i) Rate of Interest of the loan shall be 9.05 % per annum and Loan with interestis repayable in Equated Monthly Installments.
ii)In case of default in repayment of loan, penalty @ 24% per annum will be levied on overdue Equated Monthly Installment.
iii)In case of pre-clousure,interest rate will stand revised and charged separately by way of pre-clousure penalty.
iv) The rate of Interest is linked to the Minimum lending rate (MLR) of RHFL (presently 8.80 % p.a) and is subject to change with
interest reset once in 6 months from date of availing the loan. In case of upward revision in MLR, the borrower shall pay interest at
enhanced rate of interest and accordingly the EMI/Repayment period will be altered.
v) For loans Sanctioned at rate of interest lesser than the MLR of the Company, RHFL reserves the right to revise the spread at the
time of reset to ensure that the effective rate of interest is more than the weighted average cost of borrowings of the Company.
6) Repayment Period
ii)Repayment of Equated Monthly Installments commences from succeeding month in which the final disbursement is made.
Till the loan is fully disbursed, only interest is payable every month by the borrower on the outstanding amount disbursed.[Pre-EMI]
iii) In case of construction, the EMI will commence succeeding the month of completion of construction or 18 months from the date of
1st disbursement, whichever is earlier.
iv) The due date for payment of Pre-EMI/Monthly Installment/EMI is last day of the respective
month i.e
a) 30th of every month in case of April, June, September & November
b) 31st of every month in case of January, March, May, July, August, October &
December &
c) 28th or 29th of every month in case of February as the case may be
7) Release Schedule
i) The loan amount will be disbursed in stages depending upon the progress of construction as detailed below
ii) For purchase of flats or ready built house , loan amount will be released directly to the vendor -

8) All additions to the mortgaged property will also become part of the security for the entire loan.
9) The borrower shall maintain mortgagaed property in good condition. the borrower should undertake periodical

10) In the event of failure to carry out any repair RHFL may itself do or cause them to be done and incur the expenditure
necessary therefore.The expenditure so incurred will be recovered from the borrower with interest there on.
11) The borrower should pay all taxes, fees charges etc.,to the Statutory Agencies regularly . Incase of failure by the
borrower the RHFL will at its discretion pay the taxes etc., and recover the same from the borrower with Interest
there on.
12) The borrower should produce NIL Encumbrance certificate till date of disbursement. Encumbrance Certificate to be
produced every year. In case of failure by the borrower the RHFL will at its discretion obtain the EC and Debit the
charges to the loan account.
13) The borrower should not borrow from any other source / Bank / Financial Institution without prior written consent from
the RHFL.
14) RHFL has every right to inspect the property mortgaged at any time during the pendency of the loan.
15) The loan is sanctioned subject to the terms and conditions contained in the documents to be executed by the
Borrower / Guarantor.
16) The borrower shall produce latest copy of the property tax paid receipt and Electricity paid receipt.
17) All the original documents of the property offered, as security shall be deposited with the RHFL before release of
loan.
18) The mortgager / borrower shall not lease / let out the mortgaged property without the prior written consent from
RHFL.
19) The borrower shall remit the following amount before release of loan, with service tax as applicable from time to time.
a. Processing & Administration fees. Rs:10,853 /-
20) RHFL reserves to itself the right to modify or alter amend the terms and conditions and also to stipulate additional or
new terms and conditions from time to time.
21) The borrower should accept the above terms and conditions within 10 days from the date or receipt of this Loan
Sanction Order and should execute necessary documents.
22) This Loan Sanction Order is valid for 60 days from date of sanction.
23) No charges for lump-sum pre-payment from own sources during the currency of the loan.
24) Pre-closure/foreclosure charges are applicable for all fixed rate Home equity/Commercial/Prosperity loans and will be
collected @ the rate of 2% on the balance outstanding as on the date of closure for all loans that have not completed
half of the sanctioned tenure.
1. Agreement to create mortgage in RH-84 to be obtained from the applicant as outlined in Cir. No. 24/RHFL/ 2004
dated 24.05.2004 and E.M. to be created after receiving original documents.
2. Loan outstanding amount at M/s Centrum Housing Finance Ltd has to be released directly towards takeover of
loan availed by the applicant after getting necessary authorization letter from the Applicant. Loan closure certificate
and original documents to be obtained from M/s Centrum Housing Finance Ltd.
3. List of original documents to be verified with M/s Centrum Housing Finance Ltd as listed in the legal opinion before
release.

