there had been a lack of communication and transparency in the property’s
management, leading to a breakdown in trust and cooperation.

Conclusions

property agent, Madikoe Holdings, had failed to provide adequate services, leading
to a decline in the property’s condition and value.
Recommendations
1. Termination of Contract: Terminate the contract with Madikoe Holdings and
appoint a new property agent with a proven track record of effective property
management.
2. Renovation and Maintenance: Develop a comprehensive renovation and
maintenance plan to address the property’s physical deficiencies and ensure its
long-term sustainability.
3. Improved Communication and Transparency: Establish a communication plan to
ensure regular updates and feedback between the Body Corporate, property agent,
and tenants, promoting transparency and cooperation.
