 KNOW ALL MEN BY THESE PRESENTS:
 
That WE, LERMA G. KAY married to GABRIEL KAY, of legal age, and of with
both with residence and postal postal address at 94-162 Waipahu St., Waipahu,
Hawaii, 96797, United States of America, and JUANITO C. SORNEO, single, also of
legal age with residence and postal address at 143 M.H. Del Pilar, Project 7,
Quezon City do hereby APPOINT ROSANNA V. LUCINARIO, married to
NORBERTO M. LUCINARIO,  likewise of legal age, with postal address at NO. 3
Dona Pacita Street Villa Beatriz Subd. Old Balara, Quezon City, Philippines as my
true and legal representative to act for and in my name and stead and to perform
the following acts: 

1. To cause and come to an agreement with our co-owners VIRGILIO


2. RAMELB married to GORGONIA RAMELB and ALBERTO C. CADAVONA,
single both with residence and postal address at Baranggay 17, Sto. Cristo,
Bacarra, Ilocos Norte as to the subdivision of our property into two (2)
equal lots at 150 sq. meters each and thereafter to sign for us and in our
name and receive the new title already in our name LERMA G. KAY and
JUANITO C. SORNEO from the Register of Deeds of Quezon City of our
property more particularly described as follows:

My property containing an area of ONE HUNDRED FITY (150) sq.


meters Located at M.H. del Pilar and Covered by the existing Transfer
Certificate with title No. TCT RT-57925 (339739) under the name of
LERMA C. KAY; JUANITO C. SARNEO ; VIRGILIO C. RAMELB; and
ALBERTO C. CADAVONA, with a total area of THREE HUNDRED (300)
sq. meters which we have now have mutually agreed to subdivide
into two titles with ONE HUNDRED FIFTY (150) sq. meters each for
each parcel of lots which will be described in the new titles as LOT
19 A assigned to VIRGILIO C. RAMELB married to GORGONIA
RAMELB and ALBERTO C. CADAVONA, SINGLE who remains to be co-
owners for the half size of the original TCT RT-57925(339739)
equivalent to 150 sq. meters and the other parcel as LOT 19 B with
lot area of 150 sq. meters to be assigned to LERMA C. KAY, married
to GABRIEL KAY and JUANITO C. SORNEO, single all of legal ages who
remain as co-owners ;

2. To follow up any documents with all government/ private offices


pertaining to the said sub-division transaction and to authorize her to
request the other co-owners to pay for half of the expenses incurred for the
termination of our co-ownership amounting to a total amount of THIRTY
THOUSAND (P30,000.00) or FIFTEEN THOUSAND (P15,000.00) Pesos each
for the two titles needed for the issuance of two (2) new titles to the owners.
3. To execute, sign, authenticate and enter into any and all contracts and
Agreements for us and in our name with any person or entity relative to
this said transaction known as PARTITION AGREEMENT;

4. To bring suit, defend and enter into compromises in our name and stead,
in connection with the action brought for and against us of whatever
nature and kind pertaining to this said transaction.

HEREBY GIVING AND GRANTING unto our representative full power and
authority to execute and perform every act necessary to render effective the
power to subdivide the foregoing properties, as though we ourselves, have so
performed it, and HEREBY APPROVING ALL that she may do by virtue hereof
with full right of substitution of her person and revocation of this instrument.
