OUTLINE SPECIFICATIONS FOR GENERAL CONSTRUCTION

INTENT AND APPLICATION OF THE PROVISIONS OF THIS SECTION

A. This section is prepared in a concise manner, the intention of which is to save time and effort in
location important contents within these Specifications.

B. Execution of this Section shall be coordinated and correlated to each corresponding elaborated
section of these specifications.

C. Substitution of materials or equipment or makes other than those specified in the contract
Documents will be approved by the Owner for the following reason only:

1. That the materials or equipment proposed for substitution is equal or superior to the
materials or equipment specified in construction efficiency and utility.

2. Or that the materials or equipment specified cannot be delivered to the job site on time
to complete the work due to unexpected conditions.

1.0 EARTHWORK

1.1 CLEARING AND GRUBBING

Remove all objectionable matters such as muck peat, mud grass, tree stumps, brush, etc. from
the affected area of the building to be constructed.

1.2 STAKE OUT OF THE BUILDING

Lines and grades will be established by the architect/engineer or his authorized representative
after determining existing elevations of affected areas to be constructed

1.3 GRADING

Build up fill elevations required on plans in layers of twenty (20) cm. each. Layers should be
compacted to a hard surface and unyielding after sufficient watering. All soft spots must be
removed, replaced with good fill and recompacted.

1.3 SOIL POISONING

Mix a mixture of a duly approved brand of soil poisoning chemical that is environment friendly.
Apply the solution as drench using a watering can or sprayer on every meter of excavation of
footing and retaining walls just before pouring of concrete

2.0 CONSTRUCTION FACILITIES

2.1 INSTALLATION AND REMOVAL

1. Prepare site plan indicating proposed location and dimensions of area to be used, avenues of
ingress/egress to area.

2. Provide construction facilities in order to execute work expeditiously.

3. Remove from site all such work after use.

2.2 SCAFFOLDING

Provide and maintain scaffolding ladders platforms.


2.3 HOISTING

1. Provide, operate and maintain hoists cranes required for moving of workers, materials and
equipment.

2. Hoists or cranes to be operated by qualified operator.

2.4 EQUIPMENT, TOOL AND MATERIALS STORAGE

1. Provide and maintain, in clean and orderly condition, lockable weatherproof tool boxes for
storage of tools equipment and materials.

2. Locate materials not required to be stored in indoors on site in manner to cause least
interference with work activities or operation of site.

2.5 CLEAN- UP

1. Remove construction debris, waste materials, packaging material from work site regularly

3.0 CONCRETE WORK

3.1 CEMENT

All brands in the market that pass ASTM standards for Portland cement. Ready-mix concrete
from an approved supplier shall be the recommended material for construction. Placement
and depositing of concrete shall be by means of pump Crete, hoppers, buckets and other
suitable methods, ensuring that segregation of materials shall be avoided Job-mix concrete
shall be duly approved based on the design mix proportion provided by the structural
consultant

3.2 FINE AGGREGATES

Clean, hard gravel or crushed stone screened, free from all foreign materials and graded up to
one inch.

3.3 COARSE AGGREGATES

Clean, hard gravel or crushed stones and free from all foreign materials.

3.4 STEEL REINFORCING BARS

All bars must meet specifications for Billet steel reinforcing bars. Clean and free from rust or
any material that will reduce bonds. Placed all rebars accurately according to plans, with
proper clearance from forms. All radius of bond must be more than four times the diameter of
the bar. Minimum size of the wire shall be GI wire#16.

3.5 WATER

For all concrete, masonry, and the works, water must be clean and free from, acids, alkalies, and
oil. It must be suitable for drinking.

3.6 MIXING

For batch mixer, after all aggregates are in the mixer, the mixing time shall be two minutes and
ten minutes for hand mixing

3.7 RETEMPERING

Retempering of concrete shall not be allowed.


3.8 FORMS

Sound and clean, free from all defects that may affect the appearance and strength of the
structure. For bracing must be adequate and properly placed from bulging and leakage of
mixture. All forms (together with all steel reinforcements firmly wired) must be in place at least
six hours before concreting operations. All form must be wet with fresh water before pouring
operations.

3.9 HAND TAPPING

This must be done to prevent honeycombs, use rod of sufficient size and length. Where gasoline
and electric driven vibrations are available, they must be employed so as to be secured of a
clean, smooth and good concrete finish.

3.10 PLACEMENT OF CONCRETE

Fast continuous and with minimum of handling to prevent the separation and loss of
ingredients.

3.11 REMOVAL OF FORMS

For Footings: 1 day (24 hours)


For Columns: 2 days (48 hours) at the ratio of height to least cross-sectional dimensions or
diameter up to 4.
Add to the above number, 1 day (24 hours) at the ratio of height to least cross
sectional dimension or diameter from 4 to 15 (for every additional meter or
fraction thereof but not mor then 28 days
For Slabs: 5 days (120 hours) for 900mm to 2100mm span. Add ½ day (12 hours) for
every additional 300mm span or fraction thereof.
7 days (168 hours) for over 2100mm span. Add 1 day (24 hours) for every
additional 300mm span or any fraction thereof but not more than 28 days.
For Beams & Girders: 3 days (72 hours) for side forms. For bottom forms up to 4200mm, 14 days
(336 hours). Add 1 day (24 hours) for every additional 300mm span or any
fraction thereof but not more than 28 days.

3.12 CURING

All concrete portions must be continually wet with water for ten (10) days after pouring and
for slabs, if any, 1 ½ thick. Sand cover shall be kept wet continuously for ten (10) days also.

3.13 STRENGTH

For footings, slabs on fill, etc……………...3,000psi


For beams, columns, and floor slabs…..3,500 psi

3.14 MIXTURE

For footings, slabs on fill, etc……………...1:2-1/2:5 mix


For beams, columns, and floor slabs…..1:2:4 mix

3.15 FOUNDATION

Foundation must not rest on fill and must be excavated to solid bearing material if necessary

4.0 MASONRY WORK

4.1 CONCRETE HOLLOW BLOCKS

Non-loading bearing approved quality, size and thickness as indicated on plans.


4.2 PLACEMENT

All concrete hollow blocks shall be laid plumb and true to the given dimensions, vertical joints
stack bond between courses, unless otherwise called for on the plans and / or directed by the
architect.

4.3 MORTAR

Mortar to be placed inside hollow block cells shall be made of 1:3 mixture that is 1-part cement
to 3 parts sand with sufficient addition of water so as to make the paste workable

4.4 PLASTERING

Plastering mortar shall be made from 1:3 mixture and having a minimum thickness of one (1)
centimeter.

4.5 RETEMPERING

Retempering of plasters or mortar shall not be allowed.

5.0 CARPENTRY WORK

5.1 GENERAL

1. Lumbering shall be of the respective kind required for the various parts of the work: well
seasoned, free from large, loose, or unsound knots, spas, cracks, shakes, or other
imperfections impairing its strength, durability and/or appearance.

2. Some structural and framing lumber may be of rough dimensions. All


exposed woodwork, however, shall be smoothly planed and if necessary, well sand papered.

3. All carpentry and joinery shall be executed in workmanlike manner and the best in the trade.

5.2 PREFFERED OR APPROVED TYPE OF WOOD (I.E. TREATED RED LAUAN)

Shall be used for all lumber requirements including door jambs, window frames, fascia boards
and cabinet works or otherwise specified in the plan

5.3 LUMBER IN CONTACT WITH MASONRY

All woodworks in contact with masonry shall be painted with approved preservative and termite
proofing compound. Recommended wood preservative is “Solignum”

5.4 PLYWOOD

All plywood requirements called for in the plans with their corresponding thickness shall be of
approved brand

6.0 DOORS

6.1 GENERAL

All doors unless otherwise designed and specified shall be of flush type construction using ¼ “
thick veneer on both faces. Inside framing shall be approved type of wood stiles and rails,
mortised, and tenon joined and well placed with diagonal pieces at corners. Total thickness of
doors shall be 1 ¾” width of frames, shall be 4” for bars and 6” for stiles.

6.2 FINISHING NAILS

Drive finishing nails below the surface and fill the hole with plastic putty.
6.3 HINGES

Doors shall hung on 3 pcs. Of 4” x 4” loose pin butt hinges, brass finished, Stanley brand or its
Equivalent.

6.4 BATHROOM DOORS

All bathroom doors shall be PVC door or any approved type as shown in the door schedule.

6.5 LOCKSETS

All door lockers should be of approved brand or its equivalent

7.0 WINDOWS

7.1 MATERIALS

The vertical and horizontal member shall be manufactured from extruded aluminum alloy or its
equivalent with a minimum thickness of 0.054” on each side of the channel while those portions
at lower clips oscillating at more than 90 deg shall be attached to the jambs and the actuating
bar by aluminum tubular rivets designed to overcome maximum operating condition.

7.2 WEATHERSTRIPPING

Jamb members shall be provided with specially extruded vinyl weather-strips to ensure
maximum weather protection.

8.0 SHEET METAL WORKS

8.1 GENERAL

Long span, pre painted roofing shall be made from GA. 26 G.I. sheets 0.433mm. upper ends
shall be nailed and riveted to purlins with G.I. flashed nails and strapped with rivets in the
valley. On intermediate supporting Purlins rivet each sheet or nailed by 2-1/2 G.I. nails

8.2 GUTTERS AND LEADERS

Gutters and leaders shall be made and riveted and must be properly sealed

9.0 HARDWARE

9.1 GENERAL

All rough hardware required for the completion of the work, including nails, lag screws, bolts,
etc. shall be refitted into place including finished hardware, hereinafter specified in the most
approved manner with screws to match the finish. All other hardware not specified by
necessary to complete the work shall be of any approved brand in the market.

