Extra Judicial With Spa
This Extra Judicial Settlement of Estate with Special Power of Attorney to Sell or to enter into
Development Agreement is executed by, between and among the following parties:
WHEREAS, the parties are sole and exclusive heirs of the late DOMINGO ANGELES and
MARINA LINSANGAN, who died intestate on December 12, 1996 in Quezon City.
WHEREAS, during the lifetime of the decedent they had real property covered by Transfer
Certificate of Title (TCT) No. 004-2015011321, 004-2015011322 and 004-201511323 of the
Register of Deeds of Quezon City.
NOW THEREFORE the parties hereby agree to settle the estate among them amicably and
without need for court action as follows:
1. The parties shall sell or enter into development agreement the partial or entire property
whether in a manner absolute of in such form of conveyance beneficial and convenient to
the heirs and divide the proceeds among themselves pursuant to the intestate provisions
of the Civil Code and related Laws:
2. All expenses in sale, transfer, contract, agreement and taxes shall be chargeable to the
proceeds.
3. Shall appoint an Attorney if fact to facilitate the sale, Joint Venture or disposition of the
Estate.
Further, this settlement of estate is subject to the provisions of rule 74 of Rules of Court,
which allows other parties to interpose claim within a period of two years from the
registration of this agreement.
The parties further agree that should it be discovered that there are properties not covered
by this agreement, the same shall be distributed and disposed of in the manner and
method provided for herein.
1. To negotiate the sale of the property or to subject the estate in development contract
or Joint Venture Agreement with such reputable real estate developer to give full
effect to this Extrajudicial Agreement.
2. To represent us in any and all suits pertaining to the subject estate and to enter into
stipulations, arbitration, compromise or submit the case to arbitration or mediation.
3. To sign in our place and stead all documents necessary and proper to give full effect
to the intent of this authority.
4. To negotiate, sign an agreement and obtain loan from any private financer, receive
money, papers and effects and to render proper accounting of proceeds to the parties.
HEREBY GIVING AND GRANTING the foregoing authority and ratifying all and
such acts pertaining thereto as if we are present and signing.

ACKNOWLEDGEMENT
The foregoing instrument refers to an Extra Judicial Settlement of the Estate consisting of Three
(3) pages including the page on which this acknowledges is written, signed by the parties and
their instrument witnesses.
