WITNESSTH AS FOLLOWS:
Whereas the Lessor is the absolute Owner and is in exclusive possession and
enjoyment of the schedule property whereas the Tenant who were in need of a residential
house approached and requested the owner to let out schedule property as per following
terms and conditions.
IT IS HEREBY AGREED AS FOLLOWS:-
1 That the rent agreement is for the duration of the (Eleven) months

commencing from Dated 01.05.2024

2. That the Tenant has agreed to pay an advance amount of Rs. 3,000/- (Rupees
Three thousand only) by way of cash as security deposit to the owner which
the amount is refundable at the time of vacating the premises.
. That the rent of the schedule premises is fixed at Rs. 4000/- (Rupees Four
thousand only) (Staying with Food) per month to the owner
. That the Tenant shall pay the rents regularly on or before 10" day of every English
calendar month.
Cn That the Tenant shall pay the electricity bill charges to the concerned authority.
2 The tenant should not sub-let or underlet the said above House premises, should
not make any alteration structural addition without the permission of the owner,
not to make any damages and keep the neat and tenable condition.
That the Tenant shall not use the premises for any business or purposes which
is prohibited by law or for any commercial activity or in such a way as to cause
nuisance, health hazard to others, to use the said apartment only for residential
purpose.
. That the Tenant hereby agreed to pay enhance rent of 5% after 11 months
without fail.
The Tenant shall see that all sanitary, electrical & other fittings are in perfect
order and shall be responsible for maintaining them in the conditions in which
they have been taken over, natural wear and tear exempted and liable to pay for
the breakages, damages to the sanitary, electrical and other fittings during Rent
Period.
10. The tenant should give information before 3(Three) month to the owner, vice
versa same to the owner should also return back the advance amount to the
tenant while vacating and handovering the key to owner. If any cost of deduction
of damages.

-: SCHEDULE :-
One portion at premises situated at No 6, 2" Cross, Chapalamma Temple
Road, Thotadaguddadahalli Bangalore 560073 Annexed in the Schedule premises
3“ Floor, consisting of One hall, One Kitchen, One bedroom, (Three Sharing) and
toilet provided with RCC roofed and also with electricity and water facilities.

In witness where of the OWNER and the TENANT have affixed their respective signature
to this agreement on the day month and year first above written.
