It is recommended that only the OEM has to carry out the preventive and breakdown
maintenance.
The following describes the various checks done in different areas for the normal
operation of the elevator. The periodicity of these checks will vary depending upon the
usage.
For the sake of better understanding the checks done in different areas are
categorized separately and the activities have been listed. The different areas are
Control panel
Car
Shaft
Car door
Landing door
Machine room
Pit
Depending upon the usage, different modules will be carried out at different intervals.
1. CONTROL PANEL
3. MACHINE ROOM
Clean machine.
Check brake operation, brake liner
Check tacho
Check rope & sheave.
Check controller door hinge & locks
Check controller relays and contactors operation.
Check normal OSG operation.
Check emergency light inverter battery charging
Check EBD operation battery charging
Check position of buffers and cwt guards
Check trailing cable.
Check OSG tension weight function
Check landing indicator & gong function
Check landing push buttons function
All wiring and mechanical fixings in door protective devices must be tight
and not obstructing door moving parts.
Photocell lenses pivot points etc. should be clean and in good condition.
Ropes should be in good condition, and properly tight.
All belts should be present, with even tensions and in good condition.
Limits should operate correctly and be securely fixed and properly
cleaned. Couplers should be correctly aligned, clear from all landing
door during travel, and operating freely Door Pressure limiter operation
to be checked with a force exceeding 150N. Synchronisation ropes
should be in good condition and adequately tight, properly fixed and not
abrading any other parts.
Check door mechanical locks are functioning. It should not be opened
without power.
5. LANDING DOOR
Top tracks should be clean, aligned with bottom track and car and free
from lubrication Rollers should be in good condition with no excessive
wear properly aligned with the track to ensure smooth and safe
operation.
Door closers must close the door properly.
All panels and leaves must be properly fixed and securely in track.
Door shoes must be properly fixed.
Synchronisation ropes should be in good condition, and properly tight.
When the door is not locked the lift must not be able to move. Landing
lock must hold the door closed, when the car is not on the floor
Movement of shut landing door should not stop the elevator movement
lock contacts should be clean Lock contents should be clean Lock
should be clean, properly lubricated and operate reliably release
mechanisms must work Lock rollers should be present and securely
fixed and in good condition.
7. SHAFT
The following chapter describes the various means available in the elevator to
diagnose the fault.
The entire interface and wiring details of the elevator is available in the controller
circuit diagram; the same is enclosed.
The fault LEDs in the controller and the fault codes in the module make it easy to
troubleshoot when in case of any problem in the elevator.
3.1 Introduction
Sometimes the elevator may stuck between the floors due to safety reasons and
during the power failure. If there are passengers in the car, the rescue operation
should be done. It is suggested only trained persons should do rescue operation.
•Maintenance personnel of the building; provided that they have received proper
training for rescue procedures, and taking into account local regulations.
•Third party personnel, such as firemen, who have been trained in safe rescue
procedure. Local regulations must be taken into account.
WARNING
• A trained person must follow the instructions given in this chapter if he or she is
about to rescue trapped passengers.
Step 1:
Alert the persons inside that you are going to perform Rescue operation and
advise them to stay calm. Tell them that they need not to be panic and advise
them to not to try to force open the car door. Also advise them to use the
Emergency light.
Step 3:
Release the brake using the brake lever and rotate the handwheel in the
direction, which is easier for you.
Note: Do it so slowly and release the brake with interval. DON’T open the
brake continuously.
Step 5:
Release of brake to be stopped when the elevator car reaches the floor level.
The floor level is understood when the marking in the main rope coincides with
the bedplate level.
Go to the respective floor and open the door using the emergency key
Step 7:
The elevator car during normal operation stops at the floor level and will never
over travel.
In case if the system malfunctions and if the elevator over travels, the following
need to be done.

The general word elevator indicates a system, which carries passengers and goods up
and down inside a car. This system moves along two guides, driven by a traction machine.
The technology of modern elevators can be used in different fields such as: buildings,
mechanics, electrotechnics and above all electronics.
The most schematic and common traction elevator is made up of a car and a
counterweight, supported by three or more metallic ropes, which are properly driven and
move inside a closed space called well.
However, it is opportune to point out that the ideal operation of an elevator must meet the
following conditions:
Starts and stops at the landing must be quick enough.
Accelerations, decelerations and drive quality must be pleasant for passengers.
Stops at the landings must be as more precise as possible, whatever the load
conditions of the car are.
Obviously, these conditions must not change in case of elevators travelling at nominal
speed. n order to eet these needs we o er a variable volta e and re en y
drive or all types o speed.
Elevators fitted with variable voltage and frequency drives and control panels offer many
advantages to the customer, because they meet the above-mentioned conditions and
make the owners save money thanks to the low energy consumption of their electrical
equipment.
The traction machine, control panel and machine room are generally placed above the
elevator well. This type of configuration is the most rational and economic system and can
be used in different places (in a small building or even in a skyscraper).

