DEED OF PARTITION OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Partition of Real Property (hereinafter referred to as the “Deed”),


made and entered into by and between:

ERMYR R. SAN LUIS, of legal age, Filipino, single, resident of 010 Sitio Pag-
asa, Brgy. Pagsawitan, Santa Cruz, Laguna, hereinafter referred to as the
FIRST PARTY; and

FELIX M. SARDOMA, likewise of legal age, Filipino, married to Myrene S.


Sardoma, resident of 010 Sitio Pag-asa, Brgy. Pagsawitan, Santa Cruz,
Laguna and herein referred to as the SECOND PARTY;

WITNESSETH :

That herein parties are co-owners of a real property designated as Lot-2-G-5 of


the Subd. Plan Psd-04-148077 situated in Brgy. Gatid, Santa Cruz, Laguna, covered by
one Transfer Certificate of Title No. 058-2015004279, and more particularly described
as follows –

TRANSFER CERTIFICAT OF TITLE NO. 058-2015004289

“A parcel of land (Lot 2-G-5 of the subd. plan, Psd-04-148077, being a


portion of Lot 2-G, Psd-04-142710, LRC Rec. No.), situated in the Brgy. of
Gatid, Mun. of Santa Cruz, Province of Laguna. Bounded on the SW., along
line 1-2 by Lot 2-G-6, of the subd. plan; on the NW., along line 2-3 by lot 2-H;
on the NE., along line 3-4 by lot 2-E, both of Psd-04-142710; on the SE.,
along line 4-1 by lot 2-G-9 of the subd. plan. Beginning at a point marked 1
on plan x x x x containing an area of Three Hundred Fifty Six (356) square
meters. x x x x“

That the parties intend to divide the said real property between them in
accordance with the proportion and terms hereinafter set forth;

NOW THEREFORE, the parties hereto agree to the following terms of partition –

1. The property is hereby partitioned into two (2) lots which shall hereafter be
known as Lot No. 2-G-5-A with an area of One Hundred (100) square meters,
and Lot No. 2-G-5-B with an area of Two Hundred Fifty Six (256) square meters
as shown in the attached Plan of Subdivision Survey (Psd-E2016004003) as
approved by the Land Registration Authority (LRA), copy of which is hereto
attached as Annex “A”;

2. Lot No. 2-G-5-A with an area of 100 square meters has the following approved
technical description –

4. Lot No. 2-G-5-B with an area of Two Hundred Fifty Six (256) Square Meters is
hereby declared as exclusively owned by the FIRST PARTY (Ermyr R. San Luis);

5. Lot No. 2-G-5-A with an area of One Hundred (100) Square Meters is hereby
declared exclusively owned by the SECOND PARTY (Felix M. Sardoma, married
to Myrene S. Sardoma).

IN WITNESS WHEREOF, we sign this 4th day of October 2016 at Santa Cruz, Laguna.
