RENTAL AGREEMENT of AJAY
The terms LANDLORD and TENANT shall wherever the context so permits or
admits mean and include their respective heirs, legal representatives,
administrators, assigns and WITNESSETH AS FOLLOWS:
WHEREAS the Party of the First Part is the LANDLORD of the Premises situated at
No.7/4/1, Dr.Niyamathullah Sahib Street, Triplicane, Chennai-600005.
WHEREAS the Party of the Ground Floor Part approached the Party of the First
Part to let out a Portion in First Floor of the Schedule mentioned Property Bearing
No.7/4/1, Dr. Niyamathullah Sahib Street, Triplicane, Chennai-600 005, for
Residential Purpose on a Monthly Rent of Rs.6000/-(Rupees SIX Thousand only )
per Month.
WHEREAS the Party of the First Part agreed to let out the said Portion Bearing
situated in the Ground Floor of the said Premises more fully described in the
Schedule hereunder for Residential Purpose.
1. The Rate of Rent is Fixed at Rent of Rs.6000/- (Rupees SIX Thousand only) per
Month to the Portion occupied by the TENANT.
2 The Party of the First Part by this day received a sum of Rs.50000/ (Rupees Fifty
Thousand only) by way of Cash as Security Deposit from the Party of the Ground
Floor Part and the same shall be refunded without interest at the time of
vacating the Portion by the Party of the Ground Floor Part.
3. The Tenancy is commencing from and the period of Tenancy is
11(ELEVEN) MONTHS Both the same shall be extended at the option of both the
Parties for further period.
4. The Tenancy is calculated according to the English Calendar Month and the
Rent Month is payable on or before day of every succeeding Month.
5. The Rent is exclusive of Electricity Charges and the Party of the Ground Floor
Part shall pay the Electricity Charges as per the separate Meter by the LANDLORD.
6. The Party of the Ground Floor Part shall not let out the Portion without the
Consent of the LANDLORD.
7. The Party of the Ground Floor Part shall not make any alterations in the
Portion except interior arrangements.
8. The Party of the Ground Floor part shall not use the Portion other than it has
been let out.
9. If the Party of the First Part requires the Portion under the occupation of the
Party of the Ground Floor Part or the Party of the Ground Floor Part wants to
vacate the Portion, there shall be 3 (THREE) Months notice on either side.
10. If the Party of the Ground Floor Part fails to pay 2 (TWO) Months Rent
consecutive it will amount to willful default and the Party of the First Part is
entitled for an eviction of the Party of the Ground Floor Part.
11. The Party of the First Part shall pay the Corporation Property Tax for the
Rental Portion and also liable to pay other local body authorities.
12. The Party of the Ground Floor Part is fully satisfied of the internal
arrangements of the Portion let out to him and the Party of the Ground Floor Part
shall not take any grievance whatsoever in future.
13. The Party of the Ground Floor Part shall not carry any illegal business in
The let out Portion.
14. The Party of the Ground Floor Part shall not keep any explosive materials and
burned goods in the Premises let out to him.
15. The Party of the Ground Floor Part shall not create any nuisance and do
damage to the Property.
16. The Party of the First Part shall do necessary repairs in the let out Portion.
17. The Party of the Ground floor Part shall keep the Portion in good condition.
18. If any damages caused by the Party of the Ground Floor Part that amount will
be deducted from the Advance Amount.

DR. NIYAMATHULLAH SAHIB STREET, TRIPLICANE, CHENNAI-600 005
FOR RESIDENTIAL PURPOSE.
IN WITNESE WHEREOF THE PARTIES ABOVE NAMED HAVE PUT THEIR
SIGNATURES ON THE DAY, MONTH AND YEAR AS MENTIONED ABOVE.