1) Car Frame :
2) Car Enclosure :
The purpose of the elevator car is to provide an enclosure for passengers so that they
may be carried safely from floor to floor.
The elevator car is surrounded by a car frame, which strengthens the elevator car.
The car enclosure is made of Stainless steel panels .The panel sizes and proportions
are designed for aesthetic appeal of the car.
The panels are fixed rigidly to each other and to platform and car roof by fasteners.
The panels are designed to ensure that there is no permanent deformation and shall
resisit with out elastic deformation > 15mm, when a pressure of 35kgs is applied
horizontally at any point over an area of 5cm2 on the walls from inside of the car
towards out side.
The car platform and the car roof to which the car panels are fixed is mounted on the
car frame by isolations which insulates the noise and vibration.
Ventilation openings are provided in the car enclosure. Louvers are provided in the
panels & a cut out in the roof is provided for air flow inside the car through Axial flow
fan.

8) Elevator Doors :
The elevator doors are designed to have clear opening width as per the IS:14665 .
Doors are installed on every floor and on the elevator car to protect users from injuring
themselves during the elevator s operation
Doors are centre opening power doors.
The Car door consists of the Door operator, Door sill, Doors and fixing accessories.
The sill is made of 3mm thick Aluminium extruded section. The grooves are provided
for door to slide and minimum clearance is provided for the door glide shoe.
The Car door operator houses the Motor, door control module and the door driving
mechanism.
The Doors are connected to the door operator hanger plates. The door hangers are
fitted with 2 rollers per door, which slide on the track made of formed cold rolled steel.
There are two anti lift rollers provided to prevent the up-thrust of the door.
There are electric door contacts provided in each door to ensure that the elevator will
not operate when the doors are not fully closed.
The two door panel movement are synchronised by means of roping arrangement.
The Coupler mechanism is fixed to the Car door operator, which ensures smooth
synchronisation with the landing doors during opening and closing.
Interlocking of the Landing doors: The landing doors are mechanically and electrically
interlocked. The interlocking system is provided by the lock latch and hence the door
cannot be forced open from the lobby.
Curtain of light (Infra-red beams) have been installed on the elevator car to prevent
doors from closing if someone is entering or exiting the elevator, or is standing too
close to the doors.
Apart from the curtain of light , there is an additional safety provided. This safety is
operated by electronics when the closing force exceeds a preset value.
A toe guard is provided for the car and also for each and every landing. In the car it is
fixed to the car door sill.
The Door open button is provided in the Car operating panel. When the door open
button is pressed, the elevator door instantly opens even when the door is in the
closing cycle.
The landing doors are also fitted with a special lock that keeps the doors closed and
locked if the elevator car is not on a landing level.
The car door and landing doors are provided with Vision-Panel.

10) Buffers :
In compliance with safety regulations, spring buffers (depending on the elevator speed)
are present below the car and the counterweight.
These are provided to take the impact of the buffering car.
They prevent either the car or the counterweight from crashing against the bottom of
the well, in case limit safety switches do not work properly.
11) Counterweight :
Brakes are electromagnetic devices that prevent the elevator car from moving when
the car is at rest and power is cut off to the hoist motor. A brake is mainly made up of
an electromagnetic coil and of two jaws or brake blocks that act directly on the

hoisting machine. When the elevator is at rest, the brake is kept closed by two springs.
In modern variable voltage and frequency systems, the brake is only used for
stationing and not for car stops, except for emergency stops.
The elevator ropes are special steel ropes, which are used to support the car and the
counterweight and transmit the movement among: traction machine, car and
counterweight.
Elevators use minimum 3 numbers to maximum 8 ropes depending on the load
carried.
Ropes are selected to have Factor of safety is 12 (and they are capable of holding 12
times the maximum weight of the elevator). The use of multiple ropes eliminates the
risk of a hazard due to rope breakage.
Car and counterweight guides are rigid steel guides, which guide the car and the
counterweight through the elevator shaft.
Guides are attached vertically to the walls on each side of the elevator shaft by means
of fixings.
There is a joint-type connection between the guides supported by joint/fish plates.

