1 TITLE and General Description


A Proposed Medium Rise Residential Condominium Building

B. STATEMENT OF THE PROBLEM


A real estate company acquired a property with an area of two thousand four hundred square meter
(2,400 sqm) with an intention of developing for a middle-income family. The property is zoned as a high
density residential (R-3 maximum) located somewhere in Quezon City. The site is centrally located,
combining conveniences of city living with comfort of security and tranquility.

Only two types of apartment units shall be provided as follows:


1) Studio type with twenty-two square meter (22.0sqm) Gross Floor Area
2) One Bedroom apartment unit with Gross Floor Area of fifty square meter (48.0 sqm).

For greater market acceptance, the minimum requirement for the project under 2004 Revised
Implementing Rules and Regulations of P.D. No. 1096 otherwise known as the 1977 National Building
Code of the Philippines, should be exceeded.

The ground level shall be dedicated for parking space, receiving lobby and basic amenities of the
residential apartment.

C. PROJECT SITE FEATURES


The project site is rectangular in shape and inside lot with sixty meter (60.0m) frontage facing NORTH.
Road right-of-way is sixteen meter (16.0m). The project site is relatively flat with uniform slope of five
percent (5%) towards the RROW. The surface of the sidewalk at front shall be considered as elevation
0.0m.

To the left of the project site is a commercial arcade. To its right is a vacant lot. To the rear is a track and
field oval of a private tertiary institution.

D. DESIGN OBJECTIVES
a. To design a medium rise Residential Condominium building, marketable and attractive to middle
income families.

B. STATEMENT OF THE PROBLEM
A team comprises of fifty (50) doctors established a corporation with an intention to develop, build and
operate a 100-bed General Hospital somewhere in Cavite Province in a three thousand twoo hundred
square meter (3,200 sqm) property classified within Commercial-2 zone.

For greater market acceptance, the minimum parking requirements for the Project under the 2004
Revised Implementing Rules and Regulations (R-IRR) of P.D. No. 1096, otherwise known as the 1977
National Building Code of the Philippines (NBCP), should be exceeded.

C. PROJECT SITE FEATURES


The project site is rectangular in shape and inside lot with forty meter (40.0m) frontage facing
Southeast. Road right-of-way is twenty meter (20.0m). The project site has uniform slope of eight percent (8%)
at half-way of the lot sloping downward towards the RROW. The surface of the sidewalk at front shall be
considered as elevation 0.0m. To the right of the project site is a five-story commercial building. To its left is a
vacant lot. To the rear is a R-1 subdivision.

A. Project No. 3 TITLE and General Description


A Proposed Hyperstore Mall
B. STATEMENT OF THE PROBLEM
A known European hypermarket chain company is set to expand a its retail chain brand in the Philippines. The
company acquired an eighteen thousand square meter (18,000 sqm) corner lot in ASEANA, Pasay City, zoning
classification C-2.

The project/building shall comprise of two-levels. The first level shall be dedicated to the following: 65-70
percent of the area shall be committed to the main hypermarket anchor and 35-30 percent shall be lease for
other flagship retail shops and restaurant. At second level, 50 percent for main department store anchor, 25

A. Project No. 5 TITLE and General Description


A Proposed University Auditorium/Performing Arts Theater

B. STATEMENT OF THE PROBLEM


A premier private university somewhere in Cavite Province intends to build a performing arts theater of
450 seating capacity. The proposed performing arts theater is a response to what creative program’s
growth and legacy of excellence in artistic and creative development. The project challenge is to devise a
new structure, that can host for different creative performance as well as venue for large conferences,
lectures and debates.

The proposed Performing Arts Theater shall be built in the existing parking lot of two thousand square
meter (2000 sqm) within the cultural heritage complex of the university. Adjacent buildings are the
chapel and museum. The lot/space are surrounded by 50-year-old Acacia trees, and within there are
two Narra trees.

Design Considerations:

Special Considerations: Successful performance spaces have some very particular requirements, which
you are expected to understand and explore in order to create an environment in which the unique
interaction between audience, artists, and technology.

Audience Cohesion: The way in which an audience is arranged, in relation to the performance, plays a
key role in creating a successful atmosphere where audiences feel engaged by the performance and
performers can communicate well with them.

Sightlines: To see well the audience must be arranged so they can all see the performance. Not only
must their view be free of obstructions, but they must also be sufficiently close to the performers to
distinguish their gestures and appreciate the scenic or architectural space they occupy.

Acoustics: Good hearing is as important as good seeing. Different performance types require different
acoustic conditions to be best appreciated.

Technical Requirements: Most performances rely upon some form of stage technology to facilitate
them. This includes scenery, lighting, projection, sound, and mechanical systems, which are used to
move scenery or reconfigure the space. Provision for these systems needs to be integrated into the
architecture and must be accessible and safe to use.

Flexibility: The new theatre must support a range of sizes and types of performance.

C. PROJECT SITE FEATURES


The lot has an area of two thousand square meters with a frontage of forty meters (40.0m) on an eight
meter (8.0m) RROW. The site surrounded by acacia trees. At the middle of the lot there are two narra
trees.
The university is pedestrian friendly. There are dedicated parking areas within the university. Roads
within the cultural heritage complex are pedestrianized and can be access by vehicles on special
occasions.
D. DESIGN OBJECTIVES
The proposed performance theater will be a building used primarily for university activities with seating capacity
of 450 and has the potential to become one of the most iconic buildings to be erected in the university in the
foreseeable future.