4. Branch shall ensure that the original documents will be directly handed over to RHFL by M/s Centrum Housing
Finance Ltd.
5. Branch shall also ensure that the Applicants are not having any direct / indirect liability with M/s Centrum Housing
Finance Ltd before release.
6. Property tax, Water charges, Electricity charges and Sewerage Taxes shall be paid upto date and Latest tax
receipts to be collected before release of loan.
7. The subsisting mortgage in favour of M/s Centrum Housing Finance Ltd shall be discharged and the proof thereof
together with the documents of title shall be obtained therefrom.
8. After creation of Mortgage and MOD (Total limit of both the loan )registered in our favour, balance amount to be
released to the applicant.
9. Up-to-date EC to be obtained with an entry of Company?s charge reflected in the EC before release of balance loan
amount
10. Administrative fee / Processing fee applicable as per BDD mail dated 30-04-2022
11. Indemnity cum undertaking to be obtained from all the borrowers as per the format mentioned in the Cir. No.09 /
2018/RHFL/ Credit -4
12. The genuineness of title deeds shall be verified with the Local SRO and ensure that the documents produced for
Mortgage are genuine in nature. All the four boundaries should be checked with regard to sale deed, Panel Valuer
report and legal opinion after conducting inspection and should confirm the boundaries are correct
13. CERSAI search to be conducted before release of loan and if any subsisting mortgage/discrepancies observed,
branch should stop disbursement/release of loan amount.
14. The Original building plan and planning permit shall be obtained and kept along with loan documents.
15. Property inspection to be done periodically by branch team and photos to be documented in file before release of
each payment.
16. Link Loan No 2681811000141 reference to be marked in the system for loan availed vide Loan account No.
2681820000167.
18.Branch to ensure that Property insurance are taken as advised in circular no 20/2017 dated 01.06.2017.
19.Branch Manager/In-Charge to verify the originals and ensure genuineness of the KYC documents, Financial
Statements, bank statements and copies of the same should be duly self-attested by the concerned parties and to be
kept in the loan file.
Insurance:
1.I/We agree and confirm that the purchase of any insurance product(s) through Repco Home Finance Limited (RHFL) is a
voluntary decision and the same is not compulsorily linked to any services/facility provided by RHFL.
2.I/We further agree and confirm that I/We have been fully informed about all the terms and conditions of the Insurance products
that are offered through RHFL and I/We, am/are free to opt for any Insurance product which may deem fit, as per our choice and
requirements.
3.The total Insurance premium amount reflected in this Sanction letter is computed based on the Insurance product(s) specifically
opted by me/us and the breakup of the premium is as in the table
4.I/We am/are also aware that I/We are entitled to purchase any Insurance product other than through RHFL to comply the
requirements of any of the terms and conditions forming part of the services/facility availed from RHFL.
5.The life cover for the members required to undergo a Medical test based on the furnished medical grid commences only after
the requisite procedures are completed, and the insurer accepts the risk.
6.Life cover is subject to fulfillment of the insurer's underwriting requirements within the prescribed timeline of 90 days from the
date of the first disbursement. The risk commencement will start based on the underwriting decision. In case the insurer's
underwriting requirements are not fulfilled, the life insured will not be covered.
7.Any shortfall of the premium amount due to difference in data used to calculate premium or due to the rate up of premium after
medical scrutiny post-sanction should be borne by the Customers.

8.RHFL may share any required documents (KYC, financial proof, loan documents) that the insurance company may ask for.
9.In a credit life insurance policy sum assured is amortized based on the initial sum assured and the policy's tenure. If a customer
opts for a lower sum assured or a shorter tenure than the actual loan amount or tenure, the principal outstanding as per the loan
statement and the insurance policy schedule will differ. The same will result in a shortfall of the claim amount or expiration of the
policy term even when the loan is alive. Hence, the risk of opting for a life insurance amount lower than the actual sanctioned loan
amount/tenure is a willful decision of the customer/s, and the consequences of the same cannot be disputed by their legal heirs/
co-applicants later on.
10.The customers are required to intimate the claims within 30 days of the incident to the concerned insurance company. The
claims contact details of the insurer are furnished in the policy document. In addition, forward the claims intimation to the
respective RHFL branch email Id, insuranceclaims@repcohome.com, & insurance@repcohome.com.
11.NRIs cannot avail of life insurance through their Power of Attorney. The NRIs should be in India when opting for the life cover.
Insurers blacklist certain countries, citing their economic/political instability, and the application acceptance is subject to the
insurer's decision.
12.The insurance premium sanctioned as a part of the loan amount can only be reversed to the corresponding loan account upon
cancelation/rejection of the policy/proposal.
13.When more than one income earner avails credit life insurance, the cover amount must be proportionate to their income
appraisal.
14.The declaration made in the insurance applications is the basis for the issuance of the insurance policies; all information
should be provided with full understanding and knowledge and the information should be complete and true to the best of your
knowledge. Any suppression of material facts may lead to the rejection of claims.
