INTRODUCTION
NIGERIAN INSTITUTION 1. The dynamics of the economic situation as relates to the professional
practice and instrumentation has necessitated the revision of the old
OF SURVEYORS guidelines on survey practice so as to bring it to conformity to the

2. This edition fully revised the old guideline on cadastral survey practice in
such manner that clearly treats scale of fees, survey specification and
guidelines for cadastral survey practice as separate entity such that it will
give clear understanding of each of these important aspects of survey
practice.
3. In categorizing and fixing the minimum survey fees for survey services,
considerations were given to the cost of survey equipment, personnel
cost, risk of operation, Transport, logistics, value of property, statutory
administrative charges and the plight of an average low income
individual who may find it difficult to pay the real worth of the services.
4. Contained in this scale of fees are the minimum tolerable survey fees for
each category of survey services, for no reason therefore, should any
Surveyor charge below the minimum specified.
5. All Surveyors are to adhere strictly to the payment of correct mandatory
deposit as specified for each category of land. For no reason should any
Surveyor pay lower than the minimum specified for each corresponding
size, title and location of the land on which he was engaged to survey.
6. The specifications and guidelines herein are for ease of reference and
guide to Surveyors in their office/field operations and in the
performance of their duties to clients, fellow Surveyors and professional
bodies.

SCALE OF FEES FOR CADASTRAL / PROPERTY SURVEY
The minimum cost of survey and mandatory payment as listed in schedule A –
E are made in respect of perimeter survey of undeveloped or open lands. The
survey fees however, exclude cost of beacon and the statutory payments for
each beacon number that shall be used for the survey. The recommended
cumulative cost for each beacon is N 2,500. Surveyor shall calculate and add
the cost of required number of beacons to the corresponding minimum fee
for the category of land to arrive at actual cost of survey.
The minimum survey fees and mandatory deposits for other cadastral survey
services are enumerated below:

OTHER CADASTRAL SURVEY SERVICES


1. SURVEY OF DEVELOPED PROPERTY (AS-BUILT): As-Built survey which
requires detailing of existing structure or facilities on the land is usually

2A. CHANGE OF TITLE: The cost of change of title shall be minimum of 70%

2B. PLAN VALIDATION OR UPDATING: The cost of plan validation or
updating shall be minimum of 70% of the actual cost of survey. The
mandatory deposit payment shall be 70% of this fee.
3. SITE INSPECTION: Professional fee for site inspection of land which is
located within 25 km radius to Surveyor's office is N25,000 and
N50,000 when the site is located more than 25 km away from
Surveyor's office.
However, the inspection fee shall form part of the survey fee if the job is
finally awarded to the same Surveyor who carried out the site
inspection. The money paid to the Surveyor is non-refundable if the job
is not awarded to the same Surveyor who inspected the site.
It is a professional requirement that the Surveyor must receive his site
inspection fee before leaving for the site inspection.

Below are specifications for Cadastral / Property Survey in Ogun State.
1.Boundary Demarcation and Beaconing
The boundary lines which must be identified by the land owner or his
representative shall be cut clear of obstacles and beaconed at every
change of directions in a way that represents the boundaries as identified
by the land owner or his representative. All buried beacons must be intervisible.
a. The demarcation of the boundaries shall be in accordance with the following
conditions:
