PROJECT TITLE:

TRUCK HUB WITH SERVICE STATION

B. STATEMENT OF THE PROBLEM:

A Chinese owner wants to have a truck hub for his truck business. He wants it to have its
own gas refilling station. It’s a mix of industrial and residential development for his fifty
meters by one hectare lot (50m x 1hectare)
The client requires a gas refilling lane of 10m x 7.5m with 6 pumps. There will be 5
underground storage tanks for 49.20m x 20.40m near the gas refilling lane is the car
wash lane that would cater 4 cars at the same time, with dimensions of 12m x 8m.
Adjacent is the covered water and air island of 1m x 3m. Right ahead is a two storey
commercial building that serves as their multi business office. Both ground and second
floor has an area of 28m x 12m. Provide a 6 meter wide driveway for industrial and
residential. Behind the commercial building is the light industrial area with 4,250 square
meters.

There will be warehouses, 1st will be for 28m x 40m and the 2nd one is for 28m x 30m
area. There’s a 200 square meter motor pool, a truck parking for 8m x 85m area,
loading/unloading for 640 square meters, and a generator and utility room for 8m x
10m. Up ahead is a single storey 300 square meter staff/driver’s house.

The owner’s 2 storey house with 320 square meter building footprint with 560 square
meter gross floor area is located in the residential (Basic R-2) zone of 50m x 55m area.
The client wants a paved playground for his children that will be a 200 square meter
area. He also requires a 6m x 6m gazebo.

C. PROJECT SITE FEATU

The site is a 1 hectare lot with a 50m side perimeter. It can be accessed by an 18m wide
road right of way.

owner’s house?
15. As per PD1096, what is the minimum parking size (in meters) for a standard truck?
16. What road finish will provide for good tire traction for the delivery trucks?

TIPS:
1. The “50m x 1Hectare” said in the problem is not technically “1 HECTARE” it is just
stating that the 1 Hectare is the representation of the whole lot area and the
“50meters” will be the frontage of the Lot.
2. Breakdown all given area cause this will be a fun ride to solve. Each area will be
designated for your solution later on in deriving each from AMBF – ISA – USA
3. Careful how you derive each given; Some of them are very tricky as some of them might
be indicated and not indicated for a habitable or non-habitable spaces and also as a tip
of my own “not all non-habitable spaces are gonna derive from non-GFA sometimes you
have to know what will be it’s used whether for functionality such as “will it be used for
commercial, will it be regularly used for business transaction, it’s up to you how you
justify”
4. CHECK and READ CAREFULLY the PROBLEM as some of the hints and answer are already
given in the problem.
5. CHECK and READ as well the question as some of the question may be intriguing for
some might be later for solving as you guided you simulation of your problem seeking.
