TECHNICAL SPECIFIATION

MEDHIA C. VARQUEZ

ONE-STOREY RESIDENTIAL BUILDING

This Specification is to be read in


conjunction with the Schedule annexed to
this Specification. The schedule provided
for allowances, color selections, fittings,
and finishes. All items noted in this
Schedule shall be included whether
referenced or not by the Specification.

The Schedule provided with this


Specification may be substituted by the
Builder’s own detailed Schedule for
allowances, color selections, fittings and
finishes.

PART II: TECHNICAL SPECIFICATIONS

DIVISION 1.0: GENERAL REQUIREMENTS
1.1 The contractor shall be responsible for securing all
necessary permits related to the project, which shall
include but not limited to building permits, occupancy
permit, etc., Contractor’s All Risk Insurance (CARI), and
other insurances required by the Local Government Unit
(LGU), ECC and/or Regulating Agencies before the
implementation of the project.
1.2 The works shall be carried out according to the
Technical Specifications and shall govern the methods of
construction and the kind of materials to be used for the
proposed residential building as shown in the plans and
detail drawings.

1.3 The plans, detail drawings and technical specifications


shall be considered as completing each other, so that what
is mentioned or shown in one, although not mentioned or
shown in the other, shall be considered as appearing on
both. In case of conflict between the two, the same shall
be referred officer/ engineer assigned to make the
Specification. Stated below are the scope of work related
to the Contractor.

1.4 SCOPE OF WORK:

A. The Contractor shall conduct thorough inspection


of the existing job site conditions.

B. The scope of work shall include all additions


necessary in order to implement the whole set of
approved Plans, Working Drawings and Specifications.

C. The Contractor shall secure and do all the legwork


necessary for all pertinent permits needed for the
Procuring Entity to occupy and use the building,

D. The Contractor shall construct All Architectural,


Structural, Electrical, Sanitary/ Plumbing,
Mechanical / Fire Protection works in accordance with
the Plans and Specifications. All items shown on the
Plans but not mentioned in the Specifications shall
be included. Discrepancies shall be verified with the
Procuring Entity.

E. The Contractor shall have a licensed surveyor to
locate benchmarks. Shop drawings of stake out plan and
actual reference marks shall be verified and approved
by the Procuring Entity prior to any permanent
construction. He shall refer to the General Nature and
Scope of Work and other Bid Documents for more
extensive description of the work.

F. The Contractor shall submit details and shop


drawings, templates, and schedules required for the
coordination of the work of the various trades.
Drawings should include information on all working
dimensions, arrangement and sectional views,
connections and materials.

G. Final Cleaning As Pre-requisite To Final


Acceptance: Final cleaning of the work by a reputable
building maintenance company shall be employed by the
General Contractor prior to the Procuring Entity‟s
final inspection for certification of final
acceptance. Final Cleaning shall be applied on each
surface or unit of work and shall be of condition
expected for a first class building cleaning and
maintenance program.

H. The Contractor shall be responsible for the safety


and safe working practices of its respective
employees, servants and agents.

I. The Procuring Entity may at any time without


invalidating the Contract make changes by altering,
adding to or deducting from the work as covered by the
drawings, specifications, and general scope in written
instructions. Provisions under General Conditions of
the contract cover such circumstances.

All works shall be carried simultaneously with site


work, concrete, masonry, metals, wood or plastic, doors,
finishes, electrical, plumbing, sanitary and other
services. Materials not conforming to Specifications shall
be rejected.

DIVISION 2.0: SITE WORK
2.1 Removal and Disposal
Clearing, grubbing and cutting of trees shall
include hadling, salvaging, piling and disposing off
the cleared materials with all leads and lifts. Trees
shall be cut in sections from top to downwards. All

timber shall not be used by the Contractor for any
purpose and shall remain the property of the owner.
Clearing shall consists of the cutting, removing
and disposal of all trees, bushes, shrubs, grass,
weeds, other vegetation, anthills, rubbish, fences,
top organic soil exposed or lying on the surface.
The construction from the clearing shall be
leveled according to the plans and cleared of rubbish,
roots and other perishable and objectionable matters
to a suitable subgrade. All such unsuitable materials
shall be removed from the construction site and spread
uniformly over the areas adjacent to the proposed
residential building, or otherwise disposed of as
maybe directed by the Engineer-in-Charge of the
construction.
Materials obtained from the clearing and grubbing
shall be disposed off in a borrow pits or other
suitable places and be covered up with soil or gravel
as directed by the Engineer. The burning of
combustible materials shall not be permitted.

