I, MARK ANTHONY FARREN PACIS, of legal age, Filipino citizen, with


residence and postal address at 725 San Francisco Street, Ilaya, Las Pinas City,
1740 do hereby NAME, CONSTITUTE and APPOINT my spouse,
MARGARITA DELA CRUZ PACIS, of legal age, Filipino citizen and with
residence and postal address at 725 San Francisco Street, Ilaya, Las
Pinas City, 1740, to be my true and lawful attorney, for me and in my
name, place and stead, to do and perform the following acts and things,
to wit:

To enter and sign, for and in my behalf and with


my conformity, into a DEED OF ABSOLUTE
SALE and/or DEED OF ABSOLUTE SALE
WITH ASSUMPTION OF MORTGAGE with
AILENE VALENCIA UNAY and JULIO
SADUESTE UNAY, both of legal age, Filipino
and with residence and postal address at Ph 1
Blk 28, Lot 5 Avida Village, Cerise Nuvali,
Canlubang, Calamba City, Laguna 4027, over
the property, with improvements and covered
by Transfer Certificate Number 060-
2017008497, containing an area of one
hundred twenty (120) square meters and
located in Lot 4 Blk 67 of Avida Village,
Cerise Nuvali, Canlubang, Calamba City;

To fully pay our housing loan under


Promissory Note Number 529215100488,
with Banco De Oro (BDO) Universal Bank
and/or transfer the said housing loan to Ailene
Valencia Unay and Julio Sadueste Unay, whose
loan application with BDO was likewise
approved;

To have this Special Power of Attorney,


annotated in TCT No. 060-2017008497,
particularly on the Registry’s Copy of the same,
as the Owner’s copy is in possession of Banco
De Oro (BDO) Universal Bank;

To sign, process and receive any pertinent


papers and payments of money, necessary to
effect the designated powers and authority;

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact


full power and authority to do and perform all and every act and thing
whatsoever requisite and necessary to be done in and about the
premises, as fully to all intents and purposes as I might of could lawfully
do if personally present, with power of substitution or revocation, and
hereby ratifying and confirming all that my said attorney or his
substitute shall lawfully do or cause to be done under and by virtue of
these presents.
