Technical Specification: A. Demolition, Clearing and Preparation of The Site
TECHNICAL SPECIFICATION
1.1 Description
The work specified herein is for the construction of the PROPOSED TWO-STOREY RESIDENTIAL
BUILDING.
1.2 Introduction
The Drawings and Specifications are complimentary to each other.
A. Drawings are graphic means of showing work to be done. Drawings show dimensions, location and
placement of materials.
B. Specifications used to describe the materials, construction techniques, samples, shop drawings,
guarantees and other contract requirements.
1.3 National Laws, Local Ordinances and Building Rules and Regulations
Construction of the structure shall be in conformity with National Laws, Local Ordinances and Building Rules
and Regulations.
2.1 General
A. All applicable provisions for each work trade shall apply for all items cited in these specifications.
B. Materials and workmanship deemed necessary to complete the works shall be supplied and installed
by the Contractor.
C. Materials shall be installed following efficient, sound engineering and construction practice and
specifically as per manufacturer’s application or installation.
D. Demolition/clearing, excavation and site grading works shall be made in preparation for the
construction of the project.
B. Excavation
1. Excavation to the dimensions and elevations indicated on the drawings.
2. Bottoms of excavation shall be level, free from loose materials and brought to indicated or required
levels in undisturbed earth or in compacted fill.
C. Backfilling
1. Use only approved backfill material and place in layers and compacted accordingly.
2. Backfill around structures only after the concrete has sustained sufficient strength to resist lateral
pressure resulting from the backfill.
3. Gravel Bed - Provide 50 mm. thick crushed gravel bed on compacted sub-grade prior to
installation of all footings, reinforcing bars, slab-on fill and concrete pouring.
B. Concrete
1. Cement shall be Portland Cement Class “A” (1:2:4) – shall be used for all reinforced concrete
columns, beams and footings. Class “B” (1:2 ½:5) – shall be used for concrete slabs on fill.
2. Aggregates: Crushed Gravel (3/4” Ø) shall be hard uncoated grain, strong, durable and reasonably
clean stones.
3. Sand: Clean and washed. Sand from salt water is not allowed.
4. Water: Fresh and fit for drinking, free from injurious amount of oil, acids, alkali, organic materials
and other deleterious substances.
C. Masonry
1. Concrete Hollow Blocks (CHB) Use 125 mm. (5”) thick CHB for all interior and exterior walls.
2. All concrete hollow blocks shall be laid out with cement mortar thoroughly.
3. All concrete hollow blocks shall be built plumbed and true to the given dimension.
D. Concrete Formworks
1. Check all formworks to conform to the shape, lines and dimensions. The formworks shall be
substantial and designed to resist pressure and weight of concrete and be properly tied and braced or
shored so as to maintain position and shape. They shall be sufficiently tight to prevent leakage of
mortar.
2.6 Wood
A. Lumber: All lumber shall be well-seasoned, free from large saps, loose knots, shakes or other
imperfections impairing its strength and durability. All exposed surfaces shall be smoothly dressed and
dried.
1. Tanguile: S4S tanguile shall be used for door jambs and door panel.
2. Frames in contact with concrete shall be enclosed by nails, spaced not more than 200mm (8”) on
center around the contact surfaces and paint with
2 coats of mop asphalt.
3. Use “Stikwel” or other approved water-resistant glue for cabinet framing joints.
B. Plywood
1. 6mm (1/4”) thick Marine Plywood shall be used for ceiling boards.2. 12mm (1/2”) thick Marine
Plywood shall be used for built-in cabinets and shelves with solid wood edging.
2.7 Doors and Windows
A. Doors
1. Provide and install all doors with complete lockset, hinges and accessories.
2. Set door frames plumb and level brace.
3. Anchor wood frames to masonry with approved metal anchors on each side of jamb.
4. Entrance door shall be wood panel type.
5. Bedroom door shall be plywood flush type.
6. Bathroom shall be PVC door type.
B. Windows
All window shall be aluminum frame / sliding glass type.
C. Finish Hardware
1. Locksets: Equal to “Yale” or “Schlage” brands for all wood doors.
2. Hinges: Equal to “Yale” or “Schlage” brands, 3 ½ “ x 3 ½ “ loose pin hinges.
2.9 Roofing
A. Use long span, pre painted TILESPAN ELITE (Terracotta Orange Color).
B. Use stainless for gutters.
C. Use self-drilling metal screws as fasteners for metal purlins.
D. For quality finished result installation, ensure that faces of all steel purlins are in one plane and
levelled. Installed roofing panels and accessories should be cleaned from metal fillings, rivet shanks,
nails, screws and other metallic particles.
A. Plumbing rough-ins
All plumbing rough-in pipes shall be laid simultaneously with the construction of the masonry and
concrete slabs. Hence no sanitary and plumbing pipes shall be exposed.
C. Drainage System
1. Sanitary drains from the building and their connection to the point of discharge as shown in the
plans.
2. Roof and ground storm drainage system shall be installed as shown in the plans.
B. Unless otherwise specified, conductors shall be copper, type thin, 90° C, 600 volt insulation,
embedded rough-ins shall be PVC and concealed.
C. All materials shall be new and of approved type for the purpose intended.
D. Standard type of accessories, splicing devices, termination and other appurtenances for the entire
electrical installation shall be used.
E. All non-current carrying metal parts of electrical equipment shall be effectively grounded.
F. Whenever necessary, pull box shall be provided even if not indicated in the plans.
G. All dimensions shown in the plans are approximately and shall be verified as actual locations,
distances and levels are governed by actual field conditions.
I. Unless otherwise specified mounting heights shall be measured from line of reference to center of
device as follows:
2.12 Painting
Painting materials shall be “Boysen” or “Davies”. All exposed finish hardware, lighting fixtures and
accessories, plumbing fixtures and accessories, glass works and the like shall be protected so as not to
stain with paint and other painting materials prior to painting works. All other surfaces which would
be endangered by stains and paint marks should be taped and covered with craft paper or equal and as
specified hereunder.
