Sample Project Specs 10 STOREY COMMERCIAL
All materials to be used in the construction shall be of good quality suited for the purposes for which they are
intended and shall conform to the Commercial Building Specification Standards.
For walls and partitions shown on the drawing requiring concrete hollow blocks, use machine built, or approved
equivalent. Concrete hollow blocks shall have a minimum compressive strength of 4.90 Mpa or 700 psi.
Wet the blocks thoroughly before using. The first row of blocks must be thoroughly anchored to the concrete
walls, columns or slabs. Coarse shall be laid straight and uniform with regular running bond and with vertical
faces truly vertical and set true to line.
All horizontal and vertical reinforcing bars shall be anchored 24 diameters into the concrete walls, columns and
slabs, hooked to the vertical and horizontal reinforcing bar, as the case may be leaving another 24 diameters
exposed to splice with the reinforcing bars of the hollow blocks during construction.
All units shall be laid with mortar composed of one part Portland Cement and three parts of sand, unless otherwise
specified or detailed on the plan, horizontal and vertical joints shall be 10mm thick. Joints shall be solidly filled
from the face of blocks to the depth of the face, pointing where necessary to completely and compactly fill the
joints. Reinforcing bars will consist of 10 mm. Vertical bars shall be spaced 0.60 m. O.C. (or at every other
bock) horizontal bar sat every third course.
Reinforcing bars shall have a minimum lap of 30 bar diameter. All horizontal reinforcements must be tied to the
vertical reinforcement at their intersection.
Note: Reinforcement of CHB, indicated or specified on structural plan shall govern over the reinforcement
specified therein.
All exposed surfaces of concrete hollow blocks shall be finished with cement plaster with a total thickness of 23
mm in two applications.
At door and window openings, unless otherwise shown in details, the jamb blocks windowsills shall be reinforced
as follows:
Jamb blocks for 200 mm walls, use two (2) 12 mm below.
Beam blocks below windowsill, use one (1) 12 mm for 100 mm, 150 mm and 200 mm walls.
Beam blocks over openings for 100 mm and 150 mm walls use one (1) 12 mm bar up to 1.20 mm wide.
Beam blocks over openings for 200 mm walls, two (2) 12 mm bars up to 150 mm wide.
Structural Steel used for roofing purposes like steel truss members, plates and cleats shall conform to ASTM A36
with yield strength of 36 ksi.
Steel for purlins shall be made of cold-formed light gage shape with yield strength of 24 ksi/170 Mpa.
Workmanship. Metal surfaces shall be clean and free from mill seals, rust wall formed and finished to shape and
size with sharp lines and angles and smooth surfaces. Finished work shall be free from defects, warps and
buckles.
4.0 CARPENTRY
Grading of lumber shall be in accordance with accepted commercial fraction and shall be approved quality of each
respective kind, well seasoned and thoroughly dry, free from loose of unsound knots, shakes, pitch-pockets, or
other imperfections affecting its strength, durability or appearance.
Wooded frames indicated in rough dimensions shall be dressed or planed unless specifically noted.
Lumber required to be dressed on two or four sides shall smooth, level and straight. Maximum reduction for
dressed dimensions shall be 6 mm only for sizes.
All lumber in direct contact with concrete or masonry shall be coated with two (2) coats of hot asphalt or coal tar.
Nails, bolts and nuts and screws shall be new and of the types and sizes best suited for the intended application.
Ordinary Tanguile Plywood, 6 mm thick, shall be used interior ceiling and Marine Plywood, 6 mm thick shall be
used for ceiling of eaves and hollow core flush door (both faces).
Doors and frames shall be protected against damage and dampness. Doors shall be stored under cover in a well-
ventilated space. Door frames shall be of the specie, size, thiockness and design indicated. Frames shall be
erected true to plump and level and braced to prevent undue distortion. Frames in masonry opening shall be
anchored, as indicated.
Doors shall be of sizes, types, designs and thickness as indicated, constructed of kilndried tanguile wood. Door
shall be constructed in most workmanlike manner. Required mortise and tenon joints shall be used and shall be
properly fitted and glued to ensure tight joints. Glues shall be approved wood glue as “weldwood” brand or
approved equivalent. Door surfaces shall be sanded to smooth finish.
Window metal frames shall be of the design, size and thickness as indicated. The metal frames shall be applied
with priming coat. A clear glass on steel casement windows with aluminum screen wire and frames shall be
constructed as shown in the plans.
All required finish and miscellaneous items shall be provided to necessary leave the work complete for newly
installed doors. All hardware items shall be of the type size and design bets suited for the purpose.
Door butt hinges shall be wrought steel, button tip ball mortise for heavy duty application and shall have five
knuckles and with loose pin. Butt hinge shall be 100 mm. Hinge shall be plate bearings. Door pins shall be such
that it cannot be removed when the doors are closed. Hinge furnished shall be complete with standard sets of
wood screws for proper application. Provide four hinges for each door installation. Install top hinge 200 mm
above the finished floor line. The middle shall be equally spaced between top and bottom.
Lockset shall be standard quality approved by the Engineer. Install the lockset 900 mm from the finish floor line.
Keying System. All door locks shall be keyed individually and three keys shall be provided for each lock.
Paris Green Solution. Apply one (1) coat solution of 100 grams green powder mixed with 4.50 liters oil on all
wood members with minor “BANAKAL”.
Anti-termite Proofing Solution. All exposed surfaces of doors, windows and exterior roof, fascia boards shall be
painted with an anti- termite proofing solution.
Thoroughly drench and saturate every linear meter of excavation for footing and other foundation work with soil
poison working solution before pouring of concrete. Soil poisons shall not be applied when soil is excessively
wet.
After grading and leveling the soil and laying of the gravel base for floor slab, flood and soak every square meter
of floor area with soil poison working solution before pouring concrete.
Conduits, Service Entrance, Safety switch, Conveneince Outlet, Light Outlet and swithches shall be made of good
quality and approved materials as indicated in the electrical plans and notes.
Wirings. Wirings shall be made of AWG solid copper or any other brand approved by the electrical engineer.
Installation. All wiring shall be installed in standard rigid steel conduits run embedded in concrete masonry or run
concealed to wooden partitions and inside ceiling spaces. Where the use of concealed conduit/wiring is
impracticable, surface metal moulding shall be used. Whenever required and necessary, pull boxes and junction
boxes shall be installed at convenient and inconspicuous locations although such boxes are not shown in the plans.
The Electrical works shall be done in accordance with the electrical engineer and under his supervision. All
materials and workmanship shall conform to the National Electrical Code of the Philippines and to the
requirements of the local utility company to which the system shall be connected.
All paints, enamels and other products for wall painting shall be made of Boysen brand. The color shall be of the
owner choice.
Floor finish and Toilet and Bath wall finish shall be made of “Mariwasa” brand tiles. Sizes shall be 200 mm x 200
mm for the wall and floor at the toilet and bath; 300 mm x300 mm for the bed room; and 400 mm x 400 mm for
the floor tiles at living, dining and kitchen. Color shall be of the owner choice.
Concrete and Masonry surfaces shall be cleaned, free and loose of grit, mortar dust, dirt grease and any other
foreign matter, and thereafter treated with masonry neutralizer by applying a mixture of 475 ml of it to liters of
water. Allow applied solution to dry overnight before rinsing with water to remove the residue. After surface has
dried, apply at least two coats of latex paint, the second coat applied after the first coat has dried sufficiently.