2.2 Filling Materials:


a. Crushed Rock – lower layer
b. Sandy Gravel – Upper Layer

2.3 Soil poisoning:


Soil Poisoning is the process wherein the soil
is treated with chemical solutions to control and
prevent the entry of termite into the structure. After
excavation, soil treatment must be done.
Water based emulsion. DURSBAN (1% concentration)
or ALDRIN (0.5% concentration); with guarantee that
building will be free from subterranean termite
attacks for a period of three (3) years from
acceptance.

2.4 Storm Drainage and Sewerage System:


This item is the complete installation of the
storm drainage system inclusive of all pipings,
gutters, canals, catch basin, handholes, manholoes and
other appurtenanent structures, as well as the
sewerage system inclusive of all sanitary sewer

pipings and septic vault from the building to the
point of discharge. Install all pipes, sewer
connections and clean out.
All downspout from the roof gutters shall end in
concrete catch basin to be concreted together with
concrete or PVC drainage pipes leading to the street
gutter fronting the residential building.

DIVISION 3.0: CONCRETE
All concrete works shall be done in accordance with
the standard specifications for plain and reinforced
concrete. Cement to be used shall be Portland Cement, or
other equivalent brands more readily available in the
locality. Alternative cement so selected must meet the
requirement of Portland and Pozzolan cements, and approved
by the Engineer-in-Charge of the construction.

3.1 Portland Cement:


Storing: Cement shall be stored immediately upon
receipt at the site of work at site of work. Cement
in bags shall be stored in a suitable weatherproof
structure, which shall be as airtight as practicable.
Floors shall be elevated above the ground, a distance
sufficient to prevent the absorption of moisture. Bags
shall be stacked close together to reduce circulation
of air but shall not be stacked against outside walls.
Cement: HOLCIM, APO, or imported cement conforming to
standards specifications for Portland Cement (ASTM
designation C150 latest version)

3.2 Reinforcing Steel Bars:


Storing: Reinforcement shall be stored in a manner
that will avoid excessive rusting or coating with
grease, oil, dirt, and other objectionable materials.
Storage shall be in separate piles or racks to avoid
confusion and losses of identification after bundles
are broken.
Steel: Fy: 33 000 psi (up to 12 mm diameter)
Fy: 40 000 psi (20 mm diameter and bigger
sizes)

3.3 Concrete Aggregate:
Storing: Aggregates shall be stored on areas covered
with tightly laid wood planks, sheet metal or other
hard and clean surface, and in manner that will
preclude the inclusion of foreign materials.
Aggregates of different sizes shall be stored in
separate piles.
Aggregate: Wet graded lean particles of gravel or
crushed rock conforming to the Standard Specifications
of Concrete Aggregates (ASTM designation C-33 latest
version).

3.4 Sand:
White sand conforming to ASTM C-35-67.

DIVISION 4.0: MASONRY
Masonry works is a form of construction work equipped
with stone, bricks, concrete, hollow clay tile, concrete
block or tile, or other similar building units or material
or a combination of these materials laid up unit and set
in mortar. Concrete Hollow Blocks (CHB) are classified as
load bearing and non-load bearing blocks. Installation of
Concrete Hollow Blocks is done either block laying after
the concreting of ties columns or concreting of columns
after block laying of walls.

4.1 Concrete Hollow Blocks (CHB):


Non-load bearing 100 mm or 150 mm, “jackbuilt”
or equal.

