Flat, Dhanas, Chandigarh, Chandigarh, 160014 (hereinafter referred to as Landlord
)
which term shall where the context so admits include his heirs, executed, adminis

of the one part of this deed.

b) Poonam (Aadhar No. 4028 0133 6843) D/o Sharif Mohammad R/o House
No. 161,
Village Malaya, Chandigarh, 160025 (herein after referred to as the tenant) and nd

party of the deed which term shall also where the context so admits include
his heirs,
executors, administrators, assigns and legal representatives of the other part of this
deed.
e. WHEREAS the above said landlord/landlady is the
owner of Flat No. 1230 (Ground
Floor), Sector 123, Sunny Enclave (Amazon City 3), Kharar, SAS Nagar (Mohali
), Punjab-
140301 the above said tenant has contacted the landlord/Landlady to take the
above said
premises on rent and the owner has also agreed to let out the said premises to the
above
tenant on the below given terms and conditions.

That monthly rent money of the said premises has been fixed at Rs. 13,000/-
(Rupees
Thirteen Thousand Only). Which has been received in advance. One Month
rent as
Advance and Security of Rs. 13,000/- (Rupees Thirteen Thousand Only) which
will
be refundable at the time of vacant of the said premises, after adjusting any
dues,
which did not carry any type of interest. The Locking Period Will be 6 Month.

1. That the tenancy has commenced w.e.f. 01-02-2025 to 31-12-2025


i.e., 11
Months.
2.- That the premises shall be used for Residential Purpose only by the tenant and
for
no other purpose without the consent of the Owner.
3. That the tenant shall not sublet or part with the possession of the Premises
to
anybody else.
4. That in case if both the parties agree the tenancy can be further extended
by an
increase of 10% in rent.
5. That the tenant shall pay the Electricity charges as per Elec. meter, Proportionate
water Bill and Sewerage charges to the authority concerned during the tenancy
period of the portion under tenancy.
6. That at the time of vacation of the said premises the tenant shall not make
any
claim charges, demands, in lieu of the possession of the above-mentioned
premises.
h• That the tenant shall allow the Landlord/Landlady to inspect the premises any
moment to see that the same are being kept in good condition. That the tenant
shall allow the Landlord/Landlady wants to get premises vacated or the tenant

wants to vacate the premises prior to the said time then the respective party shall
serve a notice of One Month upon other for doing so.

9_ That the tenan t shall not make any additions or alterations

10.That th e mino r day to day repair will be·

repair shall be undertaken by the Landlady/Land
lord.
11.That the tena nt shall abide by the provisions
of the By-laws governing the premises

12.That the possession of the premises has been
delivered to the tenant.
13.That after the expiry of the period of this
agreement the tenant shall hand over
vacant possession of the premises to the Land
lord/Landlady unless the tenan cy is
furth er extended mutually by both the parties.
14.That any charges/tax by municipality/ soci~
ty will be borne by the Owner.
15.That this deed is made in duplicate.
Original has been kept by the
Landlord/Landlady, copy by tenant for record.
16.That Owne r found the illegal activities going
on at the given ·premises or by the
tenant or from any other person Owner can take

his given premises back from the
2 party on immediate effect & without any prior
notice.
17 .That the tenant shall handover the physical
vacant Possession of the premises to

the landlord on expiry ·of this agreement at

. 18.The tenant is only liable to bear the cost
for any damages, breakage to the

19.That the tenant shall pay the current meter

any theft of luggage or money of the
tenant.
21.That in ca se tenant is involved in any criminal
activities, domestic dispute suicide
and natural disaster then tenant himself shall solely
the responsible and landlord
shall have no concern for the same.
22.Th at the fixtures are given to the tenant in good
condition and taken as back.