9.2 TYPES NOT APPLICABLE

Where the exact types of hardware specified are not adaptable to the finishing shape or size of
members requiring the hardware, suitable and practicable types as the same operations and
quality as the corresponding individual types specified shall be furnished.

9.3 FASTENING

Fastening of suitable size, quantity and type shall be provided to secure hardware in position.
Machine screws and expansion shields shall be provided for securing items of hardware to
concrete and others.
9.4 EXPOSED ITEMS OF HARDWARE

After hardware has been properly fitted all exposed items such as knobs, plates, pulls, locks,
etch. Shall be removed until final coat of painter’s finishing has been applied and then hardware
installed.

9.5 DOOR KNOBS, LOCKS AND LATCH STRIKES

All locks and latch strikes shall be installed in door frames at the same height from the floor.
Door knobs shall be located so that the center of the knob 38” from the finish floor line and/or
directed by the architect.

10.0 PLUMBING WORKS

10.1 GENERAL

Waste and soil pipes diameter are indicated on the plans.

10.2 WASTE AND SOIL

“Atlanta” PVC pipes series 1000 and fittings for all sanitary waste pipe system shall be used or
its equivalent.
10.3 WATER SUPPLY

Polypropylene (PPR) PN 10 and PN 20 pipes and fittings for water supply and distribution shall
be used.

10.4 SLOPE

For all waste, drain pipes, maintain a slope of two percent (2%) for pipes 2” in diameter or
smaller; and one percent (1%) for pipes over 2” in diameter

10.5 CODE

All plumbing installations shall conform with the Revised National Plumbing Code of the Philippines

11.0 ELECTRICAL WORKS

11.1 GENERAL

Materials and workmanship shall conform with the latest edition of the Philippine Electrical
Code, rules and regulations of the local electrical power company and also the Bureau of
Industrial Safety.

11.2 WIRING

Wiring shall conform with the plans and be continuous from outlet to outlet and all splices taped
and isolated. Wiring method shall be the best in the trade

11.3 CONDUITS

Conduits shall be rigid and galvanized, conduits running from fitting to fitting or box to box
concealed from the inside hollow block cells and ceiling if any. Rigid PVC conduit maybe used but
subject to the approval of the Electrical Consultant.

11.4 BOXES

Boxes shall be properly anchored, grouted into wall easily accessible and installed for flush
mounting. Locally made boxes will be acceptable provided they are painted with one coat red
lead paint prior to installations.
11.5 SWITHCES

Snap switches shall be flush painted with Bakelite covers and shall be installed inside utility
boxes 1200mm from the floor. “National “brand switch plates shall be used otherwise
specified by the architect.

11.6 CONVENIENCE OUTLET

“National” convenience outlet shall be used or its equivalent.

11.7 CIRCUIT BREAKER

Westinghouse brand or its equivalent

11.8 WIRES

Phelps Dodge

11.9 LAMPS

“Philips” brand for T-5/T-8 Fluorescent Lamp, Compact Fluorescent Lamp and others.

11.10 TESTING

Prior to acceptance of all electrical works shall be subject to Megger Test and duly certified by
a Professional Electrical Engineer or Consultant.

12.0 PAINTING

12.1 MASONRY WORKS

Masonry surfaces exterior and interior shall be applied with one adequate coat of concrete
neutralizer before two coats of approved paint shall be applied.

12.2 EXTERIOR WOODEN SURFACE

Exterior wooden surface shall be painted with two adequate coats of oil-based paint of
premium brand, after one coat of exterior wood primer has been approved

12.3 INTERIOR CEILING

Interior wood ceiling shall be applied with two coat of flat wall enamel paint after one
adequate coat of flat wall enamel primer

12.4 SHEET METAL WORKS

Metal works shall be first applied with one coat of red oxide primer before one coat of metal
paint shall be applied.

12.5 BRAND

All paint accessories shall be as selected and approved by architect.

12.6 PROCEDURES

All painting procedures, painting requirements, painting schedule and color combination shall
be upon the approval of the architect.
14.0 CONSTRUCTION/DEMOLITION WASTE MANAGEMENT AND DISPOSAL

14.1 DISPOSAL OF WASTES

1. Do not bury rubbish or waste materials.

2. Do not dispose of waste volatile materials mineral spirits oil paint thinner etc. into
waterways, storm, or sanitary sewer.

3. Remove materials from construction as construction work progresses.

14.2 CLEANING

1. Remove tools and waste materials on completion of Work, and leave work area in
clean and orderly condition.

2. Clean-up work area as work progresses.

3. Source separate materials to be reused/recycled into specified sort areas.
