#69 Mesmerized Street, Angeles City, Pampanga Dear Mr. Jomel Abad, FIRST AND FINAL DEMAND OF PAYMENT; NOTICE OF EJECTION We write on behalf of our client, Ms. Rowena Doran. We understand that in some time since 2010, you have been leasing the property (warehouse) of our client, situated at #67 Mesmerized Street, Angeles, Pampanga, for the warehousing of motorcycles in connection with your Motorcycle Trading Business. We understand, further, that the loan shall be payable in monthly installments at a rate of Two Hundred Thousand Pesos (P200, 000.00) per month. That in early 2015, however, you have been defaulting your Rental Payment to our client, Ms. Rowena Doran, and that by December 2015, you already owed our client the amount of One Million Six Hundred Thousand Pesos (P1, 600, 000.00) at the agreed rate of 200, 000.00 per month. That we are writing this letter to serve as a first and final demand upon you to pay Ms. Rowena Doran the full amount of P 1, 600, 000.00 as payment for the lease in the warehouse, within seven (7) days from receipt hereof and that you are likewise instructed to vacate the said property upon receipt. You may remit said payment to us, and we will accept it on behalf of our client. Otherwise, we shall be constrained to file the necessary legal actions against you in order to protect our clients interests.