4.2 Cement Mortar:


The CHB walls shall be filled with cement mortar
consisting of 1 part Portland cement and 3 parts sand
by volume.

DIVISION 5.0: METALS
Steel is considered as an excellent partner of
concrete in resisting tension and compression. The design
of reinforced concrete assumes that concrete and steel acts

together in carrying load in the state of simultaneous
deformation.
All reinforcing steel bars shall be accurately bent
and formed to the dimension indicated in the Drawings.
Binding wire used to bind reinforcements shall be annealed
galvanized binding wire of Gauge #16.

5.1 Structural Roof Framing:


Steel trusses, refer to drawings for sizes and
joints.

5.2 Structural Columns and Beams:


Reinforced concrete beams, refer to drawings for
size and joints.

5.3 Purlins:
Purlins refer to drawings for sizes and
anchorage.

5.4 Architectural Metals:


For doors and window grills, use 12 mm sq. bar.

DIVISION 6.0: WOOD AND PLASTIC
All materials shall be protected from dampness or bad
weather conditions during and after delivery at the site.
Materials shall be delivered in advance of actual use an
inadequate quantity to preclude the delay in the work. It
shall be piled in orderly stack at least 150 mm above the
ground and at a sheltered place where it will be of at
least not an obstruction to the work.
Prior to enclosure f ceiling, all dimension, alignment
of nailers/metal frames, material specifications, complete
installation of sanitary/plumbing are properly anchored to
the carrying metal channel/ wood runner are complied.
The ceiling board to be used must be free of damages
and to be fixed to the framing in perfect line and level.

6.1 Interior Ceiling:

4 mm thick Cement Ficemboard, Hardilite or equal
on metal framing for all toilets.

6.2 Eaves/ Exterior Ceiling:


Cement Ficemboard by Hardiflex or equal on metal
Framing.

6.3 Wood Preservatives:


Use clear SOLIGNUM chemical treatment or equal.

6.4 Finish Carpentry:


Interior trims to be of local stock wood
equivalent in color, grain, and quality of maple
select.

DIVISION 7.0: THERMAL AND MOISTURE PROTECTION
7.1 Waterproofing:
Sub-floor Vapor Barrier: 6 mL / Polyethylene
placed above the gravel bed but below the rebars.
Provide spaces between the polyethylene sheets and the
rebars.
Toilets: Cemvathene 3, pre-formed single 1.5 mm
thick elastic self-sealing bituminous membrane bonded
to 0.15 mm thick polyethylene sheet.
Roofing: the roofing sheets shall be pre-painted
Guage #24. It shall be free from zinc covering the
time of fixing shall be on perfect condition.

DIVISION 8.0: DOORS, WINDOWS AND GLASSES
All materials shall conform to the best commercial
standard. Doors shall have wood preservative treatment,
insect-treated and kiln-dried.
8.1 Doors:
Doors and door frames shall conformed to the
size, designs and kind of materials in the details of

doors provided in the plan section named Doors and
Windows.
Entrance and Exit Doors:
Single Leaf Lauan Swing Door with Transom
Window
Toilet Doors:
PVC Door hinge in a 2” x 5” door jamb and
door closer.
Bedroom Door:
Panel Door having a slight carving hinge in
a 2” x 5” door jamb and door closer.

8.2 Windows:
Sliding Glass Windows with complete accessories
to be used in this project shall conform to the size
and designs shown in the detail drawings and schedule
of windows, or as per bill of materials.

DIVISION 9.0: FINISHES
Refer to Architectural Plans for location. Verify
plans for other finishes not specified or omitted herein.
Sample of all materials shall be submitted to the Procuring
Entity for approval as to color and quality workmanship.
9.1 Ceiling Finish:
Living/ Dining: 2.5 mm thick cement board on
metal framing, painted.
Bedroom: 2.5 mm thick fiber cement board on metal
framing
Toilet: 2.5 mm thick cement board on metal
framing painted.

