FREESTANDING SITES

- Freestanding sites are retail locations for an individual, isolated store unconnected to
other retailers. However, they might be near other freestanding retailers or a shopping
center.
- Example: private grocery stores, small traders at the market, or street vendors.

Advantages:
+ Convenience for customers (easy access
and parking)
+ High vehicular traffic and visibility to attract customers driving
+ Modest occupancy costs
+ Fewer restrictions on signs, hours, or merchandise
- Outparcels are stores that are not connected to other stores in a shopping center but are
located on the premises, typically in a parking area.
- Example: Wendy’s, KFC, Mc Donald’s, Domino’s

- Advantages: It enable retailers to have a drive-through window, dedicated parking, and


clear visible from the street
CITY OR TOWN LOCATIONS
- Gentrification: the renewal and rebuilding of offices, housing, and retailers in
deteriorating areas-coupled with an influx of more affluent people that displaces the
former, poorer residents.
- Central business district (CBD) is the traditional downtown business area in a city or
town.
- Example: district 1, Phu My Hung area in District 7
- Advantages:
+ Draws people into areas during business hours
+ Hub for public transportation
+ High level of pedestrian traffic
+ A large number of residents
- Main Street refers to the traditional shopping area in smaller town or to a secondary
business district in a suburb or within a larger city
- Example:
BETHLEHEM, PENNSYLVANIA
DEADWOOD, SOUTH DAKOTA

- Main street vs CBD


+ Occupancy costs lower than CBDs
+ Locations do not draw as many people
+ Fewer stores, smaller selections offered
+ Not as much entertainment, recreational activities
+ Planning organization or redevelopment often imposes some restrictions on store
operations
- Inner city refers to a high density urban area that has higher unemployment and lower
median income than the surrounding metropolitan area.
- Example:
Inner city in London
- Advantages:
+ Achieve a higher sales volume, higher margins, higher profits
+ Many opportunities in the inner city
