SPECIFICATIONS
TOTAL FLOOR AREA: 240.000 SQ. M.

I. PREPARATION OF SITE AND GENERAL CONDITION


Works Included.
-consists of furnishing all labor, equipment, and materials and performing all operations in
connection with wet excavation and the removal from the site of all surplus excavated
materials of drawings, as specified herein and subject to the terms and conditions of the
contract documents.
A. All general excavation for the building and appurtenances including excavation required
inside of construction areas to the depth or level required by the drawings.
B. Removal and disposal away from the site premises, directed of excess materials.

II. STAKING OUT THE BUILDING LINES


The building lines shall be staked out all lines and grades and shown in the drawing before
any excavation is started. The batter boards and reference marks shall be erected at such
places where they will not be disturbed during the excavation of the building.
All excavation or foundation shall be to the grades indicated in the drawing. Where the
building site is covered the any kind of fit, the excavation for footing should be made deeper
until the stratum for the safe bearing capacity of the soil is reached.

III. FOUNDATION
A. Footing – concrete for all foundation elements, minimum compressive strength 20.7 MPA
at 28 days using crushed sand (S1), crushed gravel (G1), and water-cement ratio of 0.48.
B. Reinforcing bars - intermediate grade deformed type.
C. Backfilling – the materials from the exaction shall be used for backfilling around the voids
caused by the removal of sheeting, shoring, and bracing shall be killed with sound materials.
In thickness, each layer is thoroughly compacted and rammed by wetting. Tampering or
rolling until correct grades for the support on slabs on fill are reached.

IV. REINFORCED CONCRETE WORKS


A. Materials
- Cement: Type I Portland cement conforming to ASTM C150
- Aggregates: Well-graded, clean, hard particles of sand and crushed gravel conforming
to ASTM C150. The maximum size for coarse aggregates shall be 1/5 of the
narrowest dimension between forms, not greater than the provided concrete cover, or
4/3 of the minimum clear spacing between individual reinforcing bars. In case of not
complying with all of those mentioned above, diameter may be allowed on massive
concreting with the written permission of a civil engineer.
B. Proportioning
All work shall be done in accordance with the standard specification for plain and reinforced
concrete and adopted by the government. The cement to be used shall be Portland cement.
Alternative cement to be selected must meet the requirements of Portland cement and be
approved by the Engineer in charge of construction.
CLASS A – shall be used for beams, slabs, and columns and for all members treated as
“structural members” subjected to the beam, axial, and torsional stresses. Use 1:2:4 mix
proportion.
CLASS B – shall be used for all members not reinforced. Use 1:3:6 mix proportion.
C. Formworks
All formworks for concrete works shall be properly braced or tied together so as to maintain
the correct position and shapes of the concrete members. Forms shall not be removed until
the concrete has attained sufficient strength to support its own weight and any loads that may
be placed on it.
D. Concrete Slab on Fill
Concrete slabs on fill shall be poured on a gravel bed of not less than 50mm thick. It should
be poured monolithically and no termination allowed.

V. REINFORCED CONCRETE FOOTING, PEDESTAL, BEAMS AND SLABS


- All steel reinforcing bars to be used shall consist or round deformed bars with lugs or
projections on their side to provide a greater bond between the concrete and steel.
- All reinforcing bars shall be tied at each intersection using no. 16 G.I. tie wire.
- All reinforcing bars shall comply with drawings and schedules of reinforcements in a
minimum development length of 300mm.
- Lapping shall be 40 times the diameter of rebars at minimum.

VI. STRUCTURAL STEEL


- All structural steel shall have MILL Certificate and approved by quality control
authorities
- Base Plates shall be plumb and align using 25mm thick grouting specimen
- All bolts shall be A36 and passed all necessary testings
- Connection must be bolted with at most 3mm extra hole diameter.

VII. MASONRY AND CARPENTRY WORKS


- All exterior concrete hollow blocks to be used shall be at least 100mm thick and all interior
walls shall also be 100mm thick unless otherwise specified.
- Concrete hollow blocks shall be laid and cells filled with cement mortar consisting of part
1:3 mixed proportion of cement and sand.
- All vertical reinforcements shall be 10mm in diameter and placed at a maximum distance of
0.6 meters on center. All horizontal bars shall be placed every 3 layers of CHB.
- Interior and exterior walls finish shall be painted cement finish.
- Floor Finishes shall be approved tile finish except for T&B.
- Lumbers shall be approved quality to the respective kinds required by the various parts of
the works, well-seasoned, thoroughly dried, and other imperfections impairing its strength,
durability, and appearance.
- All lumbers and plywood shall be properly matched unless otherwise specified.
- The work shall be done in accordance with detailed drawings and measurements taken at
the job site.
- Shapes and surfaces shall be detailed, cleanly cut, and sharp. Exposed nails shall be
countersunk.
- Scribbling, mattering, and joining shall be done accurately and nearly to conform to good
carpentry practice.

VIII. DOOR AND WINDOWS AND THEIR FRAMES


- All window frames are made of sliding windows with 6mm thick window glass and wire
pins. All windows to be used shall conform to the size and designs in the plans or drawings
on the “schedule of doors and windows”.
- Door and door frames shall conform to the sizes, designs, and kinds of materials shown in
the details “schedule of doors and windows”.

IX. ROOFING WORKS


A. Purlins – 2”x3” @ 6m long channel bar & 2”x3”x1.2mm @ 6m long tubulars. See plan for
details.
B. Fascia board - assembled 2”x5” @ 6m channel bars
C. Pre-painted Spanish style roof – 0.4mm thick sheets (verify owner for color)
D. Gutter – box type with rubber silicon
X. PLUMBING WORKS
All plumbing works shall be performed in accordance with the requirements of all applicable
laws of the Republic of the Philippines, local codes and ordinances, and the National
Plumbing Code of the Philippines.
Works included
A. Sanitary sewer from the building to the septic tank as shown in the drawings.
B. Soil, waste, and vent pipes system within the building as per plan.
C. Roof and ground drainage.
D. Plumbing fixtures, fittings accessories, and water supply to service those specified
fixtures.
Plumbing Fixtures
All water fixtures shall be installed and free open in a manner to afford access for cleaning
and shall be furnished with brackets, cleats, pales and anchorages required to support the
fixtures rigidly in place.

XI. ELECTRICAL WORKS


Main Service Connection
A. Service connection to the proper lines shall be aerials as shown in the plans.
B. The contractor shall make the necessary provisions for the installations of the electric
meter; the wiring shall be compliances to the Philippine Electrical Code and the standard
requirements of the Isabela I Electric Corporation I (ISELCO I).

XII. FIRE PROTECTION


P.D. 1185 – Specific provision and rules specified in provision 10, section 3, 1607 rules and
regulation of P.D. 115 otherwise known as the Fire Code of the Philippines shall be complied
strictly fire retardant.

XIII. METHODOLOGY
The method of construction shall be based on working plans and any charge or revision
should be properly deferred and consulted with the design engineer.
Pertinent subject not specified herein, but nonetheless, from and integral part of the
construction.
