasonable times.
6. The electricity and maintenance charges shall be payable by the tenant directly to the
appropriate authorities.
7. The Tenant had paid a sum of Rs.20000/- (Rupees Fifty Thousand only) towards
Advance amount, the receipt of which the landlord here by acknowledge.
8. All taxes duties, fee etc., levied on the property or which may be leviable at any time
shall be borne by the landlord.
9. This agreement provides for the general use of other facilities such as terrace, sump,
pathways, and car parking lot etc.,
10. The premises shall not be put to any other use, except as mentioned without the consent
of the landlord in writing.
11. The rental agreement in respect of the scheduled property can be terminated by either
side by giving One month’s advance notice in writing.
12. The tenant shall not cause any damage to the building, fittings, and fixtures and if any
damage is caused the same shall be set right at the cost of the tenant. That the tenant
shall not make any alterations in the premises without the written consent of the
landlord.
13. That if the tenant commits default in payment of rent or commits breach of any of the
covenants herein the landlord shall be at liberty to terminate the agreement and take
possession of the premises.
14. The rental agreement hereby entered between parties, shall commence with effect from
the date of agreement and the same is for a period of 11 months only.
IN WITNESS THEREOF THE LANDLORD AND TENANT have hereinto set and
subscribed their signature on the day, month, and year aforementioned.
