Group 18 submitted an interim report analyzing 10 options for a building located in Coventry city center. The options included retail space, rentable office/agency space, student housing, a sports recreation center, storage, an outdoor food court, a movie theater/mall, hotels and restaurants, a hospital, and a sales/service center. Analyzing the building by using 10 option

1) Retail

 The estimated total student number of Coventry city at Coventry University and
University of Warwick in 2014/15 was about 52000.

 Coventry city has a population of about 371,521which is the 18th largest city by
population in the UK. (Wikipedia, 2021) (4)
 Retails can include Salon, Beauty spa, Super shop, Pharmaceutical shop, clothing and
shoe store, laundries etc. The average capital expenditure for 3Q-2022 would be around
1000 GBP per m2(BCIS, 2021) (5) The operational revenue will be around 18 GBP/week
per m2 . (Appear[here], 2021). (6)

2) Rentable space like Agency/Office

 Various recruitment agency can play a vital role here for the huge number of students.
Currently, the area doesn`t have much recruiting agency.

 As this is location is almost situated at the center of the city, per m2 rent would be
lucrative enough.

 The average capital expenditure for 3Q-2022 would be around 1500 GBP per m2 (BCIS,
2021). (7) The operational revenue will be around 2.5 GBP/week per m2 (Zoopla, 2021) (8)
3) Students homes and hostels
 There are many student accombidationnear bybut , These few numbers of
accommodations are not enough to accommodate the huge number of student. So, the 3 rd
and 4th floor can be used for student accommodation to make this building profitable
enough.
 The average capital expenditure for 3Q-2022 would be around 2000 GBP per m2 (BCIS,
2021). (9)

4) Sports Recreation Center


 Although the university has these facilities at a walking distance of about 6 minutes from
this building, the nearby areas don’t have any fitness center/gym or indoor sports center
for the students who live in the nearby areas of Corporation Street.

 The average capital expenditure for 3Q-2022 would be around 900 GBP per m2 (BCIS,
2021). (11)

5) Storage rooms
 The basement can be used as storage for retails on the ground floor. It can also be used as
commercial warehouse/storage for various manufacturer house.

 The operational revenue will be around 60 GBP/week per m2(Realla, 2021)(13)

6) Open to sky food court/outdoor games in the open land


 Although there are plenty of coffee shops in this area, the area lack a refreshing
restaurant which would be open to nature. Such, restaurant would easily be able to attract
customers.

 The average capital expenditure for Q3-2022 would be around 2000 GBP per m2 (BCIS,

7) Movie theaters and mall

 This building is located in the heart of Coventry city.

 Most of the residential area is surrounded by the city center which is almost a distance of
2 miles.
 The approximate capital expenditure for a shopping mall would be 1350 GBP m2. (BCIS,

8) Hotels and Cuisine restaurant’s

 Ground and 1st floor will be used for HOTELS

 The operational revenue will be around 2.5 GBP/week perm2 (MoveHut, 2021)(15)

9) Hospital/Emergency services

 The ground floor will be used for the emergency purposes while the 1st and 2nd floor for
patient wards and the 3rd floor will be used for operations.

 The average capital expenditure for Q3-2022 would be around 3450 GBP per m2 (BCIS,
2021). (17)

10) sales and servicing center

 The 2nd floor and the 3rd floor will be used for such services.

 The average capital expenditure and operational revenue will be almost similar with
retails, rentable spaces like bank/agency/offices etc. for Q3-2022 per m2

Proposed 4 options

1) Ground floor can be used for retails, first floor is foraegencies and the rest of two floor is
for student accommodation.

2) The basement can be used for, storage, the rest of the building will be used commercial
rentable spaces l

3) First two floors can be used for retails, the rest of the two floors can be used for sales
and services

4) Ground floor can be used for retails, the rest of the building would be used for hospitals
With all the four options, the adjacent land can be used as an open to sky restaurant or indoor
sports facilities like badminton court, basketball court, football ground etc. The leftover backyard
space can be used for smart parking system.
