hereinafter referred to as the 'LESSEE' (which expression shall
mean and include, wherever the context so requires or permits
mean and include, its respective successors in interest, nominees
and assigns) of the SECOND nPART;
WHEREAS the Lessor herein has represented that she is the sole
and absolute owner of the more fully described in the Schedule,
hereinafter collect referred to as the "Demised Premises" situated at
(Row House No- 19, UKN Esperanza, Phase II, Thubarahalli
Extended Road, Thubarahalli , Whitefield, Bangalore – 560066);
and is in lawful possession and enjoyment of the same.

AND WHEREAS M/s. RESIDENCIA PROPERTY MANAGEMENT PRIVATE
LIMITED, Hereinafter referred to as ‘Liveflats.com’ will be a service
provider to both LESSEE and LESSOR and enable them to carry
out the transaction in a smooth and hassle free manner
1. The Lessor hereby grants to the Lessee the lease of the Demised
Premises, more fully described in the schedule hereto and the
Lessee has taken the Demised Premises on lease from the Lessor.

Commencement Details
2. The Lessee agrees that, under this Agreement, the lease shall be
effective from 15-9-2024 (Date of Tenancy), and shall be for a
period of 11 months commencing from the aforesaid effective date.
Financial Details
3. The Lessee shall during this period of lease pay a rent of Rent
72,000 (Seventy Thousand Two Hundred only) which is
including maintenance per month. Lessee would also pay to move
out and move in charges directly to the Association if it is there. The
Lease rent shall be paid monthly, on or before the 5th day of every
calendar month. If there's any delay in payment of the rent beyond
the 10th day of the calendar month, Liveflats.com reserves the right
to impose a fine of Rs.100 for each day of the delay.

5. The Lessee shall be liable to and regularly pay all the outgoings
such as for electricity, water and maintenance fees consumed by
the Lessee attributable to their share of the Demised Premises as
per the actual bills received from the concerned statutory
authorities. The Lessee’s liability shall commence from the effective
date and the Lessee shall not be liable for the dues in respect of the
above for any period before the effective date, which shall be the
sole responsibility of the Lessor.

This amount shall be held till the expiry of the lease period or its
earlier termination if any and shall be refunded to the Lessee within
Seven (7) working days.

Termination of Agreement
9. Both the Lessor and The lessee agree to serve a minimum notice
period of 30 days as against the delivery of actual vacant peaceful
possession of the Demised Premises. The deposit will be reimbursed
after deducting all dues on account of arrears of Lease Rent,
electricity, telephone, water charges, damaged fittings if any
(Fittings enclosed in Annexure I) and deduction of structural
damages if any by cheque or online transfer However, the Lessee
during the lease period shall maintain the same quality and
standard of the Demised Premises given at the time of the
procession.
10. The Lessee has agreed to hand over the premises after carrying out
the painting and deep cleaning of the premises. The Lessor will deduct
an amount equivalent to one month rent as painting and deep
cleaning charges at the time of the Lessee vacating the premises.
11. In the event that the Lessee wants to vacate the demised
premises before completion of the notice period, Liveflats.com and
the Lessor can deduct a penalty fee equivalent to the shortfall in the
number of days of notice the Lessee failed to serve.

Conduct of the Lessee during tenancy
12. The LESSEE hereby undertakes to use the premises for residential
purpose only and abide by all applicable laws, bye-laws, rules and
regulations and further covenants not to carry on any commercial
activity (guest house, service apartment, hotel, etc.) or illegal business
or trade within the Scheduled Premises either by itself or through a
Third Party. In addition, the LESSEE hereby undertakes not to store
within or around the Scheduled Premises, any materials or goods that
are dangerous or prohibited by any law, rule or guideline. Further the
LESSEE shall not commit any nuisance or disturbance to the residents
in the neighborhoods.
13. The Lessee shall maintain the Demised Premises in good and
tenantable condition and handover the same in the same condition
in which it was let out along with the fittings as enclosed in
Annexure I, and subject only to change caused by natural wear
and tear which only if it is acceptable to the Lessor and
Liveflats.com.

14. The Lessee shall not make any structural alterations or
additions or modifications either temporary or permanent and
upkeep the demised premises without causing damage and make
use of the Demised Premises with due care and caution and shall
not use the premises for any objectionable or offensive trade or
business. However, the Lessee shall have any household fittings or
fixtures in the demised premises, kitchen equipment and such
other installation with prior approval of the LESSOR as may be
essential to use the Demised Premises for residential purposes and
to remove the same on termination of the lease as contained herein.
15. The Lessee shall pay the rents regularly and without default. In
the event of default on the part of the Lessee to pay the rents
consecutively for a period of 1 (One) months, whether demanded or
not or violates any of the terms hereunder provided or in law, the
Lessor shall be entitled to terminate this Lease upon 15 days’ notice
notwithstanding the contractual period. Deposit will be refunded
after handover of flat key to owner or liveflats.com
16. The Lessee shall allow the Lessor and or the representatives(s),
nominees of the Lessor including the Liveflats.com representatives
to inspect the Demised Premises whenever the Lessor or any of their
representatives, nominees reasonably desire, at reasonable hours
and reasonable intervals of time upon prior notice of a minimum of
24 hours given in this regard.

17. The Lessee shall abide by all the rules and regulations imposed
by the Association and ensure that no complaints arise from the
association or neighbors due their actions.
Property Maintenance
20. Lessee shall deposit all garbage and waste in a clean and
sanitary manner into the proper receptacles and shall cooperate in
keeping the garbage area neat and clean. Lessee shall be
responsible for keeping the kitchen and bathroom drains free of
things that may tend to cause clogging of the drains.