9.2 Floor Finish:


Vinyl tiles: Supply and installation of 2 mm
thick x 250 mm x 250 mm homogeneous vinyl tiles. Color:
Odessa 64. Contractor shall submit samples for the
Procuring Entity’s Approval. After work completion,
vinyl tiles shall be cleaned, free from all cement,
dirt, or other substances, with two coats of water

emulsion wax, each coat polished to produce a well-
polished finish.
Toilet: 300 x 300 mm Homogeneous Tiles, Satin
Finish

9.3 Wall Finish:


Exterior Wall: Plain cement plaster finish.
Painted
Interior Wall: 6 mm Fiber cement boards with
acoustic wool insulation & plain smooth cement finish
painted in semi-gloss latex painted finish.

9.4 Painting:
All painting materials shall be delivered on site
intact in the original drums or tins and shall be
mixed and applied strictly in accordance with the
manufacturer’s instructions and to the approval of the
Engineer. All latex and enamel paints shall be applied
by brush.
All painting materials shall be Environmental
Protection Agency EPA) certified and approved.
Refer to Detailed Unit Price Analysis (DUPA),
Bill of Materials for painting materials and brand to
be used.

9.5 Grout:
Tiles shall be dampened and joints grouted full
with plastic mix of neat cement by trowel, brush or
finger application. The tiles shall have been laid in
place for at least 24 hours before grouting of the
joints it started. During grouting, all excess grout
shall be cleaned off the tile with damp cloth sponges.

DIVISION 10.0: SPECIALITIES
10.1 Toilet and Bath Accessories:
Accessories are shown on the drawings and as
specified herein. The contractor shall furnish and
install all toilet accessories as listed or indicated
on the drawings.

Product delivery, storage and handling: Delivery of
materials shall be so scheduled as to allow for
immediate installation. Products shall be protected
and kept under cover both during transit and at
jobsite. Handle products carefully to prevent damage.
Model: Water Closet (Eco-Cassandra, with matching seat
cover); Lavatory (Sabrina, wall hung); Bidet
(Victoria); Soap Holder (Sabrina); Bathtub (acrylic
Cassandra); Faucet (Sannix or American Standard);
Shower head and valve (Sannix or American Standard).

DIVISION 15.0: MECHANICAL
15.1 Plumbing Works:
All plumbing works for this project shall be done
in accordance with the approved plans under the direct
supervision and control of a Licensed Sanitary
Engineer or Master Plumber.
The plumbing installation shall conform with the
provisions of National Plumbing Code and the rules and
regulations enforced on the locality. Install soil,
waste, drain and vent pipes, install water pipes,
fittings and connection.
Clean out shall be installed for every change in
direction.
Main soil pipe shall be levelled 2” lower than
the inlet pipe to ensure proper flow of waste water.
Fixtures and fittings: Refer to DrawingS & DUPA

All plumbing joints shall be filled with oaklim
and molten piglead to prevent from leakage which is
detrimental to health.

DIVISION 16.0: ELECTRICAL
The electrical installation shall be done in
accordance with the approved plans under the direct
supervision and control of a Professional Electrical
Engineer and or Registered Electrical Engineer.
All electrical works and materials shall conform to
the provisions of the latest edition of the Philippine
National Electrical Code.
The electrical wiring shall be installed through PVC
electrical conduit, fittings and appurtenances that
conforms to the ISO dimensions.
Convenience outlet shall be 0.30 m from the finish
floor line while the tumbler switches shall be 1.20 m.
All electrical switches, fixtures and wirings shall
be of standard brand or its approved equivalents.
Circular looms shall be placed for every split knob
location and for every change of direction.
All light outlets shall be 2.0 sq. mm THW wire and 2.0
sq. mm THW wire for all power outlets.
Junction boxes shall be placed for every branch
connections.

The installation specified herein shall comply with the
laws and regulations applying to electrical installation in
effect of the latest approved edition of the local utility
company concerned. The contractor shall obtain at his own
expense all permits required by the government approving
authorities.
NOTE: All additional activities which is not indicated or
specified on the plan but related to the Scope of Works to
complete the projects shall be done by the Contractor without
additional cost to the employer/ owner.
