This is a reminder that your account balance of $452.25 is past due.


Please contact our office to make a payment arrangement. Any unpaid balances may be added to rent
and/or utility services will be disconnected. Late fees and interest may be applied if prompt payment is not
received. As per your lease agreement:

2.2 Additional Rent. All late fees, utility fees, and dishonored check charges shall be due when incurred
and become additional rent. Payments will be applied to charges which become rent in the order accumulated. All
unpaid charges or any fees owed by tenant including, but not limited to, notice fees, .attorney fees, repair bills, utility
bills, landscape/pool repair, maintenance bills, eviction fees and CIC fines will become additional rent at the beginning
of the month after the tenant is billed. Tenant's failure to pay the full amount for a period may result in the initiation of
eviction proceedings. Landlord's acceptance of any late fee or dishonored check fee shall not act as a waiver of any
default of tenant, nor as an extension of the date on which rent is due. Landlord reserves the right to exercise any
other rights and remedies under this agreement or as provided by law. "
"7.2 Utilities and Services. Tenant will be responsible, at Tenant's sole expense, for alt utilities and
services required on the Premises, including, without limitation, water, trash, electricity, and gas. Tenant must provide
proof of service in Tenant(s) name. All utilities must be moved into the Tenants name, except for trash which will
remain in the Landlord 's name. Landlord will charge Tenant the appropriate fee for trash once Landlord receives the
bill and the bill will ttien b~con-,_e "Aqqitional f{ent" (see Section 2.2). l_f Tenant fails to start utility service in Tenant(s)
name, Landlord will charge Tenant the appropriate fees and bill will then become "Additional Rent" (see Section 2.2).
Landlord shall be responsible for any homeowner dues or assessments (if any). "

If you fail to pay for the utility charges or fail to make a payment arrangement, we have the right to evict you
for nonpayment of the utility charges per NRS 11 SA.060.