The signalisation system and the landing call stations are the elevator s user interface
On each landing there are landing call station and signalisation devices for the
elevator operation.
With the help of Digital direction and position indicators at landing, the system informs
the passengers of the elevator s position and allows them to call the elevator with the
proper button and to know when they can get into the car according to the proper
running direction.
Emergency light inverter unit is used for switching on the light in elevator car during
power failure.
The operation is automatic and no need of manual intervention.
This unit is specially designed for elevator application.
This unit contains Battery, Inverter Circuit, Power failure sensing relay and a battery
charger circuit.
With this unit there is no separate light fitting required. One of the normal car light can
be connected through this unit. When power is available the lamp connected to this
unit will be ON along with the other lamps in the car. When power fails, within a second
the lamp connected to this unit will be ON. When power comes back automatically the
lamp will be switched back to mains supply.
Separate 12V DC output terminals also provided in the unit for connecting Emergency
alarm of the lift.
Sealed maintenance free battery is used in the unit.
Battery over charging and deep discharging protections are provided in this unit. When
the battery voltage falls below 10.5 V level the output will be shutdown automatically
which will prevent the deep discharging and thereby extending the life of battery.

The well is the space inside which the elevator moves. It is generally surrounded by masonry
or cement walls, but sometimes by a frame , whose characteristics must comply with present,
actual IS regulations.
The lower part of the well (after the bottom stop) is called pit, while the upper part (after the
topmost stop) is called headroom/Over head.
Both of them must comply with the present safety regulations as for space and size, in order to
protect persons in charge of assembly, maintenance and use of the elevator.
21)VVVF DRIVE :
INTRODUCTION
The VVVF is a drive for asynchronous AC-motors with or without flywheel and it can be
applied both to new elevators and modernizations.

The working principles of the VVVF module is based on frequency converter. It can adjust
the motor speed by changing its frequency and voltage.
The network / building supply is connected to the main circuit input of the module. The
main circuit output of the module is connected to the AC-motor.
Some of the main advantages in the frequency and voltage control of an asynchronous
motor are :
Low losses (i.e. low energy consumption).
Low starting current.
Motor life time increasing.

A special software for elevators has been designed for KONE to be put into the inverter

The control panel is the heart of the elevator system. It uses data from the signalisation system in

information on your elevator s operation n the control panel there are all the electronic control
devices, which allow a safe and correct operation of the elevator. The control panel of elevators is
placed in a cabinet in the machine room. It is very important for the control panel door to remain
always closed and locked. The control system used is TM TM stands for Traffic
Master Series. The TMS216 system has been designed to be a dependable elevator
control system for the mid-rise building requirements. The system can handle upto 2
elevators in a group and can serve upto a maximum of 32 floors. A wide range of control
features are also available some of which are optional, to suit different building needs.
FUNCTIONAL DESCRIPTION
CPU
The TMS216 electronics is based on the 16-bit 8088 microprocessor. The control software
has been field proven for several years in other products such as the TMS516 and is
absolutely reliable.

The control system employs double electrical isolation between the high voltage electrical
signals and the electronics for maximum circuit protection and reliability. The electrical
control circuits incorporate special design features for complete protection of the elevator
equipment and maximum safety for the lift users.

In the Auto Mode, the elevator registers car and landing calls when the buttons are
momentarily pressed. The LED indicator in the button indicates the registered call. When
the elevator moves in the Up direction, it stops for the Up landing calls and car calls in the
order in which the floors are reached. When the car stops at a floor, the call registration
for that floor is canceled and the door is opened. The door is automatically closed after
about 5 seconds and the car moves in the same direction if there are further calls to be
answered.
In the Attendant Mode, the call registration and answering sequence is still the same, but
the attendant initiates the closing of the door, by pressing the Door Close button. The
attendant can select the direction of car movement after the elevator has answered the
last call in a given direction. Pressing the AU/AD button chooses that direction. When the
car is idle pressing any landing button sounds the buzzer and the AU/ AD arrow lights up.
The attendant can also bypass answering of landing calls during a given run by monetarily
pressing the Pass button. The key-operated Attendant changeover switch is used to select
either the Automatic or the Attendant mode of operation.
In case of any Emergency, the Stop button can be used to stop the elevator car. If the
car is at a floor, the doors open and the car comes back to normal operation when the
button is released. If the car stops in between floors, the elevator moves at a low speed,
when the Stop button is released, to the nearest floor and the door is opened. The Alarm
button when, pressed sounds a buzzer suitably placed in the building, for calling outside
help. The alarm button is powered by batteries and hence is effective even if there is a
power failure. The built-in intercom system in the car operating panel can be used to
communicate for help during emergency.
